The AVB House is developed on two floors on a lot between party walls. Its form and function originate from the double-height space that is central to the project. With a height of 6 meters and windows facing north and south, this space is flooded with light, captivating visitors.
The social program is developed on the ground floor, with integrated living and dining areas, and a spacious kitchen with the possibility of being incorporated into them through sliding doors. Meanwhile, the private life is located on the upper floor that overlooks the central space.
The front facade presents itself as discreet, compact, and elegant, unlike the rear facade that takes advantage of the northern light with a large part of its glazed surface. The front facade is introspective.
The presence of greenery is a priority in the design, starting with the planter in the recessed entrance. This concept extends to the internal courtyard, next to the staircase, where large-leaved plants offer another perspective to the social space. The courtyard, fully visible due to the glazed Vrear facade, completes the connection with nature. Additionally, from the master suite, a terrace with potted plants and windows facing the neighborhood's grove is introduced.
The choice of materials is key in the project. The texture of brick, white, black, and wood takes center stage. Painting the concrete bricks white enhances a sense of spaciousness, adding to the already spacious character attributed to the center of the house. This focus on materiality contributes to the unique identity and distinctive aesthetics of the AVB House.to be smaller when neccesary.

The goal was to relocate at least 30 families from Villa Las Inesitas into a set of buildings that align with the master plan and whose typologies adapt to the factor of time. Building regulations provided guidelines, such as ground floor and 2-story structure, a significant percentage of open and communal space, and at least 15% circulation in the project.
The focus was on flexible living typologies based on square meters and population, not strictly defined by the number of bedrooms, allowing for future modifications. The master plan guided the connection of the linear park to the center of the sector, the sports complex, both physically and visually.
Emphasis was placed on intermediate spaces between private and public areas, residences and the city, featuring accessible terraces, balconies in various directions, visible exterior galleries, common courtyards, multiple viewpoints, and more than one entrance.
The project's strength lay in developing 7 adaptable typologies, evolving in parallel for easy adjustment to different family sizes. Technological parameters inside homes allowed functional modification and instant transformation.
For permanent areas like kitchens and bathrooms, a "hard" construction method using masonry was chosen, leaving space for necessary technical elements. Changeable functions, such as the number and use of rooms, utilized a dry construction system for flexibility over time.

The house is longitudinally developed on the ground floor of a corner plot.
The design is based on a solid rectangular volume of exposed brick, punctuated by two spaces clad in wood, highlighting the pedestrian and vehicular entrances.
The front facade appears as a closed and private element, emphasizing discretion. In contrast, the rear facade is entirely different, featuring a metal and glass structure facing northeast, allowing direct visual connection with the patio and the natural surroundings from inside the house.
Noteworthy is the use of two different construction systems, distinguishing private spaces from social ones. The private section is constructed with a concrete slab, while the social area features a roof made of metal and wood.
Upon entering the house through the semi-covered space between the two volumes, the first focal point is the patio.
This layout enables an immediate connection with the outdoor area, highlighting the greenery of the patio as a central element of the entrance. In this distribution hall, there are two clear options: turning left towards the house volume containing private and service areas such as the living room, kitchen, bedrooms, gym, and office; or turning right, leading to the barbecue area, which serves as the social space.
Its architectural design and choice of materials merge to create a work that manages to be both modern and classic, standing out for its simplicity, functionality, and warmth.
Country Las Delicias, Cordoba, Argentina

Sophisticated single-family home located in a leafy residential neighborhood known for its tranquility.
Designed all on one level with future homeowners, typically aged 45 and above, in mind.
The floor plan's layout is tailored to accommodate a complex terrain with varied shapes and topographies, incorporating empty spaces between solid structures to mitigate uneven ground levels.
The layout clearly distinguishes between public and private areas, with internal courtyards providing quality and openness to the spaces.
The gallery serves as a spacious intermediate area that can be enclosed in the future, creating a more casual gathering space for larger groups, conveniently adjacent to the patio and pool area due to its layout.
The choice of materials includes white painted stucco for a delicate touch, complemented by various textures and surfaces of wood.
Additionally, stone floors are used to contrast with the walls, enhancing the overall quality of the design.
The pedestrian entrance is prominently marked, emphasizing its importance with the internal courtyard along the pathway and the connection to the covered garage.
The importance of detail is highly emphasized in this project, which is why each area was meticulously thought out and designed individually.

The project is designed for a competition to repurpose the former headquarters of the Faculty of Architecture at the National University of Córdoba.
Identified issues include the lack of quality public spaces and insufficient permanence areas.
The structure comprises two independent buildings with small spans, requiring solutions for ventilation and lighting due to its narrow dimensions. However, the regular grid structure enables flexibility in proposing a new program.
The design aims to enhance dialogue between the building and its surroundings, unify the headquarters vertically and horizontally, and provide spatial and programmatic flexibility with functional clarity.
Actions include removing carpentry from facades, creating a longitudinal void for visual unity and improved lighting, and centralizing vertical circulation for unification between buildings.
The program prioritizes functional clarity and flexibility, with cultural functions placed closer to the street, including a library in the basement.
Wet functions are centralized longitudinally with emergency circulation, while administrative functions are in the rear building and classrooms in the front building.
Flexibility is emphasized in classrooms and workshops with movable walls for adaptable learning spaces.
Recreational functions, such as a bar with a mezzanine and terrace, are located on the top floor to maximize enjoyment and ownership of the building.
