Should Twitter be a part of your social media marketing? This is a question clients ask me all the time. Could 140 characters really make a difference if you weren't a celebrity, public figure, athlete, news media or major company like Coco Cola or Nike? While I have had a #Twitter profile for some time, it is over the past year that I have really devoted time to learning more about #Twitter and #tweeting. Interestingly, almost immediately I began to see the benefits

and the differences in tweeting on Twitter versus posting on Facebook or LinkedIn. One of the things that stood out the most regarding tweets was that I very often received a response when reaching out to someone I did not know. I would tweet a brief introduction and found that in many cases I received a response. The other thing I noticed was that almost everyone I searched for had a Twitter profile.

Think you know what the job of a real estate agent is? Well, prepare to be re-educated by Lynaae Zoe Forbes of Wynn Realty Group. And whatever you do, don't ever call her a real estate agent. "I never have, and never will introduce myself as a real estate agent. I'm an advocate for the homeowner, a coordinator for getting things done. It's my job to know the laws inside and out and forecast any problems during the buying or selling process so that we can close on time. My diverse background allows me to do just that, prevent delays and get the job done right." Lynaae, has nearly 30 years of industry experience. Among other things she's worked alongside builders, insurance companies, processed loans and assisted escrow agents. She specializes in residential, foreclosure, new construction and rentals. Her experience and background has earned her the title and domain name of LasVegasExpertAgent.com. Lynaae moved to the Valley in 2001 and has been with Wynn Realty Group for three years. “They're an agency that embraces an agent who thinks outside the box something I clearly do. My knowledge of the industry goes so deep, I'm a firm believer that life experience goes a lot further than classroom experience." Her track record speaks for itself; last year Lynaae closed over $4.6 million in 2014. But just what life experience does she offer that's so different than other agents out there? After the first handshake you can almost see the wheels already turning at warp speed for Lynaae She's busy reading her client, observing responses and taking all the information in she can. "Every deal is different and I need to try and foresee what's ahead. My attention to detail helps me do that, plus I love to read contracts. You have to pay attention to the language in contracts, that helps to save a lot of time and problems down the road." In this age of Real Housewives and rollercoaster real estate markets we've all grown accustomed to "drama." But Lynaae prides herself on avoiding any extra headaches or worries for her clients by going the extra mile. "The best compliment I can get is when I hand the keys to a client and they say, 'Wow, that's it?!' That's when I know I did my job. Last year one of my clients, a single dad, was unable to make the final walk-through of the home because his three-year-old was in the hospital. So I walked the property for him and noticed the garage door opener was missing. Instead of getting him involved during his difficult time I made the necessary phone calls and got the opener installed. A

few hours later I delivered the keys to him at the hospital and he said, 'Where's the drama? What happened to the drama?' I loved that, it's now my motto, I prevent drama."

Ironically drama is arguably what made Lynaae that outside-thebox thinker she is today. Growing up in foster care she was relocated from home to home her entire childhood, attending nearly a dozen schools. A self-described "insecure kid", she struggled to fit in only to eventually age out of the program. Admirably Lynaae entered the real world not as a bitter adult, instead choosing to embrace her difficult past and capitalize on those life lessons. "It's that displaced feeling and insecurity that has allowed me to acquire a sixth sense with people. I'm very intuitive and read people very well. I want to be their confidant, that person who helps them achieve a dream. And when setbacks come along I don't take it personally, I choose to just release and let it go because I believe there's always a reason behind whatever has happened." Lynaae is excited for what 2015 has in store for the real estate market that she describes as 'in between a buyer's and seller's market.' Advice for prospective buyers out there, she suggests being selective with their choice of agent. "They need to look at it the same way as if they were deciding to date someone. The agent they choose needs to have the same values as them so they can truly understand what the client needs/wants." As for sellers, she stresses that they need to understand it's not always about the sale price of their home as much as what the seller nets. Lynaae says a huge misconception is that an inspection report is a seller's to-do list. "If the current homeowner was willing to live with it for X amount of time why would they pay to change it for the buyer? I only have my sellers do lender-required repairs. The rest are up to the new homeowner. I want to make sure my clients are not only well educated but well protected too." After the closing has come and gone Lynaae keeps looking out for her clients. Often helping them find the right trust attorney to help ensure the security and wellbeing of their new investment. "I want people to know that I don't sell houses. I've never sold a house, because houses sell themselves and people make them a home.� Could that mantra be anymore drama-free? Lynaae Z. I

n today's fast paced media and technology driven world everyone seems to be an expert and often we see opposing answers to the same question. In this issue and the next quarterly issue of Society, we will share a few rather simple ideas that hopefully will be a catalyst in helping you answer your important financial questions.

A

common question many people have is something along the lines of "What should I be doing to grow my assets while also protecting my lifestyle?" While the answer to that specific question will likely be slightly different for each of us based on our desires, resources, family responsibilities and risk tolerances, there are 6 areas to consider; in this issue we will cover the 1st 3 areas, and address areas 4 through 6 in the next issue of Society.

Have a plan to manage/eliminate debt - The idea of being "in debt" often yields a wide spread of emotional reactions, some people are comfortable with it, others are laser focused on their debt free day. I believe some debt is okay and some debt isn't. If we are paying double digit interest on credit cards or auto loans, that is something to pay attention to and have a plan to minimize debt in those areas, while an interest of under 5% on real estate where there may be additional tax deductions involved, may not be something we need to focus on eliminating, either way, we need to be aware of debt and its potential impact on our long term financial goals, short term cash flow requirements, and have a plan in place to deal with it. 12

Proper short term protections in place - Various insurance solutions - My financial planning philosophy can be summed up very simply, "Hope for the best, but protect against the worst". Bad things happen to good people all the time, and while we hope they don't happen to us, accidents, disability, death, sickness and law suits just to name a few, are things that happen all the time, and most people want to protect themselves from. Insurance is about transferring risk, often the simplest and optimal way to deal with these concerns is to have in place insurance protections to help minimize the negative financial impact these events often have when they occur. A few examples of options to help in these areas include health insurance, life insurance, and disability insurance. A couple other protections that aren't insurance products, but provide similar benefits are Identity theft monitoring & protection plans as well as life events legal plans. Many people get tremendous help in these areas through their employer where they may receive health, dental, vision, disability and life insurance's paid by their company. For self-employed individuals, whether a business owner, investor or consultant, the onus is usually on us to provide these protections for ourselves, and often this is an area that has the biggest gaps, is the most overlooked, and would cause the greatest amount of stress, loss and pain if a one of those life mishaps happened.

Short term savings/Liquid emergency fund - 3-6 months living expenses - In life when mishaps happen they often require money, and usually quickly. Even more so when these risks haven't been transferred as described previously. The amount of liquid (which to me means available within a week) funds you should have is going to be based on many factors, the primary ones are how consistent is your income, does it continue if you need to step away from the business? Perhaps 3-6 months living expenses will be enough if you have stable income and proper protections in place. If you are self employed or a business owner whose income varies greatly perhaps 6-12 months is your target. Also an amount of available funds that provides comfort and peace of mind, doesn't stress you out or keep you up at night is a good place to start. I hope this is helpful for you, and look forward to sharing areas 4 through 6 in the next issue!

Not all cruise ships are alike. The AMA Waterways ship AmaCello is a 148 passenger riverboat. The Windstar Pride is a 212 passenger sailing yacht. The AMA cruise is one of my favorites! We flew into Basel, Switzerland and for the next 7 days we sailed to Breisch, Germany; to Strasbourg, France; to Speyer/Heidelberg, Germany; to Rudesheim/Kolenz, Germany, to Cologne, Germany; then Amsterdam.

We pride ourselves in setting up numerous private excursions such as; Ankor Wat, an audience with the Pope (second row in a seated area), a cooking class in Thailand, a Sumo wrestling tournament in Tokyo, lunch at the Eiffel Tower, and lunch on the Great Wall. We also arranged to get access into non-tourist parts of the Forbidden City in Beijing, and got in an hour earlier than the general public to see the Terra Cotta Warriors. Just tell us what you want, and we can make it happen. Taking the kids? How about the Harry Potter tour in London?

The Windstar cruise was equally fabulous, but entirely different. Our ship had sails, but sometimes motored. There is only a maximum of four degree difference in the tilt of the boat, between sails up and sails down. We sailed for 7 days from Istanbul, and saw Ephesus (Kusadasi, Turkey); Bodrum, Turkey; Rhodes, Greece; Santorini, Greece; Mykonos, Greece; and ended up in Athens. As you leave each port, they raise the sails and play a theme song that sounds sort of Russian with bass drum beats. It gives you Goosebumps!

Charity Spotlight

We are looking for Volunteers and board members with similar passion to help us to grow our local programs. We hope to connect with local corporations and businesses for this much needed cause to help brighten the future of children in our community. Children are future of the city, state and country. Helping one child is like helping the whole family, thereby society and community.

Dr. Reeta Kaul Thukral founded Global Charity Foundation in 2007 with mission of providing health care and education to underprivileged women and children locally and globally. At present our programs span from Las Vegas to New Delhi, India. Locally, GCF has a successful tutoring program in collaboration with The 100 Academy of Excellence, increasing comprehension skills in Mathematics, Science, Reading, and Writing preparing students for high school. With the help of our supporters, we doubled the enrollment in our tutoring program from 35 last year to 71 students this school year (2014-2015). We are committed to the continual growth of this successful program. In addition, GCF recently collaborated with Southern 16
