Do you want an intermediary who can navigate difficult and possibly uncomfortable negotiations?
Do you value an experienced professional who will be with you every step of the process to capitalize on opportunities and avoid pitfalls?
Do you want to avoid costly errors in the purchase and leverage a guide who can anticipate resale?
Do you value access to local professionals with expertise in financing, structural inspection, insurance, and similar services?
Do you want someone representing you that has a record of success and the ability to get buyers into the home they want on price and terms favorable to them?
Do you want to work with someone who can prepare a negotiating strategy customized for this situation and position your offer for the greatest success?
Do you value someone who understands current market conditions and can anticipate changes?
Do you value an advisor who can caution where there are risks to avoid or identify opportunities to capture?
Do you value transparency and open communication?
Do you want more than a list of comparable sales but deep knowledge of how those sales impact on the property you are considering?
Do you value an experienced real estate advisor with in-depth local and industry knowledge?
Do you want to work with someone who is a built-in supportive network of professionals around the globe?
Do you want to work with an agent who has access to an extensive database of non-MLS inventory from sellers looking to sell discreetly?
Do you want to work with an agent who can also alert you to listings in "coming soon" status before they are actively launched in MLS?

The first step of the home buying process is getting pre-approved for a loan During this process, your mortgage lender will review your income and credit history to determine what size loan you are eligible to receive.
Once you have determined your budget, you and your agent will meet to review your wish list, desired timing, and create property search alerts so you will be the first to know when new listings match your criteria.
Properties will be toured with your agent, and in most cases, the listing agent. It is recommended to drive by the property and nearby surroundings in advance, and at different times of day to get a sense of the possible traffic and noise levels.
When preparing an offer, your agent will show you comparable properties and collaborate on different strategies to make the offer more appealing. You have the right to a home inspection and a mortgage contingency, but may want to consider waiving these or other contingencies to stand out from the competition.Your offer must come with proof of earnest funds, typically a $1,000 deposit.
Crafting a winning offer: negotiable aspects of the contract
1. Price
2. Terms (earnest money deposit,down payment,financing)
3. Dates (closing and possession)
4 Inclusions & exclusions
5. Contingencies
Your mortgage lender will work with you to review all the loan documents and lock in your rate.Your agent will help to ensure you meet all requirements and contingencies included in the purchase and sales agreement,to stay on track for the closing date.
This amount is usually about 5% of the total purchase price.
The inspection period is 10 days.
The results of the inspection may create opportunity for negotiation if any issues arise.
The lending company requires this to know how much the property is worth.
Work with your lender to ensure the mortgage contingency date is met.
Ensure everything is in place for you to take possession of the property.
Make sure that all paperwork has been completed in time for the closing.
Begin your new chapter
