The condominium market continues to show strength in Q2 2025, maintaining solid momentum across key indicators. While NEW LISTINGS remained essentially stable (-1.0%), MEDIAN LISTING PRICES declined by 20.9%—likely reflecting an increase in smaller or more competitively priced units entering the market. Still, SOLD LISTINGS climbed 5.3%, and MEDIAN SOLD PRICES rose 21.7%, signaling sustained buyer demand. Homes are also moving faster, with DAYS ON MARKET down 12.7%, and sellers are achieving 97% of list price—unchanged from the previous quarter and consistent with a healthy, balanced market.
The luxury condo segment ($1M+) is experiencing a shift. NEW LISTINGS dropped significantly (-38.1%), and both LISTING and SOLD PRICES declined—by 12.7% and 13.3%, respectively. Despite these pricing adjustments, SOLD LISTINGS still rose 13.3%, and luxury condos are selling more quickly, with DAYS ON MARKET down 20.8%. The SOLD-TO-LIST PRICE ratio held steady at 97%, suggesting that while buyers are negotiating more confidently, quality properties are still commanding competitive offers.
In the general condo market, demand remains strong with quicker sales and upward movement in closing prices—favorable conditions for sellers. Buyers, however, continue to find opportunities as listing prices adjust and more flexible options emerge. In the luxury segment, the market appears to be recalibrating, adjusting to softer demand and evolving buyer expectations. Sellers should remain strategic with pricing, while buyers may benefit from increased leverage and selectivity in this cooling high-end space.

MEDIUM-SIZED PARCELS (500–1,999 sqm) remain the most active, with increased sales and lower pricing suggesting strong interest among buyers and developers. Meanwhile, LARGE LOTS (2,000–4,999 sqm) are also seeing more sales, though often at steep discounts—pointing to potential opportunities for investors with a long-term view.
In the commercial land market, momentum has slowed significantly. MID-SIZED PARCELS (1–4.99 Ha) experienced sharp price drops, while SMALLER COMMERCIAL LOTS (5,000–9,999 sqm) remain largely stagnant. In both cases, buyers hold the upper hand as demand remains generally soft and negotiation power shifts away from sellers.
Residential land continues to offer movement and potential—particularly in the mid-size category—while smaller lots are commanding premium prices. Sellers in this segment are well-positioned if priced strategically. On the commercial side, the market remains slow-moving, but that very softness may present opportunities for patient, forward-looking investors seeking value in a low-demand landscape.
