REALTY REVIEW – July & August 2014 Dear Readers, Greetings from the Regional office! Last 10 days, I have spent time travelling around Hyderabad in all directions for almost 100 kms. I found there are many growth zones and areas of further city development. Land parcels are available in small to big sizes. However, buying vacant land and building a new home is a great way to ensure that you get the home that you want in the location that you want. It's also a major undertaking, which is why you should take these three considerations into account before you buy any land for your new home. Location, Location, Location: It's More Important Than You Think People often hear the phrase "location, location, location" and it's a very prudent maxim with buying land. The parcel of land that you buy should be in a good geographic location and on stable ground - which means there shouldn't be any major water sources nearby (like a swamp) and hills should be minimal. You'll also want to consider zoning regulations that influence the acreage and other regulations that influence how you can and cannot use the land. Utility Connections Will Be Your Responsibility New land tends to not have utilities laid out under or over the ground. If this is the case, you will need to invest in electrical, water, and possibly heat utilities for the home. This process involves communicating between the municipal government and utility companies so that the proper infrastructure is put in place. These costs and the implementation can be quite a headache depending on how isolated the land is from municipal or regional infrastructure. Access: Look Up Any Easements on the Land Many homeowners may not realize how legal access to land can affect their purchase. An easement refers to the legal right of other entities to use your land even though they do not own it. Before you buy land, you and your lawyer should investigate whether or not the land has easements, and whether or not these easements may interfere with your goals for the property. These are just a few of the major considerations you need to make when you buy land. Purchasing a plot of land is quite a bit more complicated than buying a house, and if you're not prepared, it can easily turn into a nightmare. When properly planned, though, buying land can give you a great backdrop on which to build the house of your dreams.

RE/MAX INTERNATIONAL NEWS RE/MAX Named a Leading Low-Cost Franchise RE/MAX, LLC has been named among the leading low-cost U.S. franchises for 2014 by Entrepreneur magazine. The global real estate leader ranked the highest among real estate brokerage franchises, and 11th overall on this year’s list, which included 95 franchises “that can be started for less than $50,000.” The list appeared in the magazine’s August edition. To be considered for the low-cost rating, franchises had to be rated among Entrepreneur’s 2014 Franchise 500, based on “quantifiable criteria such as system size, growth and financial strength and stability.” RE/MAX was the highest-ranked real estate brokerage in the Franchise 500. Entrepreneur also rated RE/MAX 16th on its list of fastest-growing franchises. Again, RE/MAX was the highest-ranked among real estate franchise brokerages.

RE/MAX sees Opportunity in Recovering Market Over 1,000 RE/MAX brokers and their industry vendors are gathered in San Francisco for the company’s annual Broker Owner Conference. They celebrated recent successes and are preparing for new opportunities in a recovering real estate market. At the opening session, RE/MAX Chairman and Co-Founder Dave Liniger told the audience that the company has come through a difficult housing market as a stronger organization and is much better positioned for success in the future. The RE/MAX Broker Owner Conference was at the Marriott Marquis in downtown San Francisco. Since the second quarter of 2013, more than 4,200 new agents and 208 new offices have joined the RE/MAX network.

REALTY REVIEW – July & August 2014 RE/MAX Hyderabad organized an education seminar in real estate on "DUE DILIGENCE in Real Estate" on 7th August 2014 Hyderabad. The Key note speaker was Dr. Sanjay Chaturvedi, Ph.D, finance from University from Mumbai who is the Director and Executive Editor at Accommodation Times P Ltd based at Mumbai for past 28 years. He is also a Visiting faculty at NMIMS since 12 years talking about Real estate Finance to MBA Students. Dr. Chaturvedi who has wide knowledge on every aspect for real estate delivered an excellent lecture on Due Diligence process which is very vital in property deals since initial enquiries make sure an easy and lawful acquisition of property and real estate. The participants and delegates were highly impressed by the amount of knowledge shared amongst them. It indeed was a great response with the kind of interactive session seen and the audience feedback.

SOME REALTY TIPS & BITES – Vastu – Doors & Windows According to Vastu Shastra doors and windows can make a huge difference to peace, prosperity, and luck of a house hold. Doors and windows are not merely passages for people to enter, but are also for positive and negative energies to enter in the house. If a window is made in the wrong direction, it is a gateway for the negative energies to come in and can harm the inhabitants. If the doors and windows are constructed in the right direction, they can bring in a lot of prosperity and good luck.


REALTY REVIEW – July & August 2014  A doorway constructed towards the eastern direction is considered very auspicious. However, you can also construct entrances in the western and northern sides. An entry in the southern direction is not considered as suitable. Avoid making doors or windows in south-west corners of the house, office or any property.  Avoid having any sort of obstructions, such as plants, temple, staircases, and the like, in front of the main entrance.  Teak wood is considered best for doors and windows.  The main gates of two houses facing each other should not open towards each other (both outwards).  Doors such as these are believed to be very inauspicious.  All the windows should ideally be of symmetrical shapes and be proportionate in height.  Doors must never be placed at the centre of a wall.  It is important to keep cross-ventilation fitting of doors and windows. They should be placed such that maximum light and air can pass through. So it is suggested that doors and windows be placed opposite each other.  South facing houses must have north facing entrances so that they fall at the eastern half.  North facing houses must have north facing entrances so that they fall at the eastern half side.  If you have a south or south-west facing plot, never have a door as entrance from that side. Always use east or northeast corner door to walk into the house.   West facing houses must have their entrance towards West, to make sure the main door falls at the Northern half of the side.  The entrance for east facing houses must be fixed towards East, to make sure the main door falls towards the Northern half of the side.  A house must at all times have even numbers of windows and door


REALTY REVIEW – July & August 2014 In conclusion, ascertaining position of the doors and windows has a special impact as it contributes significantly towards deciding frontage of the house. The direction & locations of the door and window chosen could reorient the house.
