In2024,Slifer Smith&Framptonnavigated achallenging market shaped byindustrychanges,limited inventory,and elevated interest rates. Despite these obstacles, we rose to the occasion, achieving growth in nearly every market and demonstrating the dedication, expertise, and resilience of our brokers, aswell astheir ability to overcomethe challengesandhelp to createopportunitiesfor our clients.

In theVail Valley,high-end propertiescontinued to drivethemarket,with salesover $5million accounting for more than one-third of thetotal dollar volume Thissegment achieved aremarkable107transactions,contributingnearly $1billion in sales However, we did see the current interest rate environment impact sales in the market below $1 million We also saw inventory continue to be constrained, staying at roughly half of pre-2020 levels, but well-located properties in new or updated condition that are priced to the market are seeing strong activity and limiteddaysonmarket

Thetwo-year performanceof theU.S.equitiesmarketsundoubtedlyimpacted theresort marketsin apositiveway in 2024. The number of sales above $10 million surpassed the transaction and volume numbers from 2021? the strongest year on record. Additionally, we have seen trophy properties in the above $10 million range form a new asset classasbuyers/ownerstakeadvantageof theseextraordinary propertiesasastableasset and their potential rental income.Asaresult of thisdynamic,wehaveseensomeinvestment fundsenter thissegment of themarket. Despitewidespread industry changes,our team in theVail Valley didn? t skip abeat and had avery successful 2024 Truly unique ?one-of-a-kind? properties were able to transact at record prices in Eagle Ranch, Bachelor Gulch, Strawberry Park, and Vail Village Weare proud to have helped our clientsachieve these resultsthanksto the hard work of our brokersand our best-in-classmarketing
