At the end of Q2 with Lumina Developer sales concluding, resales picked up and we have 3 units in contract / SOLD. Additionally, we have closed multiple South Beach off market sales on both the buy and sell sides. As we enter July, we are participants in 100% of the current resale transactions in contract at Lumina. There are currently 12 resale units on the market with an 76 average days on the market. The current climate in South Beach for units above $2M is similar at 52 DOM. There is improvement in the $1.4M and below properties at 38 DOM. As we enter the slower month of July, it’s important to understand the market if you want to buy or sell property. The Avery started selling, The Harrison is over 60% sold, 75 Howard has begun construction, and Tishman Speyer’s latest project 160 Folsom looks skyward. Despite the anticipated increase in demand, I anticipate a slower absorption rate for South Beach for the remainder of the year due to increased supply and seasonal tapering.
