SIZEWELL C UPDATE DECEMBER 2024

Welcome to your December Sizewell C update. In this month’s issue you can find out about the latest developments across our off-site infrastructure as well as our main development site. We will also shine a spotlight on some of our community funding.

Through the recent community forums we outlined where HGV traffic data is published. This data is submitted to the Transport Review Group (TRG) where it is approved for publication. The data is published monthly and can be found here.

The road improvements across the region which will include new and enhanced pathways, road surfacing, village gateways, further safety improvements including crossings and traffic calming. Sizewell C’s contractor, Warner Surveys, will be carrying out surveys of roads. The surveys are non-intrusive and involve the surveyors using hand held equipment to identify the position of underground services. This information will support the design process for the minor roads schemes. These surveys will be completed during the day and at night at off-peak times, to minimise disruption to the public and local road users.

SITE OVERVIEW

ANCILLARY CONSTRUCTION AREA (ACA)

Our Project Office is completing the final work on the ground floor, which will start to be occupied early in 2025. This will complete the building which houses our induction, security, medical centre and office space for 250 people.

We’ve completed all the archaeology across the ACA, which means we will be able to start main earthworks ahead of construction in the new year.

TEMPORARY CONSTRUCTION

AREA (TCA)

We are continuing to prepare the ground on the Temporary Construction Area ahead of the construction of the concrete batching plant and our water desalination plant. The first phase of the main access road, which will eventually connect to the Sizewell Link Road via a roundabout, has now had the tarmac laid ready for operation.

We’re continuing to build water management zones to ensure we can effectively deal with surface and rain water across our site, and we’ve completed the installation of a water abstraction point towards the north of our site.

MAIN CONSTRUCTION AREA (MCA)

Ground trials continue on the Main Construction Area. The Civil Works Alliance, are undertaking a series of ground trials and preparing the ground for construction. The operations team are also working across our site to put in welfare for workers and prepare the ground.

Vegetation clearance continues around the junction of Lover’s Lane and Abbey Road in order to prepare for the construction of the Green Rail Route level crossing, the Lover’s Lane realignment and foot and cycle path instalment.

CAMPUS (LOCATED ON THE TCA)

We have begun archaeology works at the accommodation campus site, in preparation for main construction work.

Planning for utilities installation ahead of road improvements along Eastbridge Road are ongoing and updates on traffic management will be communicated to the local community.

FOCUS ON FUNDING

HOUSING FUND

To help increase supply of bedspace in private housing, applications are now open for two new grants to help East Suffolk homeowners get ready to rent out high-quality accommodation to Sizewell C workers.

MINOR WORKS GRANTS

Up to £3,000 per bedroom is available to turn an unused bedroom into accommodation for a Sizewell C worker. This can cover things like repainting, new flooring, electrical upgrades, extra heating, new windows, or adding a washbasin.

RENOVATION GRANTS

Up to £7,000 per bedroom is available for larger projects, including converting buildings to homes, structural work, electrical rewiring, heating installation, new windows and doors, plumbing, and adding kitchen or bathroom facilities. This grant can also be used to create shared accommodation – Houses in Multiple Occupancy (HMO).

Extra funding on top of these amounts is available for work needed to improve the property’s Energy Performance Certificate (EPC) rating to C.

OFF-SITE INFRASTRUCTURE

OVERVIEW

ORWELL LOGISTICS PAR K

We’re continuing to establish two additional warehouse facilities and a dedicated Freight Management Facility (FMF) which will be a vital and strategic part of how we manage our logistics.

The FMF site will be for HGVs to check in before proceeding to site on approved routes. The permanent warehouse will increase our storage capacity for care and maintenance of materials. The site will start to be occupied in the first quarter of 2025.

NORTHERN

PARK & RIDE (DARSHAM)

From December we will start preparing the site to build a new roundabout.

We will be closing Willow Marsh Lane in mid to late January 2025 to allow us to create the temporary site access and compounds for archaeology.

SOUTHERN PARK & RIDE

(WICKHAM MARKET)

Archaeology continues at the Southern Park and Ride. We’ve created compounds for the team and have started stripping topsoil to allow archaeology to take place.

This work will be completed in mid-2025 which will allow us to start the main construction work.

Some works will require a diversion of the bridleway during December for around four weeks.

SIZEWELL LINK ROAD

We’re continuing with archaeology works on our Littlemoor Road site, and will start vegetation clearance along Fordley Road, Trust farm, Moat Road and Orchard Road this month.

We’ve set up a compound at Trust Farm to allow archaeology and vegetation clearance works to take place along the East Suffolk Rail Line next to the proposed bridge. All of our vegetation works are overseen by an Ecological Clerk of Works to ensure natural habitat and wildlife are carefully relocated.

TWO VILLAGE BYPASS

(FARNHAM & STRATFORD ST. ANDREW)

Archaeology will continue at Park Gate Farm into 2025 ahead of full construction works. Utility investigations with Openreach will take place on the northbound carriageway of the A12, subject to Suffolk County Council approvals. No temporary traffic lights will be required for this work. We will also start vegetation clearance along the A12 between Farnham and Stratford St Andrew and the Friday Street junction.

YOXFORD ROUNDABOUT

Vegetation clearance has started in preparation for main construction works on the Yoxford roundabout along the A12 and B1122.

The window to remove vegetation runs between October and February and is the best time to avoid harm to wildlife. This is why we are carrying out so much work at our off-site infrastructure, in particular along the A12.

We are working with local authorities to ensure that this work is carried out quickly and safely, with appropriate measures in place to protect wildlife and habitats.

RAILWAY SCHEMES

As outlined in our Development Consent Order (DCO) we will limit the amount of construction traffic on roads. We have committed to deliver 60% of our materials by rail and sea.

We are working with Network Rail to make significant improvements to the local railway infrastructure, including replacing tracks and improving level crossings and signals. In early 2025, works along the Saxmundham and Leiston line will start, including replacing the rail tracks and removing vegetation.

We have built a compound on Buckleswood Road to allow archaeology to start along the Green Rail Route, which will bring trains directly to our site.

BENHALL FEN MEADOW

Construction work is now complete at Benhall Fen Meadow.

Planting will be ongoing throughout from now until the spring, along with ongoing maintenance.
