Who gets the house?

‌D

ear Edith: I’m a widow, and I own my house free and clear. It’s the main thing I own. I’ve recently developed cancer, and I think it’s time to make a will, and I don’t know what’s the right thing to do about who to leave it to.

My children are all happily married. One daughter has two children; one daughter has three; and my son has none. How is this usually done? — askedith.

EDITH com Answer: There isn’t a LANK “usual” way it’s done. You could leave the property equally to your children, one-third to each. Lawyers call that “per stirpes.”

Or you could leave a larger share to the daughter with three children. Or skip a generation and leave the place equally to your five grandchildren. Or leave it to whichever family has the most need.

If you don’t have a lawyer, call a local law firm and ask who specializes in estate planning. Then go in to discuss the matter; get advice; make your own decisions; and sign a will.

Messy Divorce Ms. Lank: In my divorce last year, I got the house and my husband was ordered to pay off the mortgage, which was in his name. He says he did, but he lies a lot, and now we’re not talking to each other. He and his new wife bought a house in another state.

I’m not getting any mail about the mortgage, but I’d like some proof it’s been paid off. How can I find out? — R. T. Answer: If the loan was paid off, your county public records office should have a copy of a satisfaction document in which the lender says the debt was entirely cleared. Those records are called public because anyone is entitled to see them. You can go in yourself and search the records, or you can look at them online.

If the satisfaction of your mortgage is on record there, you could always order an inexpensive copy, but you don’t really need one. And if the document isn’t there, it’ll be time to talk with a lawyer, probably the one who handled your divorce.

Sister Won’t Sell Dear Ms. Lank: When my mother died, she left her house and farm to me and my sister. We have received an offer to buy it, but my sister won’t agree. Is there anything I can do? We own equal shares. — X. Answer: Any co-owner of real estate

has the right to go to court and request a forced sale and division of the proceeds.

(Exception: In many states, homestead laws protect a spouse.)

The process is known as partition.

That wouldn’t do much for your relationship with your sister, though. Perhaps mentioning that you don’t want to have to go to court will help.

Absentee Landlord Dear Ms. Lank: We used to live in a house we own in another state. When I got a different job, we moved and bought a house here, but I kept the old one and I rent it out. By the time I figure in the expenses, it doesn’t really make much money, but we’re sentimental about it and we figure it’s an investment.

The tenant’s lease is up soon, and we have to decide whether to renew it or sell the house. Do you have any opinion? — O. Q. Answer: I’m always uncomfortable about amateur landlords, especially with out-of-town property. Sooner or later you’re likely to have problems. Face facts and put the house on the market promptly, at a bargain price for a quick sale.

Several readers emailed asking for more of those questions in my “funny letters” file, so here’s one: Dog and St. Joseph Dear Edith: In December, my husband and I moved into our home. A friend came over, and his dog dug up a religious statue (St. ?) in our front yard.

I remember reading something about buried statues but can’t get it straight.

Is it for the seller, for good luck selling the home? Or is it just for good luck for whoever is living in the home? Should we put it back? If so, is it to be buried upside down? This matter is really bothering us. — O. and K. L. Answer: As far as I know, the statue of St. Joseph (patron saint of carpenters) is buried upside down by sellers who believe it will help with the marketing of their house. One homeowner told me that after the sale it is to be dug up, cleaned off and placed in a position of honor in the house, perhaps on the mantelpiece.

uestion: Dear Ed: We plan to get rid of our tile kitchen counters and replace them with stone. While our counters are in bad shape, the cabinets ED DEL look great GRANDE and will stay. I really want a contemporary sink with an apron front.

But my husband says no way, because an apron front sink requires very aggressive cutting of the base cabinets. We are on a budget, any ideas?

Designer offers decorating do’s and don’ts

e all have been in rooms that make us “ooh and ahh”. They delight us because of the care and thought that has been JOSEPH taken in placing PUBILLONES every piece of furniture, accessory and art. These occasions are few and far between these days.

Due to the abundant television

shows and self-help video sites, many homeowners consider themselves expert decorators... which they are not. These homes are often a collection of design mistakes — some offensive, some less so. Here is a list of frequently made mistakes from top to bottom: If it takes you a half an-hour to undress your bed, you’re suf-

fering from too many decorative pillows on a bed. Make your bed stylish, but simple.

Art that is hung too high.

Figure that art should be hung for a person of an average height to see at eye-level.

Your selection in art needn’t match the colors in a room. Art is meant to stand out and be calming or thought provoking.

Refrain from hanging botanical prints. They are over-used.

Don’t use a poster for decorating unless you are a college student.

Avoid pairs of everything, except lamps, a pair of chairs or side tables. They tend to make a room read as too stiff and contrived.

Never use two or more overhead lighting fixtures that aren’t

the same; using a variety of fixtures will make your house look like a lamp shop.

Do not place your sofa on a diagonal. This was the go-to move for decorators in the 1970s.

How to salvage shade structures

‌I

n the desert, shade can be hard to come by. Trees for shade demand water throughout their entire lives, so growing for shade becomes difficult and costly. It also takes a lifetime to achieve. In MAUREEN the Southwest’s GILMER extremely dry climate, Native Americans built shade arbors to allow outdoor activity on unshaded sites. They used what was available: found wood, natural dead limbs, palm fronds, reeds and twigs.

To add more shade and to discourage insects, they cut oilrich branches of pungent native herbs. They’d pile them onto the top of the structure for the summer months to increase shade density. The natural oils evaporating into the air below helped repel mosquitoes and flies in work areas.

In the desert, old desert tamarisk trees are often cut hard or pollarded, yielding a lot of straight, strong branches. The same applies to fruitless mulberry and others. Normally the cut limbs are used for firewood, chipped or end up in the dump.

Inquire with tree trimmers for opportunities to salvage fulllength limbs close to home. Save them the trouble of cutting and hauling in exchange.

An excellent example of a perfect shade structure comes from remote oasis in the Mojave Desert. Here at the oasis grow ancient native fan palms that yield a never-ending supply of fronds.

In this case, palm fronds would make the best shade thatch.

A great design for everyone to create personal shade requires just six railroad ties, poles, wire fence and palm fronds. Any locally available thatch material may be substituted. Set four posts in holes with concrete, then place the cross ties on top and secure. This makes it strong enough to support a hammock.

Then a framework of poles across the top is screwed into the ties at both ends. On top of

the poles they rolled out welded wire mesh attached with tie wire or U nails. Next are the palm fronds layered like shingles, each one wired to the mesh. Finally, lay another identical wire mesh on top so the wind doesn’t batter, loosen or fold the fronds.

Tie and screw it all down with wire and enjoy.

Tree branches and poles as well as fresh flexible willow make some of the best sources for all sorts of open air living solutions from fences to privacy screens and windbreaks.

The pole diameter and density determines the percentage of shade you achieve. The gaps let heat rise instead of accumulating under a solid roof. Wet it down on a breezy day and you’ll have evaporative cooling.

This is also a great way to achieve privacy where multistory buildings look down on your yard, or with nosy neighbors. There’s no cheaper, better way to create private space for relaxation and dining suitable for fun string lights and a hammock.

Once you have the basic materials, this is not a difficult project. Whenever possible, use wood screws for stability as salvage wood shrinks and swells with the seasons. When friends visit, let them discover life made simple with pure, original creations. Don’t spoil the mirage with red-stained garden beams or the plastic connectors or anything that whispers “mass produced” to wake you from this dream scenario.

These structures are important for the getaway garden, staycations and as an impromptu outdoor office. They blend into old adobe, log-style cabins and field stone cottages. Nothing you see is mass produced, so it’s an entirely new creation made of locally indigenous materials.

In the right setting, it can also make a fine open air work space for artists and craftsmen. The air movement and shade as well as protection easily morphs into

hen my sister, Judy, comes to visit us in a few weeks, she will be lucky if I have stocked the guest bath with toilet paper and put a few scraps of food in the fridge.

But if Judy (or I!) had been lucky enough to have my friend Marsee as a sister, she MARY would have had a CAROL different experiGARRITY ence. Very, very different. Marsee is the Queen of Hospitality, making her guests feel like visiting royalty, whether they are there for a few hours or a weekend.

So it wasn’t surprising to hear that when Marsee and Mike downsized to a smaller townhome, they knew that using their home’s smaller spaces to make guests feel welcomed would be a top priority.

Eat, drink and be merry

A few days ago, I received an invite that made me bounce with joy. Marsee was hosting a small luncheon for her mother and my dear friend Nancy, and I was invited to join the fun. Even though it was just the four of us, Marsee dressed the table grandly.

She thought through every detail, from fresh flowers on the table to a mouthwatering menu, complete with sorbet to cleanse our palates between courses. So much for my diet!

When Marsee entertains in her smaller home, she has to get creative on how to serve food and drinks. She may greet guests at the door by inviting them onto the patio, where a table filled with drinks and appetizers awaits them. This entry table also becomes a perfect place for appetizers.

A beautifully styled bar is always at the ready in the kitchen, so guests can help themselves.

A guestroom you’ll never want to leave When I first saw Marsee’s guest room at her new townhouse, I wanted to check in for the weekend. It felt like a luxury resort. The bed was beautifully dressed. Snuggly white robes hung on the wall, to wrap up in after a steamy shower. A comfy reading chair awaited.

Marsee said she learned how to trick up a guest room from her mom. “My mom always had fancy snacks and water ready for guests, and a little gift on their pillow. She always made the guest room so inviting, with a drink area, snacks and things to read,” Marsee remembers.

A stack of old suitcases holds a drinks service, with coffee to wine. A pedestal bowl by the bed is stocked with chocolate, nuts and breakfast bars. At night, Marsee even leaves milk and cookies on her guests’ nightstand.

A basket outside the guest bath holds essentials like towels, soaps, luxury lotions, a brush and toiletries. Inside the guest bath, more pampering products await. It’s a wonder Marsee ever gets her guests to leave!

The throw over the arm of a sofa or chair routine has been seen and done.

Too many pillows on a sofa hide the sofa and the area where you are supposed to sit. That leaves guests feeling like they are messing up a room if they have to move them. Where to place them? The floor, another chair...where?

Overdone curtains are never to be used unless you are framing a stage.

Window dressing should be primarily functional. When hung too low, curtain hardware might make the ceilings seem lower. When in doubt, hang your drape to kiss the floor or slightly sweep the floor.

Remember that puddling is a thing of the past; and never, ever use short drapes — it looks like you are expecting a flood.

Overly styled bookcases... aren’t they for books?

Too many books on a coffee table make the table unusable.

Scented candles overload is a no; use one at a time, and never in the dining room.

Absurd quantities of flowers are a no-no... a little goes a long way.

Quality of paint: Quality plays a big part in the longevity of your paint. If you use a high-quality product and primer, you can get almost twice the life you’d get with a low-quality product.

Change of pace: Whether your current color scheme is dated or you’re simply switching things up, sometimes the best determining factor is your taste. If you want a change, then it’s time to paint.

Try these alternatives to traditional art

o traditional art? No problem. These days artwork doesn’t have to be traditional, like on a painted canvas. If you’re looking for some alternatives, here are some of our top Design Recipes tips.

DO:

Frame interesting mixed media elements, such as paper.

Use black-and-white photography.

Consider artwork that makes a statement such as an unusual or interesting print or image.

Use mirrors, especially in smaller spaces. Mirrors can be a low-cost alternative.

Use oversized prints to make a bold and dramatic decor statement.

DON’T:

Mix personal photos with artwork. Instead place personal photos in special areas and have specific walls designated for artwork.

Mix too many pieces of artwork in the same room. It is best to choose a color palette for a space and select complementary artwork.

Forget black and white are colors and great to use in a space.

Use artwork that is too large or too small in a particular space.

Be sure to use artwork of the appropriate size and scale.

Hang artwork too high or too low. The proper height is eye level, which measures as 5 feet from the floor to the center of the piece of art.

Particularly when lighter colored hardwood is used, the gaps are much more apparent.

There are typically two reasons you likely had the hardwood flooring problems in your foyer. They are both caused by not letting the hardwood rest in the room for a week or so before installing it on the floor. It generally takes a week for the moisture content of the hardwood to stabilize to that of the room.

If the hardwood was delivered from a dry warehouse and you installed it immediately, it will gradually swell as it absorbs moisture from the air in your home. People often do home improvement projects during spring and summer when the air inside homes has the highest humidity level.

The other possible moisture-related possibility is the hardwood was overly moist when it was delivered to your home. After it was installed, it gradually lost moisture and shrunk resulting in the gaps between the pieces. Even after the hardwood top surface is finished with urethane, the other surfaces of the wood will continue to gain and lose moisture.

With proper installation techniques, you can avoid this problem when you install the hardwood flooring in your kitchen. Give the hardwood pieces time to allow their moisture content to stabilize. Stack it loosely so air can flow around all the pieces.

If you are making other improvements to your kitchen, such as new cabinets, painting, etc., wait several weeks to have your hardwood delivered. All these other improvements may release additional moisture into the air in the

The type of subflooring is important when installing hardwood. It must be a stable subfloor so the hardwood does not have to provide the rigidity and support. If the hardwood is located over a furnace or water heater in the basement, insulate below it. Warmer areas will create isolated drier areas in the wood and impact its stability.

Once your hardwood floor is installed and finished with several coats of glossy floor urethane (more durable than standard urethane), never wash it with lots of water or other cleaners. Just vacuum it regularly to pick up grit. If you have to wash a spot, wipe it with a slightly damp washcloth and then immediately dry it with a towel. Don’t use wax on it because it will make it more difficult to ever refinish.

Angled kitchen sink makes space more user friendly

etting tight spaces to function often requires thinking outside that box.

It’s true planning a very small bathroom, laundry room or kitchen demands that you research all options and be willing to invest in the best CHRISTINE solutions. Often a corner BRUN wall-hung sink that is just the right size or the best stacking washing machine and dryer are a little more expensive.

But it’s important that you place enough value on what the right equipment can do for your petite area.

If size isn’t significant, the appropriate design solution is easier to achieve.

But when space is at a premium, like on a yacht, then each component becomes critical.

Thankfully, the internet allows for much easier product searches in the comfort of your living room. It’s harder to reconcile paying more for a smaller appliance or fixture. However, these are considered specialty items, and this is why the price is often a bit of a shock.

Sometimes it is the designer of the space who is challenged to think about working with minimum dimensions.

In other words, she must specify the minimum kitchen sink or the smallest wall-hung bathroom sink that she can find. Designer Kathy Weiss worked on the Carriage House kitchen for the Symphony Designer’s Showcase. Reclaimed spaces like barns, lofts or carriage houses are not huge spaces. By angling a modest sink into a corner, the space likely flows and is more user-friendly. There is more space on either side of the angled sink when compared with what might have been if the sink had been centered under the windows. Obviously, a large, farmhouse sink or a double sink wouldn’t work well in this same situation. Another accomplishment is that by creating an angle, two separate appliances can open.

Use the right equipment for your particular situation.

It occurs to me that many people are frightened when a designer suggests an asymmetrical design or a solution that is not common. Some worry about resale appeal. What one should worry about is the ultimate function of any given space.

Avoid anything that will appear to be rigged and not durable. Fortunately, with the popularity of tiny houses and lofts we are seeing an increase in excellent products.

Look at tankless water heaters as a way to potentially free up a little space in a laundry area or on a back porch. Tankless water heaters heat water only on demand and take up minimum space. They can often be positioned in lower cabinets.

Consider 18-inch-wide dishwashers instead of the typical 24-inch models.

Investigate apartment-sized refrigerators or fully integrated models that can accept cabinet fronts. If you alter a counter height to be 35 inches above a finished floor in any bathroom, you can have seven 4-inch drawers. That is far more useful than three deep drawers. It’s something that I always use in my bathroom designs for clients, and they love it. Tiny items are stored in the typical bathroom, and these drawers are perfect for medicines, makeup, nail products or other toiletries.

‌Whether you are looking to sell or to dwell, there is always room to infuse a fresh, new look into a space that may be perceived as tired, worn or outdated.

While a full renovation may be an option, it doesn’t have to be. With a bit of creativity, planning and perhaps a bit of do-it-yourself work, making your home feel inviting and refreshed doesn’t have to break the bank.

WHAT’S WORTH IT? WHAT’S NOT? It is a common dilemma for many homeowners. Where should you invest your renovation dollars? A good rule of thumb is to invest in areas that may potentially add value, such as upgrading a bathroom or kitchen. Next, look to outdoor areas that can enhance the appearance or curb appeal, such as a new door, fresh siding or enhanced landscaping.

IDEAS FOR QUICK, LOW COST REFRESHERS First, set a budget. Even a small budget can go a long way with proper planning.

The key is to maximize value by selectively choosing to spend money on key items that may be viewed as a valued upgrade, especially as it relates to resale value, should you ever decide to sell your home.

Some ideas for quick low cost refreshers include: Replacing a kitchen countertop.

Repainting cabinets. This is one of the least expensive ways to infuse a fresh modern look into an older kitchen.

Replacing basic appliances such as a dishwasher or refrigerator. Stainless steel remains the most desirable.

Installing an inexpensive vinyl tile over an existing floor. A 12 by 24 inch tile tends to be a more modern look, compared to a 10 by 10 inch inch tile.

Replace basic, elements such as toilets and faucets in a bathroom. This is a prime example of how a little can go a long way.
