Lank: I have an empty lot in another state and pay the yearly taxes for the lot, but I stopped paying the assessment charges for sewers, etc., because I doubt, now that I’m 83, that I will ever get to use them. Will nonpayment on the assessments cause me a problem? I’ve received a letter from a lawyer but so far not responded. — G.L. Answer: You’re not using that lot, but you’re receiving police protection, street EDITH cleaning and LANK whatever else. You’re obligated to pay the taxes, and you do. It’s the same with those sewers. You may not take advantage of them, but they cost money, and the landowners involved are being charged. The assessment is simply an addition (perhaps, we can hope, a one-time addition) to the property taxes. It’d help if you’d mentioned the state where the lot is located, and it’d help to know what that lawyer’s letter said. But at any rate, you need to pay the assessment. Otherwise, you’ll be in danger of losing ownership of the lot, just as you would if you were not to pay any other property tax.

Dear Ms. Lank: I’m moving to a new job and buying a house near there. My real estate broker has done a good job up until now (I have a signed contract to buy), but he says he will not conduct the closing. It’s time to hire a lawyer. I have bought and sold two houses over the years and never needed a lawyer before. Is that really necessary? — N.R.

Answer: It sounds as if your new job is in a different state than where you live now. Local customs vary widely when it comes to a real estate closing (also known as settlement), transfer (of title — ownership), passing papers or, in some locations, closing escrow. Some states mandate a lawyer’s participation. In other areas, attorneys or paralegals run things simply as a matter of custom. Then again — and this evidently applies to where you live now — the same legal steps may be handled by escrow agents, title companies or even county recorders in other locations. The buyer might say, “We’re going to pass papers on the new house next week,” or “We’ll close escrow on the new house tomorrow.” In some locations, all the parties gather around a big table. In other states, they may not even meet. In any case, the sellers receive the agreed-upon price and prove they’re handing over a clear, unchallenged title — ownership. The buyers — often with the help of a mortgage company — turn over the purchase price. Extra costs (survey, prepaid or notyet-paid property taxes, for example) are calculated, and the two parties settle up. If lawyers are customary in your new location, it’s time to hire one. Your real estate broker would probably hesitate to come right out and recommend a specific one but can probably suggest the names of several lawyers who specialize in real estate.

Two Homes at Once Dear Edith: We recently moved to a new

town and are renting an apartment. We are interested in a house in the area, but our old house hasn’t sold yet, so we would put a minimum down payment on the new house and take out a large mortgage. We could handle two mortgages until our old house sells, then take the cash we receive and pay down our new mortgage to reduce our monthly payment. Are there any other options? — C.C. Answer: To start with, a lending institution might not agree that you could handle two mortgage payments at once. Then again, you don’t say what type of mortgage you have presently. Perhaps it’s what is known as a private mortgage, and perhaps you have the right to change the terms when you make a large principal payment. With most mortgage plans, however, paying off a large lump sum on your new mortgage wouldn’t reduce the monthly charges — it would just shorten the time remaining on the loan. Try attacking the problem at the other end by reducing the price on your old house in return for a prompt sale. Figure out how much it would cost to carry an extra mortgage for six months. Then — since you’re evidently prepared to lose that amount — drop the price on the old house by that much. Drop it again every two weeks till the place sells. ith the change of seasons, it’s time to open your windows and let that fresh spring breeze flow through your home. But it’s also time to inspect your property for damage, maintenance issues and potential improvements. If you conduct a thorough home walk-through, your spring tests and inspections will fly by—and you’ll be on to enjoying the weather in no time. Test smoke and carbon monoxide detectors to make sure they’re working properly, and swap out old batLAUREN teries for fresh WHITE ones. Check your plumbing for leaks, and hire a plumber if you find any. Test for toilet leaks by dropping food dye in the tank to see if it seeps into the bowl. Assess your fireplace and hire a chimney sweep if you didn’t do so before the winter season. Afterwards, give your fireplace surround a thorough scrubbing. Inspect your HVAC system and replace your filters. Hire a pro if you’re due for your annual service or an air duct cleaning. Flush your water heater, or hire a pro to perform the work for you. Experts recommend flushing annually. Test your sump pump by slowly pouring water into the sump pit. The pump should activate and the water should drain. Inspect caulking and insulation. You may be able to fix caulking on your own, but for insulation issues it’s best to call a pro. Flip the switches on your ceiling fans to move the fan blades counterclockwise and send air downward. Clean your floors and check for stains and damage. You may need minor repairs, a steam cleaning, or more significant work like subfloor repairs and hardwood refinishing. hen you plan for spring lawn maintenance, don’t overlook aeration and dethatching. These two seemingly unglamorous, unexciting processes can play a big role in maintaining a healthy, bright lawn through the summer.

Aeration improves nutrient access Soil tends to compact over time, and this hinders the passage of air, water and nutrients to your grass roots. PAUL F.P. Aerating a lawn POGUE involves creating deep, slender holes that create a pathway for water and nutrients to reach hungry roots. You can perform a basic aeration with a pitchfork or any tool that digs slim holes—just poke into the ground every few inches. Specific aeration tools are also available to buy or rent. You can even purchase special aeration shoes with two-inch spikes on the bottom that let you aerate the lawn simply by walking around. However, this process, known as spike aeration, is only partially effective, because while it digs holes, it also presses soil together and can increase compaction. For the most ideal results, consider plug aeration. This process actually removes a small core, or plug, of grass and soil with each hole. Plug aeration tools use cylinder-shaped tines to penetrate the ground and pull up the plugs. Mechanical aerators look like push mowers and work largely the same. If you aerate your lawn, make sure you have a reasonably moist lawn, and make multiple passes. A professional can also handle this for you. You’ll pay an average of $125 for this service. You can save time and money by combining this with fertilization service at the same time.

Most important is your approach and/or your design philosophy. For example, my interior design philosophy, first and foremost, is dictated by a regional approach. Interiors in Palm Beach, Florida, should not look

like interiors in New York, and vice versa. Interior selections with regard to materials, finishes and colors should reflect the location of the project. A designer should always endeavor to capture the nuances of place, without hitting kitsch. Steer away from designers providing a “signature” look. The best interior designers can work in almost any style. Each home and project should be a reflection of a homeowner’s taste and lifestyle. Each project is and should be different — different in architecture, different in style, different in client requirements. Therefore, the design results are never rubber-stamped, never the same. A designer’s role should be to act

as a moderator, editor and facilitator of design. It’s most important to find out what “home” means to one’s clients and to oneself. The concept of home captures both tactile things and abstract emotions. The best compliment is when guests and visitors cannot describe why they feel so good in your home. It is the “it” factor. Home is about a feeling. It’s a place of comfort, which is the ultimate luxury. Be candid with your designer about what you would like the most important function of your home to be. For one family, it might be comfort. For an aspiring chef, it might be a culinary haven. For a high-stress businessperson, it may be a spalike

atmosphere. For an art collector, it may be a place to house art. It is crucial for the designer to know this linchpin of the design; in the end, the homeowner gets to live with an interior they truly enjoy, and the designer can walk away knowing they have done their very best for them. Some takeaway tips: 1. Decorate to please yourself — not your neighbors or friends. 2. Buy the very best art you can afford — over a long period of time. 3. Accessorize with few items. It’s best if each item is larger than a football. 4. Do not be afraid to mix. Juxtapose styles, colors and textures. 5. Be bold.

6. Leave room for changes: accessories, art and the occasional piece of furniture. 7. An inviting room can even make food taste better. 8. Always add your favorite color to any room. It’ll make you feel good. 9. Take risks. It’s your home and your rules. 10. uestion: This is a photo of a sideboard that has been in our family since the early 1900s. It originally belonged to our great-grandparents and has been passed down through our family. It is in mint condition. Any inforANNE MCCOLLAM mation you can provide about its history and value will be greatly appreciated. Also, since we plan to keep the sideboard in our family, we would like to know its insurance value. Answer: Your sideboard is an example of Colonial Revival furniture. Colonial Revival furniture was factory-made from 1870 to 1940. Many manufacturers loosely copied American styles including William and Mary, Jacobean, Queen Anne, Chippendale, Hepplewhite and Sheraton. The era was rooted in heritage, historic preservation, patriotism, nostalgia and a sense of family history. People were weary of the elaborate ornate Victorian furniture. The Colonial

Revival movement swept the country and peaked in the 1920s and 1930s. The spiral-turned legs with stretchers, geometric-applied carvings and overall straight lines of your sideboard reflect both Jacobean, and William and Mary periods. The wood appears to be walnut. There is a limited interest in collecting Colonial Revival furniture today. Your sideboard was made between 1920 and 1930. An insurance value would probably be around $250 to $500. Q: This diamond-shaped mark is on the bottom of an antique white ironstone soup tureen I have. It has a lid with a handle, and the bowl has handles on both sides. The overall measurements are about 8 inches high by 6 inches wide. I have always kept it on a shelf in my china cabinet and have never used it. An antique dealer who was a close friend gave it to me many years ago. I never asked her anything about its background. She passed away a few years ago, and now I regret not

asking her more about it. What can you tell me about its origin, age and value? A: Your soup tureen was made in England. The diamond-shaped mark is a British Registry mark. The “IV” represents the type of material used. Just below that, the number “23” shows your tureen was made on the 23rd day of the month. On the right, the letter “L” stands for the year 1882. At the bottom, the letter “A” represents the month of December. On the left, the number four indicates the parcel number. Your ironstone tureen with a lid was made on December 23, 1882 and was part of the fourth parcel. The design was registered with the British Government. Install a recessed towel bar to save space ‌D

ear James: We are totally redoing our master bedroom and bathroom. The bathroom is narrow, and I always bump the towel bar. Is there a good way to redesign this so there is more space and I won’t bruise my shoulder? — Ron F. JAMES Dear Ron: It DULLEY is convenient to have a towel bar extend well out from the wall for hanging towels, especially wet ones after a steamy shower. As you have found though, this can take its toll on your shoulders and elbows when a narrow bathroom is full of steam. One simple option is to install a towel bar that mounts on the back of the bathroom door. Other designs mount on the door hinge. With either

type, the towel bar is out of the way when you enter and exit the bathroom. The primary drawback to these, particularly in a long narrow bathroom, is that the towels are hanging far from the shower door. Another option is to recess the towel bar into the wall cavity. This not only gets the towel bar out of your path, but it also provides attractive relief to an otherwise long flat wall. Depending upon the size of the bathroom, the towels may be within easy reach from inside the shower. Before you begin this recessed towel bar project, you must find a spot on the wall that does not have any plumbing or electric wiring running up through it. It is fairly easy to check the plumbing fixtures to know if

Check for electrical outlets on the opposite side of the wall in the adjacent room. Electric wire sensors that detect a hot wire in a wall can be purchased at most home center stores. Also, try to select a spot in the wall that has a closet on the opposite side. Since you will be removing one layer of drywall, there may be more sound transmission into the adjacent room through the wall. Once you locate a suitable spot on the bathroom wall, determine the width you need for your towels. If you can get by with just 15 inches, this will

simplify the job. Most homes have wall studs on 16-inch centers, so a 15-inch opening will not require you to saw through wall studs. Locate the wall studs, and cut away a section of drywall to expose the wall cavity and sides of the studs. If you decide you need a wider towel bar, you will have to saw through the center stud. Nail a horizontal header between the two studs to support the severed center stud. This will provide about 31 inches of towel bar space. The height of the opening should be about 6 inches above the towel bar location.

Finish the edges of the wall opening with drywall and corner bead, similarly to how a door opening is done. For a more decorative look, use a fancy molding along the edge. Select one with rounded-edge detail, otherwise you may bump into it or stub your toes. Place a sheet of high-grade plywood against the back of the opening. This will look nice as well as create a second layer for a better sound barrier between the rooms. Another option is to glue cork tiles against the drywall or plywood. ust like adding jewelry to the perfect outfit, nothing pulls a room together like impeccably decorated walls. I’ve found that people are either very excited to buy art, or very intimidated. With so many different KATIE options, styles and LAUGHRIDGE aesthetics, it can be overwhelming to choose. After all, art is a true investment. While art speaks differently to everyone, I can offer a few tactics as to how to incorporate pieces into your decor seamlessly and effectively. Don’t be intimidated by a gallery wall. Using a grouping of photos is a great way to play with a large wall space, not to mention you get to use a wide variety of your favorite pieces. Gone is the pressure to narrow down your selection. Try using a collection of sizes and shapes to create the perfect mix. A well-done gallery wall is a work of art in itself. Draw focus to one special piece. Maybe you have a favorite photograph from days past that you want to feature. Perhaps there is a painting you bought and haven’t had the chance to display properly. Using a special piece to anchor a room is a great way to bring attention to your art aesthetic without overwhelming a space. Tie the art into the room. Accessories and florals bring the energy of the painting into the immediate space. Taking colors and textures from the art and incorporating them into your decor is a lovely way to create cohesiveness in a room without crowding the design. Think outside the frame. If you find something beautiful that speaks to you, it’s art! I’ve seen women mount birdcages and terrariums to the wall and create an amazing visual effect. Not every piece of art must be the same medium, color or even material. Mixing and matching different styles creates a great path for the eye. This is a great way to emphasize the ambience for your area.

Creating habitat attracts wildlife ‌I am often asked how a landscape can be changed or added to so that it will attract more wildlife. Usually, this means birds and butterflies and not pesky JEFF mammals. Birds and other RUGG wildlife live in areas that give them the proper food, water and shelter. We call these areas habitats. Ducks live in lake habitats. Squirrels live in forested habitats. Bison live in prairie habitats, and so on. When different habitats come together, they create a hybrid habitat called an edge habitat. Edges have some animals and plants from each of the contributing habitats and some that live only in that edge habitat.

Edges with large areas of pure habitats on either side have the largest number of species. Birds that spend the summer in one kind of habitat in North America may spend the winter in a different habitat in South America. We rarely think too much about what our birds are doing down there, but as more research is being done we are finding that they play an important role in the ecosystem of both continents. They help to pollinate flowers and contribute to seed dispersal in many plant species up here. Some South American plants are also dependent on our birds for these botanical functions. Many of our pure hab-

itats have been shrunk to very small sizes. At the same time, the edge habitats have greatly increased. Animal species that depend on large areas of the same kind of habitat have declined along with their habitats. Animals that tolerate or prefer edges have prospered. A large woodlot is often viewed as the perfect place to build a home and enjoy living in the woods. Once the streets, parkways, lawns and backyards are all in, there is no longer a woods area, but there is lots of edge. Subdivisions built in farm fields start out with little diversity, but as time goes by and plants are added, the diversity comes. Subdivisions change from

something like a prairie to a large edge habitat. By planting a diversity of plants on your property, you are creating more habitat. You will have more food sources and more nesting places, so a larger variety of birds and butterflies will come to your property. Flowering shrubs and trees are not only pretty for us to look at but they also provide nectar and attract insects for migratory birds to eat. Later they will provide seeds or fruit for the birds to eat while migrating back south for the winter. Shelter from storms, cold and wind must be provided. Evergreens and thick shrubs do this well. Shelter for raising a family is also provided by evergreens and thick shrubs.
