ear Edith: My husband died last June. When I asked my lawyer about removing his name from the deed, which is in both our names, he said that isn’t necessary. Is there any downside to leaving the deed as it is when I sell the house or my son sells it? — E. B. Answer: No problem at all. When the house is sold, someone will do a legal search of the EDITH title — the LANK history of ownership. It’ll be done last-minute, at the closing. It will, we assume, show that you’re the sole owner. And by the way, you’ll pay for it.

Save water around the house
W
ater is one of the most important utilities in the home, and one of the easiest to overuse. The Environmental Protection Agency estimates the average home loses 10,000 gallons per PAUL F.P. year to leaks. The POGUE EPA has declared March 18-24 as Fix a Leak Week, but you can improve your home’s water usage any time. Follow these tips to conserve water around the house and save money while doing your part to use water wisely. Update your appliances: Older appliances are some of the biggest water-wasters around
the house. Newer toilets use as little as 1.28 gallons per flush. Older ones, especially those dating before 1992, can waste several gallons with every flush! Inefficient faucets and showerheads account for as much as 3,000 gallons of loss a year. And older appliances use quite a bit more water than new ones. Look for water-based appliances marked with the Environmental Protection Agency’s WaterSense label or Energy Star designation. Some municipalities offer free home audits and efficient fixtures free of charge. Check with your local utility company for programs in your area. Fix leaky pipes and toilets:
Pipes losing water behind the wall can be tricky to detect unless there’s obvious damage. Pay close attention to your water bill. A jump in water usage from one month to another may indicate a leaky pipe. If you suspect a leak, check your water meter before and after a two-hour period when no water is being used. If the meter changes at all, you probably have a leak. Call a plumber for assistance. Even a small leak in your toilet tank can lose significant amounts of water, and you’ll never detect it if you don’t know what you’re looking for. Put a few drops of food coloring in the
tank and let it sit for 10 minutes. If the coloring bleeds into the bowl, you know water is leaking from tank into the bowl. Quite frequently, the culprit is a wornout rubber flapper that decayed over time. It’s a quick and easy fix to replace them with parts from your local hardware store. Don’t overlook leaky faucets, either. A faucet that leaks at a rate of one drip per second can waste 3,000 gallons in a year! If you don’t feel confident fixing a faucet yourself, hire a plumber to handle the job. Update your lifestyle: You can waste a lot of water without even realizing it. Turn off the faucet while you brush your
teeth or shave, and plug up the sink if you do dishes by hand. Thaw food in the refrigerator overnight rather than use a running tap of hot water. Make sure you run only full loads in your dishwasher and washing machine, and water your lawn in the morning or evening. All these swaps can add up. enough that they do not need painting after all. Rinse out the interior and exterior of the gutters with a garden hose. Stand up on a ladder to do this so the direction of the water flow is downward, as the rain would flow. This minimizes the amount of water that will get inside the walls. While you are doing this, note which seams are leaking water. Allow the gutters to dry thoroughly. Caulk the leaky seams on both the inside and outside of the gutter with paintable caulk and then paint them with a primer. Zinsser Brand, rustoleum.com, has some excellent primers for this purpose. Avoid using a water-based primer, as it may contain ammonia, which can react on pitted spots where the aluminum is bare. Some people like to let the primer get “good and dry,” but it is best to follow the instructions on the paint can in terms of how long to wait between coats. If the primer is overdried, the finish coat will not adhere as well to the primer as it should. Follow standard painting procedures concerning the weather. Overly windy days can cause the paint to dry too fast, as can the hot sun. Paint the portions of the gutters that are in the shade. If they face south or west, wait until an overcast day to paint them.

The deterioration of the appearance progresses too slowly to notice when you see the gutters every day. If done properly, aluminum gutters can be painted and should hold up for many years. Proper painting involves quite a lot of time to prepare the surface for the new paint. If you rush through the preparation steps, I can guarantee the paint will peel and you will be doing it again a year or two from now. Bright white gutters look nice, but dirt and discoloration will be more noticeable on them than on darker ones. Choose a color that is slightly darker than the gutters are now in their discolored state. As they discolor over time, which all gutters will to some extent, it will not be as apparent. Also, if a spot does peel later, it will not stand out as it would if they were painted bright white. The first step is to thoroughly clean the gutters and the downspouts. This is best accomplished with a sponge and a large bucket of soapy water. While you are doing your preliminary washing, you may find spots with peeling paint, which need to be scraped. Avoid using a pressure washer for this, as it can drive water up and into the wall cavity, particularly if your house has siding. Dishwashing liquid is very effective for cleaning gutters. Commercial cleaner from your hardware store is also a good option. Always use them at the recommended concentrations. After you scrub the gutters, you may find they are good

Too many will add visual “weight” to a space. Instead, consider mixing heavier wood pieces with those that are lighter such as pieces that are made of glass. 5. Don’t forget to use mirrors. Mirrors are one of best ways to open a space and can serve as a key design element. These days frames also don’t have to be generic in nature. Instead of a frame that is plain, why not use one that is painted in a warm color or finished in a warm tone metallic finish? rtists have always sought out unusual and unexpected places to live, prioritizing cheap rents where they could sell or barter for their works JOSEPH PUBILLONES of art. Up until the 1950s and ‘60s, many works of art were limited in size due to the spaces where they were being painted. Andy Warhol and his “art factory” in New York may have given birth to the idea of the loft. This transformative idea brought larger format works of art and performance art and even served as a new venue for art exhibitions in lieu of galleries. Lofts and New York go hand in hand. It is hard to imagine any other scenario. Loft implies a certain urban culture that is in opposition to the establishment. Originally, lofts were created out of abandoned manufacturing spaces or warehouses. Large windows, tall ceilings, cement floors, exposed hvac systems, large freight elevators and industrial lighting fixtures are just some of the typical architectural elements that have become iconic of lofts. Most every metropolitan city now boasts loft
space, typically in the most creative and alternative neighborhoods. These spaces are proposed by developers and cities alike as a way to revitalize or gentrify blighted or abandoned areas, sometimes even downtown areas. It’s a great way to reuse and rehab buildings without
knocking them down. In the past couple of years, cities from Miami to Memphis have begun to see condominium towers that play on the tectonics of lofts. Generally, these condos boast some sort of open floor plan with few or no dividing walls, taller ceilings and exposed AC
vents to give one the feeling of being in a loft. Their innate openness makes lofts not really suitable for families or even roommates. These units work best for single occupants and newlyweds or even empty-nesters. Although the original artist’s lofts were just
appropriate to scale. Flexibility is one of the biggest benefits. Because of the open floor plan, there are no formal rooms and no hierarchy or transition of rooms. Your bedroom area can actually be a part of your living area. The beauty of decorating a loft is that there are virtually no rules. Any style can be brought in: Swedish classicism, Country French, Art Deco Streamline, Contemporary, etc. The furniture will accentuate the style, while the enveloping loft will always reinforce its modern and bohemian roots. Your artistic visions are the only limits to creativity in a loft. Loft living, once seen as an unconventional lifestyle, has become part of the mainstream. As more and more professions and offices become more mobile, lofts are garnering even more appreciation. DANIEL A. uestion: This is a photo of an antique double bed that has been in our family for several generations. It is in excellent condition. The headboard is 7 feet tall and 63 inches wide, and ANNE the footboard is McCOLLAM 34 inches tall. The headboard has urn-shaped finials on either side, a round burl panel at the top and a rectangular burled wood panel at the footboard. The sides of the frame are beautifully carved and decorated with gold inlays. I don’t know what kind of wood was used. I hope you can provide more information on the history of our bed. Judging from your photo, your bed is made of walnut. Your Victorian bed, made circa 1870, would probably fetch $2,500 to $3,500 in an antique shop. Q: I have a set of china that belonged to my grandmother and have enclosed the mark on each piece. It is a service for eight, plus some extra place settings and serving dishes. Each piece is decorated with multicolored flowers and branches on the border. The plates have scalloped edges, and the set is in excellent condition. I am not interested in selling

Bathrooms get cottage charm makeover
S
ometimes, I look at photos of homes with large, lovely, almost palatial bathroom spaces, and sigh wistfully. As a lover of historic homes, big bathrooms are not a reality for me, unMARY CAROL less I knock GARRITY out a lot of walls. But I have found that just because your home has little bathrooms doesn’t mean they can’t be beautiful. All you need to do is add some touches here and there to give them charm. When we were designing our little lake cottage, making our petite power room attractive was a fun challenge. I embraced the room’s small scale by making if feel like a snug cocoon, covering the walls in Twilight, one of my favorite Mary Carol Artisan Paints custom colors. On the wall opposite of the vanity (which is a modified antique chest of drawers), I covered the wall in a grid of old book plates, all framed identically, to make a dramatic floor-to-ceiling grid of artwork. (I snagged this entire set at an estate sale.) If you live in an apartment, where you cannot paint the walls or change out boring bathroom faucets and fixtures, you can easily use artwork to give your walls pizzazz. Walls filled with interesting art give a room an instant custom-designed look. In my friend Nancy’s newly remodeled lake cottage the upstairs bath is stunning, thanks to her creativity. She spiced up the walls with a collection of artwork, topped the toilet with a sweet tableau and turned an old bamboo music stand into a towel rack. When Nancy’s builders installed the lighting above
it functioned. We wanted to rehab it in a hurry, so we hit the local hardware store and bought a pedestal sink, toilet and tile for the floor and shower. The changes were modest and inexpensive, but they really upgraded the look of the bathroom. To give the blah space more personality, I filled the main wall with this cheerful oversized botanical print. The shower curtain was a custom creation from Nell Hill’s. My remedy for a stressful day is to take a long soak in a hot bath. So when we renovated our own cottage, I knew I needed to put a little more time and budget into making the master bathroom
more spacious and inviting, my own little spa. My big splurge was turning a beautiful sideboard into a vanity. Another fast and easy way to add charm to a tiny bathroom is to get creative in how you store your stuff. I raided my china closet to create this attractive yet functional display. A silver tray holds a glass compote filled with my jewelry. A mug collects my makeup brushes. The space around holds treasures that make me smile, like a photo of Dan. ave you seen your first robin yet? How about your first grackle or red-winged blackbird? Spring is slowly arriving, as seen in the slow accumulation of signs for the nature observer. These early-arriving migratory birds will soon be followed by many other neotropical migrants. JEFF Some robins stayed in the RUGG northern states all winter, but most of them have been moving up from south of the border for the past several weeks. Some birds slowly migrate north across the continent, taking a couple of months from when the first ones arrive until the last ones move in. Some species migrate quickly and cover the thousands of miles in just a few weeks. Usually, the males migrate first to establish territories, and the females come up last when the territorial battles are over. The next couple of months are the peak time to see many migrating birds in their prime coloration, especially warblers. These sparrow-sized birds come in every color of the rainbow and actively seek insects from the ground all the way to the treetops. The best time to look for these birds is when the shrubs and small trees in your area start to leaf out and flower. If you can get out on the local trails, that is the time to do it. Migratory birds work hard to get the benefit of almost year-round summer. After raising their young (or being born) in the spring and summer, they leave North America as the cool weather of fall approaches. They enjoy a full summer of tropical weather in South America while we have winter. In other words, they don’t go south for the winter; they go south for more summer. But our summer is coming back, and so are they. Migration is an incredible journey that we people have a hard time understanding, and the birds do it with a precision that is even more incredible. For several years, I helped with a bird-banding project in the Shawnee National Forest in southern Illinois. Mist nets were placed in the same locations every season. Each bird caught was given an aluminum band with a specific number on it. Most birds
we released were never seen again. Several years in a row, a few nonmigratory birds were caught several times in the spring and fall. One species in particular that stands out in my mind is the northern waterthrush. They are smaller than a robin but eat insects they find by walking around on the ground the way robins do. They live in wet forested areas. They nest across Canada and may nest as far south as Wisconsin. They spend our winters in the rain forests of South America. On their round-trip journey of thousands of miles, some fly through Illinois. Season after season for years, we caught the exact same bird flying between the same pair of trees in southern Illinois. How they are created to do this is amazing to me. And not only are they that precise to get to the same place; they migrate at night.
