If the family members are from out of town, they might not be able to easily identify the best agent to help get the best value EDITH LANK for the property. All my kids are out of town, even out of the country. I recently suggested an agent they may want to use. As it happens, she once lived on my street, and 20 years ago she took the licensing course I was teaching. More recently, she helped me straighten out a new property-tax assessment.

As for the attorney recommending an agent, my experience is that rather than going on record as recommending, a lawyer is likely to simply provide the names of several brokers who specialize in real estate.

The art of the tabletop tableau

‌I

think the best interior spaces are those that tell the story of those who live there. Well-designed spaces are not just a collection of lovely furniture, artwork, lighting and accents.

MARY They are those that add a CAROL bit of magic, a mirror into GARRITY the passions and pursuits of the home’s inhabitants.

One of the easiest ways to offer snapshots into your life story is through the displays on the tabletops that dot your home. We love tableaux that intrigue a guest enough to pull them in, then reward them with something of wonder or whimsy, a whispered clue about what and who the homeowner cherishes.

When I visited my friend Marsee’s townhome, I almost lost my breath when I saw all the vignettes she has so carefully created throughout her home. Every surface held a story to be explored and enjoyed. She is the ultimate nester. One of the things I love most about Marsee’s tabletop tableaux is that each one is unique.

Yet, they all are similar enough to create a harmonious flow throughout her home.

I asked Marsee to share her secrets for crafting tabletop tableaux.

First and foremost, make sure you can use the space.

It’s easy to go wild building displays, making them reach high above the surface and spread across its girth. I’ve done this more than once in my life! But in Marsee’s smaller home, she can’t afford to not have every piece of furniture be fully functional. Keep plenty of tabletop open for things like drinks and books. To save space, she decorates with pieces that can double as storage, like baskets and boxes.

Repeat common elements to create continuity.

Marsee likes to decorate with old books, small picture frames, small wood boxes, urns filled with shells or other treasures, fresh flowers, antique statues, potted plants and candles. Before she creates a display, she spreads everything out that she might want to use. Then, she tries out different combinations until she likes what she sees.

Try a tray to hold a display together.

Trays are one of my favorite ways to ground a vignette. They collect a group of items and make them work as one. Some of Marsee’s displays start with a tray, but

One of the cathartic things about downsizing is giving yourself permission

to get rid of things you no longer love.

Marsee wisely put many of her accents into boxes and held on to them for a while after she moved into her townhome, just in case she changed her mind about anything. She did. Several pieces she thought

she no longer wanted, she ended up really missing. She salvaged them from storage, and now they make her smile every day.

Make even functional collections beautiful.

Marsee is a girl who loves her coffee.

You will find a coffee maker stashed in several places in her home, from her kitchen counter to both of the townhome’s bedrooms. But instead of just plunking down a Keurig, Marsee makes the coffee service areas beautiful by staging them with lovely dishes and cups, linens and interesting accents.

Budgeting for three common remodeling projects ‌I t’s easy to imagine the end result of a remodeling project—an updated spa bathroom, an open-concept kitchen with new cabinets and countertops or a basement converted into a convenient guest apartment. But it’s harder to imagine just what these LAUREN renovations will cost—and WHITE even more so, how far your own budget will take you.

Here’s a look at what you can achieve with modest, average and luxury budgets for three common remodeling projects, according to data from HomeAdvisor’s True Cost Guide.

BATHROOM REMODELS

Even small modifications can have a big impact in a bathroom remodel. On average, homeowners spend around $6,000 to $14,000, depending on the size and extent of the project.

Modest: With a budget of around $2,500, you can give your bathroom a fresh coat of paint, upgrade the toilet and sink, add new decor and update the lighting.

Average: For closer to $10,000, you can swap out surfaces and fixtures, so long as you don’t move plumbing or electrical. You can get new cabinetry, flooring and countertop materials—and even upgrade to a curbless walk-in shower.

Luxury: With a budget of around $24,000, you can move plumbing fixtures, invest in high-end flooring and countertop materials, and install new, custom-made cabinetry. You can also add tile installations, radiant floor heating and a luxury shower.

KITCHEN REMODELS

Most people have a vision of their “dream” kitchen, but not everyone can afford it right off the bat. Homeowners tend to spend $12,500 to $33,500 to create a kitchen that both appeals to their tastes and complements their lifestyle.

Modest: With around $4,000, you can either reface or refinish the cabinetry, upgrade your countertops or get all-new appliances. And your budget could also include detail work like painting, new plumbing fixtures and lighting.

Average: With a budget of closer to $22,000, you can paint, get new countertops, reface or replace your cabinets, and invest in high-quality appliances. You can also add a kitchen island or remove a

don’t have to water the plants 24 hours a day because the soil acts like a sponge. It holds rain and irrigation water until the plants use it or it evaporates.

In summer across North America, rain usually comes in a few heavy thunderstorms with many hot sunny days in between. Heavy, quick rains mostly run off without soaking into the soil. It is not the quantity of rain from a storm that matters but rather how much of it soaks into the soil. Each week or two, you will need to supplement the rain with enough water to give the plants what they need.

A proper watering soaks down into the soil as deep as the roots can grow. A person walking around with a garden hose rarely stands in one place long enough to let the water soak in deep enough. The person may keep the plant alive, but the roots do not grow deep enough to stop the need for continued watering. Roots growing in a deeper and larger volume of soil have more water available to them, so they can survive longer without supplemental watering.

If a plant looks wilted, first check the soil to see if it is moist. If it is, the plant roots may be drowning. If necessary, plants can be cooled by spraying water on the leaves during the hot part of the day, but don’t spray water on the plant in the evening; if the leaves can’t dry off before dark, fungal diseases can infect them. If the plants dry out quickly, add several inches of mulch to the area around the roots to help retain moisture.

ow much are a few extra minutes worth to you in the kitchen? If you’re racing to get out the door in the morning, maybe to catch the 7:27 train into the city or to get the kids to school, they’re probably worth a lot.

Likewise, if the extra minutes are the difference between a perfectly cooked meal and one that’s sat in the oven too long.

Security and convenience are the most common benefits of smart home technology. But time management DAN is another major upside, DICLERICO especially in kitchens.

What’s more, real estate agents are starting to tout smart home technology in their sales listings, alongside popular features like hardwood flooring and outdoor entertainment spaces. So besides making your home more efficient while you live there, smart technology will increase its value when the time comes to sell.

Manufacturers have introduced several smart kitchen technologies innovations that emphasize time savings and convenience. Take smart refrigerators.

components. For example, you can turn the lights or kitchen faucet on and off by voice command, helpful when your hands are busy with meal prep.

The nice thing about today’s smart kitchen technology is that it’s optional.

Repair unsightly drywall nail pops ‌D

ear James: My house seems to be well-built, but the heads on the drywall nails are popping out and they look terrible. How can I fix them and avoid them in a new room addition I am planning? — Rick H. Dear Rick: Nail pops can be particularly noticeable at night JAMES when lamps are on near a DULLEY wall. The light rays nearly parallel to the wall will cast shadows from even a slightly raised nail head. It is a common problem in most homes, so you should not be alarmed by just a few of them.

Your ceiling or walls will not fall down.

It is not difficult to fix existing nail pops. If the nail head is sticking out far enough to get a grip on it with a pry bar or pliers, pull it out. If you cannot get a hold on it, drive it back into the drywall, just slightly below the surface. Try not to drive it in so far that it breaks through the drywall paper skin.

Buy some drywall screws. Drill the proper size starter hole, next to the old

nail hole, through the drywall and into the supporting lumber. Screw in the drywall screw to a depth of only about 1/32 of an inch below the surface. Don’t let its head break through the paper skin. The screw will hold it securely.

Spread some spackling compound over the heads of the nail and the screw.

Drywall tape compound called “mud” is sometimes easier to use than spackling, and it has better adhesive properties.

Sand it smooth and paint the area with primer. If you put the finish coat of paint over the patch without primer, the surface texture will look different and the spot may be noticeable when the paint dries.

While you are at it, if there is an area of several nail pops, consider installing additional drywall screws in spots where the nails have not popped through yet. It won’t take a lot longer once you have the tools and spackling already out.

The key to eliminating drywall nail pops in your future room addition is to make sure the lumber used it not overly

moist. Even though the lumber was properly dried at the mill, it may have picked up moisture from being stored outdoors. If you suspect the lumber may be damp, keep it protected indoors for a week for the moisture content to stabilize to that of your home.

If the drywall is nailed to damp lumber and the lumber dries out later and shrinks slightly, a small gap can form between the drywall and the lumber. If the drywall gets pushed against the lumber for any reason, the head of the nail pops out.

Be certain to have the builder use special drywall nails, not ordinary nails.

Drywall nails have a special head design to reduce the possibility of tearing the drywall paper skin when they are hammered in. Screws take longer to install, but they are the best fastener to use.

The nails or screws through the drywall should be spaced properly so the drywall is adequately supported. One foot apart is the maximum spacing when attaching drywall for a ceiling. Installing them

closer together is not going to increase the building costs much and this will reduce the chances of nail pops.
