Unrelated ownership can occur by arrangement

H

ello, Edith: My sister purchased a home nearly 25 years ago, and her partner has lived with her the entire time, sharing expenses. It recently occurred to her that she should put her partner’s name on the EDITH LANK deed, as she isn’t getting any younger. She saw an attorney who told her that it was not possible since she and her partner are not related and only related people can co-own a home. That makes no sense to me. I think she should see another attorney. What is your advice? — D. C. Answer: It’s hard to believe any lawyer would say co-ownership by unrelated persons is impossible. Your sister must have misunderstood. Lots of unrelated persons own real estate together.

Married couples do have special ownership arrangements, which vary somewhat from one state to another. In most cases, the survivor would inherit automatically if a spouse were to die. Your sister and her partner could choose how the deed would be worded and make the same arrangement — with the survivor inheriting automatically — if they wish.

Before starting with another lawyer, I’d suggest your sister discuss this again with the original attorney. There has definitely been some misunderstanding.

What Are Points?

Hello, Ms. Lank: I live in a condo and am not looking to buy a house at the moment. Nevertheless, I keep wondering what “points” are. When I moved from one place to another about six years ago, “points” were included in the transaction. I objected to paying commission on “points” and wondered why the “true price” wasn’t the basis of the negotiation.

I got my way but wondered whether I was taking money out of the pocket of my agent, who I like very much.

I look forward to enlightenment. — D. J. Answer: There are several different uses of the word “point.” With real estate, it usually means 1 percent of a mortgage loan being placed. Unlike regular interest, it’s paid to the lender only once — typically at the time the mortgage is placed.

It’s a relatively small amount, and it doesn’t cost you anywhere as much as an additional 1 percent of interest would over the years.

Particularly at a time when rates are changing frequently, points may be

charged to cover minor adjustments in the cost of your loan.

You were quite right in refusing to pay commission on that extra charge. It was part of your financing arrangement and did not represent any service from your agent.

Vacant Vacation Land

Dear Edith: In the late ‘60s, my husband and I bought a half-acre of land in another state, one of those “come have a free dinner and listen to a land sales pitch” situations.

After 30 years, the land has not experienced the wonderful things they promised. We have paid taxes, assessments, etc.

I am 80 years old; my husband has been dead for nine years; and I no longer want the land. They tell me it is not saleable, so I am willing to get rid of it any way I can.

I have kept the taxes up but am several hundred dollars behind on assessment fees.

Can I just stop paying taxes and let the state take it? The association says it won’t take the land back and it will get a lawyer to force payment and I will have to pay the assessment plus interest plus their lawyer fees. Is there any way out of this?

— K. F. D Answer: I’ve always advised beginning real estate investors to steer clear of vacant land. It produces no income and requires yearly expenses, and even seasoned investors sometimes make mistakes in predicting future development.

If you just stop paying the taxes, sooner or later the land will be taken by the local authorities, and that should be the end of that.

I’ve never come right out and said this in print before, but I’m in my 90s now and what can they do to me? As the land is in another state, and taking your age into account, I’d say just forget about the rest of it. I can’t see the association really going to court over a few hundred dollars.

Even if it were to get a judgment, it’d be in another state, and it probably wouldn’t pay the association to do anything more with it.

If I were you, I wouldn’t worry about this at all. Just stop paying the taxes.

uestion: Dear Ed: We’re building a new home and thinking about installing wall-hung toilets for both bathrooms. Is this a crazy ED DEL idea? Also, can you please GRANDE give us some advantages of wall-hung toilets?

- Jean and Bob, Rhode Island Answer: Wall-hung toilets are the talk of the town in many new home building circles. I mention new homes because it’s a lot easier to rough-in a wall-hung toilet for a new home than to remodel an existing bathroom for wall-hung toilet use.

Today’s residential wall-hung toilets have really changed in comparison to the old models. Most notably, many wallhung toilets now have concealed tanks that are installed inside the wall. This is a great space-saving feature.

Wall-hung toilet bowl heights can also be adjustable for a custom fit. Many models feature water-saving technology, and some even have built-in bidets with smart toilet features.

My Showtime Market report: Hot trends and what I loved

‌I

n my 30-plus years in retail, I’ve been to a zillion markets. It takes a lot to wow me anymore. But oh my, that’s exactly what happened at the June Showtime Market in High Point, N.C. Here’s the official description of this fabric market that is a dream-come-true for fabric fanatics like me: “The internationally acclaimed Showtime Market offers the most comprehensive fabric, leather and MARY CAROL trim presentations.” My GARRITY description? Wow. Just, Wow. Most of those who attend the market are furniture makers.

But we carry so much fabric at Nell Hill’s that we always take a team to see what’s new and which fabrics by the yard we want to add to our collection.

There is so much to tell you about the new trends showcased at market and the amazing designers who are passionate about their fabric collections. Here are my top takeaways:

Performance fabrics are a miracle. Seriously.

If you’ve ever shied away from upholstering your sofa in a light-colored neutral because you were sure your kids, pets or husband would destroy it, never fear. Crypton to the rescue! Now you can welcome white, cream - any light color into your home. Crypton fabric is treated to resist stains and inhibit the growth of bacteria. A customer shared that her daughter took a Sharpie and drew a picture of a house and trees on their sofa.

Miraculously, it all came out!

Art is inspiring fabrics

These texture-rich fabrics seemed as if they would be at home in a Malibu beach house in the ‘70s, perfect for those who like an evolved, retro feel in their interior spaces, or something that reflects nature.

Niche designers are putting their hearts into their lines As a small retailer who spends every day working in the store with customers, I really enjoy meeting other interior design entrepreneurs who love what they do. Their enthusiasm about the power of their designs to help people create spaces they love was infectious.

There were so many wonderful designers we enjoyed talking with, but one that captivated me was Laura & Kiran. I want

to tell you more about this remarkable couple and the company they created in a future blog. (Kiran told us he and Laura met in India, and their first date lasted 36 hours. And, their love affair is still going strong today. Sigh!)

Green is the new black

When the designers told us this, they meant fabrics that are eco-friendly. We love that. But we’re also crazy about the color itself. It’s right up there with blue on my short list of color crushes.

Red is showing strong

Red is getting more and more popular in interior design. I’m glad to have it back. We were over the moon about this red and blue fabric, a new interpretation of a traditional Ikat design. I can see this on a chair or pillow.

10 design hacks for using mirrors ‌A

frequently used secret weapon of interior designers and home stagers, mirrors can help to trick the eye in a way that can be aesthetically pleasing to overall imCATHY prove a room. Small spaces HOBBS can especially be helped through the creative placement of mirrors. Looking for ways to make the most of mirrors in your home? Here are some timeless tips.

1. Go big! In areas where you want to make an impact, an oversized mirror can make a bold statement that can also help create a focal point.

2. Consider shape and size. Mirrors are design accessories, just like a piece of art, and can help add creative interest to a space.

3. Use mirrors to help make small spaces feel larger. Mirrors automatically make many spaces feel taller and or wider.

4. Hang mirrors in a series. This is a top tip of interior designers. Mirrors hung in a series can give the visual illusion of windows. Odd pairings tend to work best, such as a series of three or five.

5. Experiment with color. Looking for a mirror to blend in a space? Consider using a white frame. Colors such as black, silver and brass can help add a sense of contrast.

6. Place round mirrors above rectangular surfaces. Ever wonder why a round mirror looks great above a sideboard or dresser?

7. Get crafty! Looking for an interesting mirror? Why not make your own? Making a mirror is as simple as taking a frame or old window and gluing a mirror onto the back.

8. Go tall. When looking for ways to elongate a room, either vertically or horizontally, slim, long mirrors work well.

9. Pay attention to placement. Whether you are looking to place mirrors in a series or in a more whimsical placement, planning can often be the key to a successful design solution.

10. Use mirrors instead of traditional artwork. Mirrors are typically less expensive.

Dining chairs are like adjectives, offering support to the subject, the dining table.

Are all dining chairs the same, you may ask? Well, yes and no.

A dining chair is almost any chair of the appropriate height to pair with a dining table. There are side chairs and also armchairs. We are accustomed to most dining tables with side chairs, except in the occasion of a rectangular table, where armchairs can be placed on either end. Of course, rules are meant to be broken: Side chairs are used all around a table, and armchairs also have been used around circular tables, and wingbacks and banquettes are also used in dining rooms. In reality, it all depends on the size of the table, the room and the chairs.

When selecting a dining chair, consider the following three aspects: aesthetics, comfort and durability. A beautiful dining room chair is a complement to a table and can set the tone for the room. Dining room chairs should, above all, be comfortable.

Try laying a wire under the sidewalk

‌D

ear James: I want to install low-voltage lights in my yard, but I have to run the wire under a threefoot-wide concrete walkJAMES way. Is there any way to get DULLEY it under the walk without taking out a section? — Kathy W. Dear Kathy: Your problem is very common because low-voltage lighting is commonly used around patios and landscaping with walkways. Luckily, low-voltage wiring is safe to install in the ground without protection so the job is much simpler than installing standard 120-volt lighting.

You have quite a few do-it-yourself options for making an opening underneath a walkway which is only 3 feet wide. The first method to try is just digging under the walkway with a shovel. If the soil is

relatively loose without a lot of stones, this should work well.

Use a duckbill shovel. This is the type often used by landscapers to dig narrow holes when trenching or planting things.

It is long and narrow and looks similar to a ducks’ bill. Start digging down on opposite sides of the walkway to determine the soil conditions.

If the digging goes fairly easy, dig to a depth of about 1 foot below the bottom of the walkway. Dig out about 3 feet on either side so you can get the shovel in a more horizontal position. Remember, you do not have to dig deep. You just have to make a tunnel large enough to get the small wire through it.

Push the shovel blade in horizontally and rock it back and forth to slowly loosen the soil. Once you get near the middle

from either end, you will probably have to finish with a hand digger and your bare hands to remove the dirt.

Another option is to saw an angled chisel end on a piece of PVC pipe. Use a piece about 2 feet long so you can place it horizontally in the trench on either side of the walkway. Place a wooden block over the end and pound on it with a heavy hammer.

After it goes in several inches, grip it with a pipe wrench, rotate it and pull it out.

Clean the dirt out of the end and repeat the procedure until you are halfway through.

Do the same from the other side until the holes meet. If the ground is full of stones, use a piece of steel pipe instead of PVC so you can pound harder in it.

Another possible method requires the use of a pressure washer. Drive the pipe into the ground under the walkway about

Keep your squash well watered

uestion: We moved here a year ago and have a problem with squash.

My plants look great, but the fruit gets about 2 or 3 inches long and then withers up. The garden has sandy soil.

Any suggestions?

JEFF Answer: Squash need RUGG a lot of water. They have big leaves and grow big fruit. Sandy soil is fine for them, but you will have to keep them well-watered. A soaker hose is probably best, since it slowly adds water to the soil.

A normal daily watering will not work because the water will just flow out of the roots’ range. If you can, add more organic matter to give the soil a better water-holding capacity.

Another watering method is an olla pot. There are two kinds of olla pots.

One is used for cooking soup or storing food. The other is used for watering garden plants. The garden olla pot is an unglazed terra cotta pot that is set in the ground and filled with water. The water slowly seeps through the pot and into the soil.

Store-bought olla pots are often round and have a long neck. They may or may not have a lid. I would get one with a lid so mulch, soil and small animals don’t fall in. To make a do-ityourself version, use a clay flowerpot.

First, plug the drainage hole with putty. If you want to use it as a flower-

pot in the future, just remove the plug.

Bury it in the ground, and use a flowerpot saucer as a lid.

Q: I have a problem with a Thornless Hawthorn. Some leaves are turning brown. When peeling the leaf, I found a tiny whitish worm inside.

Also, there are a lot of tiny brown spots that look like eggs. What kind of worm is this? I am treating it with an insect spray.

A: The larvae of species of beetles, flies and moths that live inside leaves are called leaf miners. The dots you see are waste material. Generally, leaf miners are not worth the effort to treat unless the tree is brand-new or really full of them. If there are only a few, just pull off the leaf and step on it.

The insecticide must be able to soak into the plant and be eaten by the leaf miners. Check the insecticide label to see if it will treat leaf miners. Look for a product that says it is systemic.

Q: This spring, I encountered an unusual condition on my lawn that was categorized as snow mold by a local lawn care company. (It is brown, dry, dead grass, similar to hay). The company indicated that this is the result of a harsh and late winter and prevailing winds in my area, which contribute to nonlinear snow settlement, whatever that means.

Can you provide some remedies for

removing this excessive snow mold from my grass, since I have already spent a considerable amount of time and energy on thorough raking, fungus control and fertilization to no avail? Is this curable? Any help you can provide is appreciated.

A: Snow mold is a fungus that can grow any time the temperature is below 65 degrees F and there is high humidity. It can even grow under the cover of snow, especially late snows in the spring that occur after the grass has started growing. Snow mold usually only harms the leaves, and the grass grows out of it when the conditions are better. If the grass crowns are dead, consider ground cover in that area, since the problem has a chance of reoccurring. If it must be grass, ask the local dealer for varieties resistant to snow mold or fusarium fungi. Check your local extension service for tested grass varieties.

Do not use a high-nitrogen fertilizer in the fall because it can cause the grass to continue actively growing when the snows come and start new growth too soon in the spring. Keep mowing in the fall until the grass stops growing to keep from having long matted-down grass in the spring.

Wear eye protection and a face mask. Keep your head well above the pipe and over the walkway—DON’T watch in the end.

Once you have the hole opened, put a piece of conduit in it and run the wire through it. Code does not require conduit, but you may want to run additional wires someday. Use sand or fine gravel to fill in around the pipe so the walkway is still well-supported in that spot. This is most important if you used the shovel method because the hole will be much wider.

How should I decorate a kid’s room?

veryone benefits from a space that’s uniquely their own—especially kids.

Kids love to help plan and design their bedrooms. After all, the place where they sleep and play is their PAUL F. Here are three ways to customize your child’s room without breaking the bank:

Think about flexible options

Neutral walls and colorful accents make for the best basic building blocks of a child’s room. Don’t worry about adding any bright color—all the toys and accessories in the room can do that!

When it comes to developing a theme for the room, consider using easily changed elements. This flexibility will come in handy as kids grow and their tastes change. If they’re on a baseball kick, get baseball-themed blankets and pillows for now and swap them out for the next obsession later. If they’re into

trucks or dolls, place some on a shelf. You can also change these as their interests evolve.

Interior designers specialize in all aspects of home design and can give you pointers on how to involve your kids in the process.

Consider built-in furniture

Best concert/show/entertainment you’ve ever been to.

I had a heck of a time at Journey, but the best concert was Elton John in Las Vegas, the Red Piano tour. It was really neat.

Antique or vintage?

What’s the difference?

‌I

s that an antique or is it vintage? Most people refer to items that are old as antiques, because they feel a certain “cache” goes with it.

Some believe antiques are items that are 25 years JOSEPH PUBILLONES and older or 50 years and older. Technically, antiques are goods approaching the 100-year mark. Most other items fall under the term vintage.

Whether antique or vintage, these looks are a wonderful way to create a unique look in the home. Vintage or antique furniture does not have to make your house look like a gentleman’s club or your grandmother Salvatrice’s house; in many cases, it can be quite subtle.

However, vintage can be a bit trickier to incorporate. Designing a home around vintage furnishings must be carefully thought through. Mixing and matching pieces of furniture from totally different periods can create a hodge-podge look so it is best to have a plan of what you want to achieve, before you start buying vintage pieces for your home.

However, sometimes the most extreme types of furnishings can complement each other, so don’t be afraid to mix it up. A bit of moxie is needed to create an interesting mix and incorporate vintage pieces into the decor.

Vintage furniture does not need be more expensive than modern mass-produced furniture. One could end up with a wonderful, unique home that costs less to furnish than many homes with newly bought furniture with no style and heritage. The trick is to be an individual...

choose a style of interior decoration that you like and create a style around that.

Give the decor extra thought to ensure that it is workable and then slowly piece it all together.

Creating an individual style does not happen overnight and cannot be achieved in a few shopping trips. You may find yourself looking through yard sales, furniture sales and antiques shops for a while before you find a piece that you think would add a special touch to a room. Patience is needed!

The key to incorporating vintage pieces is not to do an entire room in one style or a 50/50 mix. Instead, aim for a two-thirds to one-third mixture of styles or just use a few pieces as accents. For example, one or two pieces of Art Deco-style furniture and a Scandinavian sofa from the 1960s can create a dramatic point of interest in an otherwise modern or contemporary room.

Incorporating vintage pieces is also a great way to display family heirlooms in your interior design. Vintage pieces don’t always have to be on permanent display — they can emerge from time to time and be shown off like a fine collectable, or even incorporated as table-scapes. Finally, incorporating vintage is very eco-friendly!

Every time we can keep one piece of furniture or item from going to a landfill, our earth smiles, and we preserve a part of our culture and history. These vintage treasures become our old friends.

How to maintain privacy in your backyard through planting

‌Y

ou can’t sunbathe nude when neighbors look down onto your patio or backyard. They can watch every move you make, and you don’t want to see them either. Your neighbor’s rotting camper or junk cars MAUREEN may not suit your garden GILMER style. The knee-jerk solution is to plant a closely spaced row of Italian cypress or other cigar-shaped evergreens.

It may be a wasted effort because they are slow growers, unlikely to fulfill their purpose before the end of our lives.

This is not a new problem, and if you go back to old gardening books, you see how wider beds and borders were standard along the fence lines. This wasn’t just for beauty, but ease of maintenance and improved plant health. And yes, the borders featured screening trees because they had eyesores too. They didn’t recommend trees in lawns as shading is unproductive: Grass needs full sun. Their primary concern back then: successful beautiful gardens, period.

Wide beds allow for a diversity of plants that support a much wider range of wildlife. More importantly, if a pest or disease attacks one type of plant, it won’t destroy the garden as is the case with

monocultures. If you lose one, things still look good until you plant a replacement.

This rule of diversity in design ensures sustainability of the garden as a holistic ecosystem, not a habitat for a particular plant or insect.

Trees grown for screening are watered and fed with the rest of the plants in that bed. They are naturally compatible, rather than fighting with a lawn for water and nutrients. The flowering diversity here rewards good design with great color thriving under and around the screen tree.

Your first step to a solution is to evaluate the privacy problem. Where is it, how wide is it and tall? Is there a window or patio that is the most important vantage point at your house? If so, make your visual assessment from that point to ensure proper tree coverage. This exercise roughly shows you the ultimate shape and size of the tree needed to block it.

Selecting a certain tree for privacy screening is more difficult. It should be done with the help of a professional who is familiar with a wide range of locally successful tree species. With tree problems often limited to a region, these professionals will know the species to avoid and best bets.

Semi-dwaf fruit trees make excellent spot screens in smaller gardens and offer the bonus of annual fruit.

Here are some general rules apply to the screening garden itself: - A deciduous tree loses its leaves in the winter for semiannual screening. But you may not be in the yard during the winter anyway. Evergreens are essential for year-round screening.

- Tree canopies offer varying degrees of opaqueness. It’s related to the density of branches and how much foliage they carry. Some want a more porous visual screen that blocks the view but not the light or breeze. These also offer a greater sense of depth while full blackout planting in hedge densities just makes living walls.

- Growers of trees have two methods of shaping young tree stock: standard and multiple trunk. A standard just has one trunk and a foliage head on top. Trees pruned to multi-trunk branch much lower, so they are wider earlier in life than the same plant as a standard. Multis can cover a lot more fence line than a single trunk in the same position. Multis rarely need ugly staking in youth, though if unstable they may require guy wires.

A good garden center can order your tree in as a multi trunk in any size containers from budget 15 gallon containers to sky’s the limit boxed semi-mature specimens.

The beauty of being a homeowner is the ability to create spaces for outdoor living. It’s darned hard to do when you live in a fishbowl. Create a beautiful deep border to augment your screen trees for maximized depth, screening, color and wildlife. The real payoff comes later when nude sunbathing, swimming or hanging in the spa finally becomes possible.
