Condo isn’t selling; consider lowering price

‌D

ear Ms. Lank: I’ve had a one-bedroom condo on the market with a Realtor for six weeks. There was a lot of interest at first and almost an offer, except the individual EDITH wants two LANK bedrooms in the same building. The building, by the way, is in an extremely desirable location across the street from a popular shopping district that has everything a person needs — banks, grocery stores, a pharmacy, etc. This building attracts many older women who are downsizing. Feedback has been that the condo is too small, and one person thought the monthly costs — the homeowners association (HOA) fee, insurance, taxes, power and light — were too much. The condo hasn’t been shown for at least two weeks, and the Realtor hasn’t called during that time. Meanwhile, I’m paying the HOA fee waiting for a buyer. What to do? Leave it on the market, or take it off and let it rest? I did sign a threemonth contract with the Realtor. I think the Realtor needs to be more aggressive rather than just letting an MLS do the work. — K. C. Answer: Because you mention a multiple listing system (MLS), we know that information about your condo is being shared with other brokerages, which is to your benefit. And the initial interest is encouraging. Don’t take the place off the market. Spring is the best time for real estate sales; it yields the highest prices, though, of course, your apartment isn’t aimed at families with school-age children. Has your agent suggested dropping the asking price? It may be a bit soon — wait another couple of weeks and then start reducing your

price till you hit a level that attracts offers. If you priced your condo at $2, it would sell that same day. You just have to find a price level, somewhere between $2 and what you’re asking for, that will do the job.

Reasons Not To

Edith: In your two answers regarding adding (deeding) sons to the ownership of a parent’s residence, you fail to caution them about the property tax benefits they may lose, depending on the state, as a result. In my state, Texas, having a nonresident owner of the property will reduce the flat-dollar homestead exemption afforded to residents, thereby increasing the property taxes. Again, in Texas, if the current owner(s) is over 65, they will lose a portion of a substantial dollar exemption as the result of having a nonresident owner. The intended result can be achieved without making the son a current owner. — D. Answer: Your advice is, of course, state specific, but as you saw, I could think of several other reasons why parents should consider possible drawbacks before adding a son as co-owner.

Sellers Wouldn’t Compromise Dear Edith: I read with interest your response to P. E., where you commented on the ways buyers can back out of a contract to buy a home (in this case, the seller wanted to sell “as is” and was unmotivated to compromise on any problems found by the buyers’ inspector or by the mortgaging bank’s appraiser after a signed contract to sell had been done). As buyers, we were delighted to pay a state-cer-

tified home inspector twice now and had to lose both purchases because the sellers refused to negotiate in any way, either on the purchase price or a contribution toward a major repair. One was due to such long-term, poor ventilation problems in which black mold covered the attic and the second because the roof was at the end of its life. On the second, we paid $140 for a required radon test, which takes three days; by the time we got the report on the fourth day, the seller, who had accepted our bid over another (it was already $5,000 over asking price and right on the tax assessment amount), refused to budge, though the radon in the basement was very high. We didn’t have to tell this to the seller, so what you advised sellers that “you’d have more information about problems you’d be legally obligated to reveal to the next prospective buyers” just never happens. Only the inspector and the buyers — us — now know the dangerous level. We lost total confidence in both real estate agents because they could not effectively negotiate a fair solution. The inspection report we paid for should be shared with the sellers directly as well as the seller’s agent and the state, and a summary of the inspection report should be mandated by law so the next poor schmucks who want to buy are informed. — M. 5 tips for aspiring beekeepers HOMEADVISOR STAFF

‌ dding bees—nature’s most A enthusiastic pollinators—to your backyard can bring a number of benefits. A bee box can encourage pollination, increase your garden yields and give you the chance to harvest fresh honey. You’ll also be supporting the honey bee population, which has fallen in recent years. But this involves more than just setting a box in the backyard and hoping for the best. Ettamarie Peterson, owner of Peterson’s Farm outside Petaluma, Calif., past president of the Sonoma County Beekeepers Association, and a 26-year-veteran of the field, shares some tips for aspiring beekeepers.

Educate yourself: Research as much as you can, and connect with a local beekeeping organization. That will put you in contact with other beekeepers who are familiar with your region’s specific needs. “Study, get acquainted with other beekeepers and find a mentor who can guide you through this,” Peterson says. “I wouldn’t have made it past my first beehive without a mentor and an association to help me.” Similarly, read up on your local laws for zoning codes or other ordinances that may govern beekeeping. Buy local: Peterson says you’ll find the best bees by acquiring them from a local beekeeper or learning to capture a swarm

yourself. You can purchase bees online or through supply stores, says Peterson, but by acquiring them locally you can be sure the bees are acclimated to your area. Equip yourself properly: Keeping bees requires an investment of time and money. At a minimum, you need the bee box itself, a stand to keep it off the ground, a hive tool, a smoker, gloves, at least a hat and protective veil, and a jacket. (For this reason, don’t think of beekeeping as a source of inexpensive honey. You’re working for what you get. “I always tell people, ‘There’s no such thing as free honey!’” Peterson says. “If they added up all the time and money they spent to get to that first jar,

they’d never eat it.”) Be ready for a sting: Sooner or later, if you’re keeping bees, you’ll get stung. Keep a supply of antihistamine handy, and if you’re allergic to bees, keep an EpiPen and pay even more attention to safety steps. (“You can still keep bees if you’re allergic, but you need to be very careful,” Peterson says.) Learn the proper remedies to treat a bee sting and minimize swelling—Peterson recommends chewing on a plantain leaf and applying it to the sting site. Place carefully: Set your bee box in a dry area where it won’t be in front of much foot traffic, and leave a couple of feet around it so you can work. Most bee-

keeping work is done from behind or to the side, Peterson says. She advises placing it where it can get morning sun and afternoon shade, plus as much sunlight in winter as possible. “This is why deciduous trees are great for bee boxes,” she says. With proper maintenance, hardscaping can last many years.

What kind of maintenance does my hardscape require?

‌I

t’s easy to think of stone hardscaping as needing little or no maintenance. Patio stones, pavers, retaining walls and sidewalks are made of stout material that seems indestructible compared to wood, dirt PAUL F. P. and plants. But, the elements still POGUE take their toll on your hardscape, and this stonework will deteriorate without proper care. The good news is hardscaping maintenance isn’t difficult. Follow these steps to ensure many years of enjoyment from your outdoor stone.

Regularly clean stone

Keep loose debris off your hardscape. A broom can sweep

away most of it on an everyday basis. Regularly spray down stone with a garden hose. Winter and spring debris, such as fallen leaves, mud and dead grass, can leave stains on your stones—particularly when left for several weeks. In most cases, you can remove these stains by scrubbing with a basic water/detergent solution. Pressure washing may be required if you have mold or standing moss. For oil stains, obtain an oil remover from an automotive or hardware store. When you’re doing all this cleaning, look for damaged stones or pavers. Chips and cracks will quickly get bigger. In most cases, you can replace individual damaged stones without

having to deal with the rest of the space. You can also apply paver sealer once every year or two. A good sealant prevents dirt and stains from penetrating and provides a pleasing shine. Sealed pavers are also easier to clean. You can purchase the sealant at a hardware store. Be sure to apply it only to clean, dry pavers. Pavers that are exposed to heavy rain, sun or foot traffic will need to have new sealer applied more often. In most cases, when you reseal a paver, the new layer can be directly applied on top of the original application. If your patio pavers are uneven, you may have more serious structural problems that could mean your patio needs to be re-

graded or replaced.

Pay attention to drainage

Water is your hardscape’s biggest enemy. When your stones are installed, they need a water management process. This can be as simple as slight elevation and channels that direct water off the stone and into a depression or drainage area. A well-designed drainage plan can also help provide water to nearby greenery. If water pools on your stones after rain, something has gone wrong. At that point, you probably need to contact a pro for their opinion. Pooled water can quickly damage stone and get worse. Also, keep an eye on the sand filler placed between pavers to hold them in place. You can buy

a bag of refined sand and pour it into the cracks if weather has worn it away. Many hardscaping companies offer ongoing maintenance contracts. You can hire one to handle most of this ongoing work if you don’t have the time to do it yourself. Paul F. P. uestion: We are enclosing a photo of a dessert set that has been in the family for three generations. My husband’s mother gave it to us, and she got it from her mother-in-law. The set is very thin china and consists of a cake plate, six cups, saucers and dessert plates. Each piece is decorated with orange and blue flowANNE MCCOLLAM ers, trimmed in gold and marked “Germany.” It is in perfect condition and appears to be hand painted. We have been married for 67 years and are now downsizing. We would appreciate knowing the value of our set along with its history, as we plan to pass it on to our children. Answer: Hand-painted porcelain dessert sets were very popular in the late 1800s and early 1900s. Around this time, many similar sets decorated with poppies were made in Germany, France and Japan. Without a manufacturer’s mark, it can be difficult to identify the maker. Your set was made in the early 1900s and would probably be worth $225 to $375. Q: I have enclosed the mark that is on the bottom of an antique teapot I have. It is decorated with rust, blue and cream-colored flowers and trimmed in gold. It was given to my grandmother as a wedding gift sometime in 1930. My daughter would like to have it, and I would like to provide her with more information about its maker, vintage and value. In 1981, financial troubles occurred; the pottery went into receivership and was taken over by the Edmund Yorke family. “The Alhambra” is the name of the pattern, and the number “739062” shows that the pattern was registered with the British government in 1928. Although the registry date is 1928, it doesn’t necessarily mean the teapot was made in 1928: It is the date when the design was registered. The Moorish Alhambra Palace in Granada, Spain, was the inspiration for the design. The name Alhambra appears to be popular with many pottery and porcelain factories from the 1800s to the present, all with different designs. Jazz up the garage and create more storage

ear James: I am recently divorced. Now, with my husband gone, I can finally clean up the garage and get things arranged properly. What suggestions do you have to free up space and jazz it up a bit? — Steve W. Dear Steve: Cleaning and jazzing up the garage JAMES area is becoming a very DULLEY popular home improvement project. With the attached garage door typically opening up to the kitchen or family room, the garage is often considered an extension of these rooms. If you do the job properly, it can become an activity area for your children. Your budget will determine how many improvements you can make. If you have several thousand dollars to invest in this garage makeover, consider hiring a professional contractor. He or she can analyze everything you need to store and the activities you wish to perform there and then develop a remodeling plan for you. When doing the design and work yourself, the first improvement most people make is trying to get commonly used items off the floor. These may include

garden tools, lawn chairs, children’s toys and bikes, pet food, fertilizer, etc. Dark brown pegboard was the standard for many years. It still works well, but it cannot hold heavy items without bulging, and it certainly is not attractive. Also, it is often difficult to get the hooks into the holes and to readjust them as your needs change. A better option for lightweight items is installing wire grids on the wall. Matching plastic hooks are designed to easily snap into the wire grid. These range in price from about $3 to $6 per square foot and are very easy to install on the wall. If the existing wall surface is in good condition, these grids will look quite nice. For about double the cost, solid slotted walls made of PVC are available. These panels attach securely to the garage wall and can support a substantial amount of weight. They are rustproof and will completely hide a garage wall in bad condition. You will have to use special hooks and hardware designed to fit into the slots. Cabinets and shelving are the next items to consider. Shelving is much less expensive than cabinets, and it gives you

instant access to frequently used items. Although good-quality shelving can be acceptable, it does not look as clean as cabinets with doors. You will find a huge range of quality and prices among garage cabinetry. Always select ones raised up a couple of inches from the concrete floor. This will allow you to hose out the garage occasionally to keep the floor clean. Also, during warm humid weather, moisture will condense on a concrete garage floor and make everything damp. Powder-coated steel cabinets are some of the most durable. Properly cleaning and finishing the garage floor can make the greatest improvement in its appearance and function. One of the least expensive options and the simplest to install is roll vinyl flooring. It comes in 12-foot-wide rolls and can handle the weight of a car. Another option is to interlock 1-square-foot plastic tiles. These are strong and colorful, allowing you to create interesting patterns. They are easy to replace if they get damaged. The most expensive option — but the best option — is a professionally installed epoxy coating. It has many layers and is very durable.

Layering techniques can be used to propagate plants

‌Q

uestion: We don’t have a lot of money for landscaping, but we want to propagate several shrubs in our yard. We want the plants to be the same kind and have the same color leaves and flowers. We figured that collecting and using seeds would potentially give JEFF us different colors. We don’t RUGG have a greenhouse or any way to grow cuttings. What would be an easy way to get more plants? Answer: I think you can get the plants you want with a propagation technique called layering. It is easy to do, and the new plants are clones of the existing plants so everything will be identical. The new plants are actually created from the branches of the old plants. Spring is the time to start this process. Each location on the branch that has or had a leaf is called a node. Buds at the nodes are where new branches originate. Under special environmental conditions, roots can grow at a node. Healthy branches that are anywhere from pencil diameter to about 3/4 of an inch in diameter work best. Air layering is commonly used on tropical houseplants but can be used outdoors, too. Remove any leaves at the nodes a few inches above and below the node that is a foot from the end of the branch. Make a small cut or

two in the branch at the 1-foot point. Don’t cut deep enough to make the branch break. Hold the cuts open with a toothpick. Wrap the area with a ball of damp sphagnum moss about 4 inches thick. Wrap the moss in clear plastic and tie the ends shut. In a few months, roots will fill the ball and the stem can be cut off for a new plant. Tip layering works very well on many outdoor plants such as abelia, climbing roses, forsythia, jasmine, lilac, oleander, pyracantha, shrub dogwoods, viburnum and willows. Any trailing or vining plant will work with this method. The bramble fruits of blackberry and raspberry grow easily with any layering technique. Bend any low branch to the ground. Remove any leaves from the nodes about 6 inches from the tip of the branch. Puncture the bark with a knife in a half-inch wide strip by scraping all around or making small cuts into the wood. Bury this area and a node or two about 3 inches deep into the soil. This area of soil must be kept damp to promote root growth. Pin the branch down with a U-shaped wire or a brick. As the new leaves appear on the plant in spring, new roots should start growing in the buried area. Leave the branch alone until fall, and then the new plant can be cut off the end

of the branch and transplanted. If there are low branches that can be laid on the ground, you can do serpentine or trench layering. With trench layering, everything is the same as with tip layering except you bury the whole length of the branch horizontally. Willows and shrub dogwoods propagate easily this way. If you start too late, there will be leaves on the nodes. Most plants would prefer the leaves be removed before burying, but willows won’t care. Each node in the trench should produce roots and new stems so you get new plants at every node. If the leaves have started growing or there are short side branches on the branch you want to lay in the trench, you can use serpentine layering. Bury one node as talked about above and then skip a node by leaving it above the ground. Bury the next one, then skip the next and so on. When roots appear, you can cut off the plants. There will be roots and maybe stems at the buried nodes, and they will be connected to the nodes left above ground that have leaves and branches. Serpentine layering is very easy with plants that have pliable branches such as climbing hydrangea, grapes, jasmine and trumpet creeper. greenerview.com. United Real Estate Solutions announces 1st quarter production awards SIOUX CITY — Kevin ‌ McManamy, president of United Real Estate Solutions, Inc., presented production awards to the company’s top producers at their Quarterly Awards breakfast. Twenty-six people received honors for the 1st quarter of 2019. Earning the real estate industry’s highest production honors, the President’s Award, were Barb Kimmel, Gayle Miille, Dave Pepin and Mark Vos, as well as Beau Braunger and Nathan Connelly of NAI United. Claiming the Diamond Award were Rick Arnold, Paula Brown, Liz Deurloo, Joe Krage, Jeff Nelson, Adam Stokes and Nick Tramp. The Platinum Award was presented to Chuck Burnett.
