Patrik Lazzari
BECx, LEED AP BD+C Principal
Patrik has over twenty years of practical experience in the construction industry focusing on building science and building enclosure technology. Brought up in Italy and educated in Sweden he has developed a keen sense of the durability and sustainable aspects of buildings. With a M.Sc. in Building Science Patrik set out to fulfill his longtime dream of creating an organization that provides services to optimize the performance of buildings and the indoor environmental quality for their occupants.
Arch., LEED AP Director European Market
Based in Rome, Italy, Francesco is the Director of operations in the European territory for SINERGI. He is a member of the GBC Italia’s Executive Committee, with responsibilities on international relationships. He is a registered architect and in addition to his work with SINERGI he is the Director of the UARK Rome Center, the European Hub of the University of Arkansas where he also teaches Architectural Design, Architecture of the City and Environmental Parametrics.

Ryan Williams is a mechanical engineer with a BS in Mechanical Engineering from Mississippi State University. He has four years of hybrid vehicle design experience where he became interested in energy efficiency and the global impact of antiquated technologies. Coupled with his experience in commercial HVAC system and controls design, Ryan has gained an invaluable holistic perspective of building systems, which greatly benefits his building commissioning work.
Based in Monterrey, Mexico, Rodrigo manages the Latin America territory. As the green building certification specialist for SINERGI, he has managed the LEED certification process for multiple projects in Europe, Mexico and the United States. He has a M.Sc. in Certification for Sustainable Design and Bioclimatic Architecture from the University of Barcelona. With twelve years of experience in various sectors of the construction industry, he has developed an enduring passion for environmental care and conservation, promoting green building standards in every project he’s been involved.

LEED
LEED, or Leadership in Energy and Environmental Design, is the most widely used green building rating system in the world. Available for virtually all building, community and home project types, LEED provides a framework to create healthy, highly efficient and cost-saving green buildings. LEED certification is a globally recognized symbol of sustainability achievement.
SITES
Administered by Green Business Certification Inc. (GBCI), SITES offers a comprehensive rating system designed to distinguish sustainable landscapes, measure their performance and elevate their value. SITES certification is for development projects located on sites with or without buildings—ranging from national parks to corporate campuses, streetscapes to homes, and more.
EDGE
An innovation of IFC, a member of the World Bank Group, EDGE is a fast and easy to use mass market transformation tool. It empowers developers and builders to quickly identify the most cost effective ways to reduce energy use, water use and embodied energy in materials. The strategies integrated into the project design are verified by an EDGE Auditor and certified by GBCI.
WELL
WELL is the leading tool for advancing health and wellbeing in buildings globally. WELL was developed by integrating scientific and medical research and literature on environmental health, behavioral factors, health outcomes and demographic risk factors that affect health with leading practices in building design, construction and management.
BREEAM
BREEAM is the world’s leading science-based suite of validation and certification systems for sustainable built environment. Since 1990, BREEAM’s third-party certified standards have helped improve asset performance at every stage, from design through construction, to use and refurbishment. Millions of buildings across the world are registered to work towards BREEAM’s holistic approach to achieve ESG, health, and net zero goals. It is owned by BRE – a profit-for-purpose organisation with over 100 years of building science and research background.
Italian Certification Protocols
As a Member of the Green Building Council Italia and through direct experience in various projects undergoing certification, SINERGI has developed specific competencies in relation to the energy-environmental protocols of the GBC Italia family.
GBC Home
The GBC Home® protocol was developed considering the specific housing needs and variations in the construction models typical of Italy, drawing inspiration from the LEED protocol. The protocol is designed for residential buildings of various sizes, including condominiums up to 10 floors and structures with a small part designated for non-residential functions, such as offices or commercial activities. It is also applicable to farm stays and accommodation facilities up to 50 beds.
GBC Quartieri
GBC Quartieri® is designed for projects in areas undergoing redevelopment or new expansions, emphasizing the environmental sustainability of the territory, infrastructure, facilities, and sustainable buildings. It applies to both new construction and urban redevelopment projects, with no specific limits on use or size of the area.
GBC Historic Building
GBC Historic Building is a protocol for the voluntary certification of the sustainability level of interventions on historical buildings with various uses, combining LEED® sustainability criteria with restoration expertise. It concerns historic buildings constructed before 1945, with at least 50% of the existing technical elements.
GBC Condomini
GBC Condomini focuses on the sustainable redevelopment of residential buildings composed of multiple real estate units, promoting overall building performance improvements. The protocol can also be applied to buildings constructed before 1945, including a preliminary investigation phase and interventions on the structure, envelope, and systems."

Total Building Commissioning
Commissioning, as defined by ASHRAE, is a quality-oriented process for achieving, verifying, and documenting that the performance of facilities, systems, and assemblies meets defined objectives and criteria.
Commissioning is the only common thread that runs from the design phase and continues all the way to the occupancy and operation of the building.
Commissioning ensures building quality and helps achieve higher energy efficiency, environmental health, and occupant safety and improves indoor air quality by making sure the building components are working correctly and that the plans are implemented with the greatest efficiency.
SINERGI takes a comprehensive look at the commissioned building systems and their interaction and the impact of these interactions on building performance and total cost of ownership.

SINERGI offers an array of energy management services for new projects as well as existing buildings.
Energy simulations
For new construction projects SINERGI offers whole building energy modeling to simulate the expected energy usage of a facility.
This helps the design team gain a better understanding of the building’s energy performance to gauge which design solutions are cost effective and provide the best energy conservation options for the facility.
As this is typically a complex process and a very critical component of a green building certification, SINERGI manages the communication with engineers, architects and other stakeholders to accurately retrieve energy modeling input and use preliminary output to positively influence the energy efficiency of the building during the design process.
Energy audits & assessments
This service is aimed at identifying opportunities for energy savings, operational improvements and indoor air quality improvements for existing facilities.
Through observations from site visits SINERGI will provide a comprehensive checklist in which these opportunities are listed.
With the help of the facility manager(s) a cost/benefit analysis will be performed to identify maximum ROI and prioritization of each proposed improvement.
The results may also be used to identify opportunities for sustainability certification of the facility.

Building Enclosure Commissioning, BECx
Using our expertise in Building Sciences, we provide the ultimate service to assure the Building Owner will receive a functioning and high-performing building enclosureBuilding Enclosure Commissioning.
The purpose of the Building Enclosure Commissioning is to provide a process for independent, third-party verification that the installed performance of the building exterior enclosure meets or exceeds the minimum performance requirements set forth by the contract documents.
The commissioning process targets the exterior enclosure of the building, including below-grade construction, above-grade construction and roofing construction that protect climate-controlled interior spaces from unconditioned spaces and the exterior environment.

Building Enclosure Consulting
Building enclosure failures are a leading cause of building construction issues and represent the majority of all insurance claims related to building defects. The best opportunity to eliminate potential building enclosure issues is during the design process.
SINERGI uses its expertise in Building Sciences to assist the Design Team during this critical phase by providing consulting services and conducting design reviews, with particular attention to enclosure details.

PARQUE ARBOLEDA
San Pedro, Nuevo León, México
This multi-use project consists of a group of commercial buildings within the Arboleda development in San Pedro, NL, Mexico, designed by world renowned architect Cesar Pelli. There are three separate buildings, which include offices, restaurants, commercial retail spaces with a total floor area of approximately 48,200 square meters. Parque Arboleda was the second LEED Core & Shell Gold certified building in Monterrey, Mexico.

CITTÀ VERDE SMART DISTRICT
Rome, Italy
One of the largest new green districts of Rome, Città Verde is the first project in Italy seeking both the GBC Home and GBC Quartieri certifications developed by GBC Italia. 11 residential buildings, 1 school, 1 shopping center and a 20 hectars park form this unique and innovative smart district in the south-west part of Rome.

CONTINENTAL TIRE TRAINING CENTER
Clinton, Mississippi, United States
The employee training center is located in Clinton, Mississippi, where Continental Tire the Americas, LLC is building a $1.45 billion truck tire plant. The facility will be used for job interviews, employee on-boarding and training new employees. It will be equipped with classrooms, computer labs and hands-on technical training areas.

TMC MEXICO CONTROL TOWER
San Pedro, Nuevo Leon, Mexico
The new corporate offices for TMC, a Division of C.H. Robinson. Located on the 12th floor of the Torre Cinco building within a Corporate Complex in Valle Oriente, the office space achieved LEEDv4 Gold Certification for Commercial Interiors, becoming the second highest scoring LEEDv4-CI project in the state of Nuevo León and the third to reach LEEDv4-CI Gold certification in Nuevo Leon.

HARD ROCK HOTEL & CASINO
Hollywood, Florida, United States
The 140 meters tall guitar tower is part of a 1.6 billion expansion of the Seminole Hard Rock Hotel & Casino in Hollywood, Florida. It will be the centerpiece of one of the world’s most elaborate casino complexes, including a Hard Rock Casino nearly double its current size. The expansion also includes a new entertainment venue, a new 638-room addition to the existing hotel, a 10-acre lagoon-stye pool with cabanas and private villas, 1,950 square meters of new retail space and 11,000 square meters of meeting and convention space.

GHELLA HEADQUARTERS

The Ghella Meeting Center is a new construction inside the existing property of the Ghella Headquarters in Rome, Italy. The new Meeting Center will be used as an independent facility in which the company will organize special events, meetings, and other public relations events in order to promote the company’s mission and attract new clients. This was the first LEEDv4 Platinum certified project in Italy.

NUOVO QUARTIER GENERALE ANGELINI

Casa Angelini is the headquarters of the Angelini Industries Group located in the Tuscolano District of Rome. Designed by Studio Transit, the building extends over an area of 30,000 square meters. It is a beautiful and contemporary workplace that represents the global and sustainable soul of the Group. Casa Angelini has been designed with sustainability in mind, focusing on the well-being of people, energy savings, and environmental protection, thus achieving the LEED Platinum certification.

AMERICAN CANCER SOCIETY, HOPE LODGE
Houston, Texas, United States
Richard M. Schulze Family Foundation American Cancer Society, Hope Lodge provides free lodging and amenities for cancer patients undergoing treatment in Houston. The lodge acts as a home away from home for the patient and a family member, who have access to a suite, clean linens, resource library, recreation rooms, kitchen and personal pantry, meditation room, transportation to treatment, and a nurturing community of volunteers.

TORRE SOFIA

SOFIA Tower is a 40-story building designed by Cesar Pelli. It is located in the heart of San Pedro Garza Garcia, NL. Among the tallest in the country and with a gross area of over 57,600 square meters, the upscale building includes private offices, residential spaces, numerous first-class amenities, and a Green Roof. SOFIA is the first LEED CS Gold certified building in the city of San Pedro and the second one in the state of Nuevo Leon.

W HOTEL
Nashville, Tennessee, United States
This 16-story hotel from the Marriott International W brand offers 346 guest rooms, including 50 suites with two presidential luxury suites and a 160 square meter penthouse. The project boasts several plaza decks above conditioned spaces and a myriad of glazing and cladding interfaces, which increased the complexity of the design and construction.

LYRA
Cumbres, Nuevo León, México
Lyra is a new multi-phase mixed-use development in Cumbres, Nuevo León. This community which was designed to meet the highest sustainability standards, will be located on a 20 hectare site and consists of 12 residential buildings, 17,500 m2 of commercial areas and more than 9 hectares of green areas including parks and recreational spaces for residents and visitors.

JIM AND THOMAS DUFF CENTER
Mississippi State University, Starkville, Mississippi
The building will house the University’s Autism and Developmental Disabilities Clinic (ADDC), Disability Resource Center and Department of Kinesiology. The 9,300 square-meter facility provides state-of-the-art offices, classrooms and laboratories that enable increased hands-on training in the areas of physical and developmental disabilities, as well as kinesiology.

The office building at the Interporto Doganale di Bologna is a small modern building designed and built according to the logic of energy-environmental sustainability to meet the needs of the occupants.
This is the first LEED certified building within the Interporto area and stands as an example of the company's attention to the environment.

MATTEL MONTOI PLANT D
General Escobedo, Nuevo Leon, Mexico
Plant D is an extension in excess of 20,900 square meters to the existing Montoi manufacturing plant located in the municipality of Escobedo, Nuevo Leon. With this addition, Montoi is now Mattel's largest manufacturing company in the world, which consolidates the operations of the plants in Tijuana, Baja California and Montreal, Canada.

PERKINS & WILL MONTERREY STUDIO
San Pedro, Nuevo Leon, Mexico
The first studio for architectural firm Perkins & Will in Mexico, located on the 11th-floor of Tower Equus 335— in the Valle del Campestre neighborhood at the heart of the San Pedro district. The project achieved LEEDv4 Platinum for Commercial Interiors, becoming the second Platinum project of its type in Mexico and the largest in Latin America.

WORLD FOOD PROGRAMME
Rome, Italy
WFP is the world's largest humanitarian organization, providing food assistance and relief in emergencies and building a pathway to peace, stability and prosperity for people recovering from conflict, disasters and climate change. It's headquarters is located in Rome. Three small buildings, the Childcare, the commissary and the meeting center, that are inside the WFP Campus have been LEED Certified achieving the platinum level. Sinergi provided support to the General Contractor Pasqualucci Costruzioni for all the contruction activities related to the certification.

Nuvola is the new headquarters of Lavazza in Turin, inaugurated on June 8, 2018. Spanning 30,000 square meters, Nuvola Lavazza preserving the existing industrial architecture. Designed by architect Cino Zucchi, it embodies the company's history and values. Nuvola Lavazza is an ecosystem of spaces open to the neighborhood, the city, and the world. Here, conviviality, ritual, culture, and innovation interact harmoniously to enrich time and offer quality experiences to share.
