SITE ANALYSIS AND CONCEPT PLAN STAGE 1:

SITE CONSTRAINTS

South Eastern corner of the site is developed. Residential and Commercial lots are available. Infrastructure for main roads through the site are connected with Raleigh Rd, and existing tram network.

PROPOSED ZONING

This part of the site is least contaminated, giving a chance for the community to be established while the rest of the site is worked on.

STAGE 2: Northern part of the site is developed with two new bridges and roads connecting up to Buckley St. Major ecological recovery begins with the large 20 ha park and wetlands area being established as a flood barrier. More medium and high density residential housing is available.

Proposed roads

Final stage where the Western side of the site is developed. This is the most contaminated part of the site. Another bridge will be constructed linking the site with Military Rd. More commercial lots will be available along Buckley Rd, as well as low density housing along the river. The Maribyrnong river trail will also be reconnected giving residents walking trails all along the river front.
