Located in the vibrant heart of San Francisco, the Academe at 198 is UC Law’s latest addition to its Academic Village. This 656-unit complex serves as a multi-disciplinary education and community hub where students in fields like business, law, and medicine collaborate on global challenges while discovering a common purpose.
Designed with graduate students and faculty in mind, the Academe at 198 offers a variety of residential options, along with unique communal spaces, academic classrooms, two courtrooms, and diverse food and retail establishments.
This innovative project stands as a model for multi-disciplinary student housing, emphasizing intentional placemaking. It represents a strategic investment aimed at spurring development and providing affordable housing in an economically challenged area.
The Architectural Spine: A
Core Concept of Integration and Community
A core concept of this project lies in the creation of a continuous ribbon of public spaces, seamlessly weaving through the building. This architectural thread, defined by its transparent design and punctuated by expansive windows, serves as a unifying element, connecting the internal functions of the Academe At 198 with the broader public domain. At its heart, this ribbon links a series of essential communal areas, including reading rooms, the Lex Lab, café, study and meeting rooms, before reaching its pinnacle at the captivating skyline lounge and terrace. This interconnected network of spaces, integral to the project’s vision, not only promotes collaboration and engagement but also embodies its overarching ethos of openness and inclusivity.

Facade Fusion: Blending Tradition with Innovation
The College of Law sits at the center of San Francisco’s civic heart, surrounded by City Hall, federal and state courts, the public library, and several museums. the Academe At 198 takes inspiration from familiar elements of civic architecture and reinterprets that language in creative and unexpected ways. The building’s residential façade is composed of custom concave aluminum panels that are an abstraction of the depth and texture of the fluted classical columns found in traditional judicial design. Slicing through this façade is a continuous ribbon of transparency and activity that organizes the building’s public spaces in a bold and recognizable gesture. At street level it connects the academic village by bridging Golden Gate Avenue and McAllister Street with an active Hyde Street storefront. On the corner of McAllister, it forms a grand entry and then rises to create a skyline terrace.

Courtyard Concept: Merging Murals with Skyline Serenity
In conceptualizing the courtyard space, we drew inspiration from the vibrant neighborhood surroundings adorned with captivating murals. Recognizing the cultural significance of these murals, our design endeavors to seamlessly integrate this artistic essence into the fabric of the space. Thus, we introduced blue-colored metal panels, evocative of the sky’s hues, and fashioned an abstract mural that mirrors the neighborhood’s artistic spirit. The panels exhibit a gradient of blue tones, blending harmoniously with the azure sky above, creating a captivating visual continuity. This infusion of color not only enriches the courtyard’s aesthetic appeal but also infuses it with a dynamic vibrancy, echoing the lively atmosphere of the student community.

Within its expansive 80,000 square feet of academic space, 198 McAllister will serve as a dynamic center for learning and community engagement. It will house a diverse range of programs and learning environments, including the Cotchett Advocacy Center with state-of-the-art courtrooms, the esteemed Center for Negotiation and Dispute Resolution, and facilities for ten student journals, such as the Environmental Law Journal and the Race and Poverty Law Journal. Additionally, students will have access to resources for Moot Court and Legal Writing, fostering their skills in advocacy and research. The building will also feature a spacious multipurpose area designed to accommodate various events and activities, further enhancing the campus community. Exclusive to UC Hastings, the LexLab will be a hub for innovation in legal technology, connecting entrepreneurs with legal professionals, students, alumni, and investors to drive forward-thinking solutions that shape the future of the legal industry.

The Big Idea
We are aiming to design a vigorous and active campus center, where a garden provides the platform and connectivity from all corners of the campus with communities rising into the sky for commanding views of a campus rich in legacy and strong in vision:
-A campus which creates a canopy into a community where past, present and future are equally celebrated and interwoven.
-A portal created as a monumental lantern representing the new opportunities that this institution brings to its students and its community at large.
-Two welcoming arms housing the vertical communicates that extend towards the lake, providing vistas, to the campus, and east towards the heart of the city that give the Institution its name.
-Several pillars anchor carefully into the garden, with the main two becoming the new doorways to the future, and where the public amenities transform a passage way into a vibrant destination for the campus to gently flow thru and to invite the existing academic buildings to define and participate of this new hearth. The pillars are illuminated at night by the student housing itself, creating a sense of discovery and wonder that creates a vibrant edge to Lake Osceola.

The master plan envisions the global land grant institution as a thriving interconnected system of campuses with enhanced infrastructure and mobility, vibrant mixed use districts, interdisciplinary academic facilities, resilient natural systems, and improved campus life amenities.
The plan aims to establish a longterm and forward looking vision that will place Virginia Tech at the forefront of higher education. The emerging vision is one defined by “destination areas”—the themes around which interdisciplinary teaching, research, and outreach activities will be organized. This implies a move toward a more interdisciplinary and dynamic range of programs, activities, and partnerships with other institutions, businesses, and industries.

Corner Units
The corner units are a mix of market rate luxury duplexes, standard units and affordable housing units. By locating different types of units at the same location, we reach the goal of creating a community that provides equal views and accessibilities for everyone.

Hanging Garden Units
The hanging garden units could have a 270 degree view of the city and the river, with easy access to the roof gardens. Therefore, we located mostly units for families with more than two kids here, in order to provide larger outdoor spaces for the families.
The Sunken Plaza is in the courtyard that connects the site with the East River front. The courtyard is surrounded by recreational programs, such as a library, an elementary school, a day care center, a supermarket and a gym with a swimming pool, basketball court and play ground. Moreover, the public programs are all connected to each other with the continuous roof gardens.

The First Ave Square
1st Ave Square is the courtyard that connects the First Ave with the site. The overpassing bridge that hangs over the square connects our neighborhood with the existing Tudor City. The programs surrounding the square are public programs serve for the city, such as, theater, museum, shopping mall, and restaurant. All the programs are connected by the continuous public roof gardens. The two courtyards are connected by the community center, which can also be used by the larger neighborhood.
