to build your deck foundation. It’s also recommended to install gravel under the structure to provide better drainage. Next, put stakes in the ground and string the perimeter to ensure the deck outline is level and square.

INSTALLING THE BEAMS

At this stage, you should be able to see your deck starting to take shape. Lay the deck beams on top of the footings, making sure they are high enough off the ground to allow for ventilation. Measure diagonally and tap the beams to line them up. Consider using temporary supports to hold your beams in place. Add additional gravel to level out the ground, if needed.

ATTACHING ANCHORS AND JOISTS

Once the framing beams are level, attach angle brackets at the corners of the deck for additional support where the joists and beams meet. Use joist hangers to fasten the inner joists to the beam faces at regular intervals, using the spacing recommended by the decking manufacturer, as well

as local building code regulations. This provides stability and gives you a good idea of how the decking will lay.

LAYING THE DECKING

Align the first length of decking with the outside edge. Once you’ve ensured that it’s even, install the remaining deck boards perpendicular to the joist. Make sure the boards are well-secured and gapped according to the decking manufacturer’s guidelines for proper ventilation. This is also important for preserving the warranty that may come with your decking material.

FINISHING AND ENJOYING

Once your decking is installed, use a circular saw to trim any overhang for clean, finished edges. After you’ve admired your hard work, make the space your own by adding plants, furniture and decorations to bring your outdoor oasis to life.

However, when these filters become too full, they can limit airflow and cause the blower to work harder. Maintaining a filter replacement routine can help improve efficiency and extend the life of the HVAC system. For most systems, the recommendation is to replace the filter every one to three months, but homeowners should follow the frequency indicated by the HVAC system manufacturer. Routinely cleaning the grates of the air vents will also help to maintain efficient airflow.

■ Schedule preventative maintenance: The Indoor Air Quality Association (IAQA) estimates that routine HVAC maintenance can reduce annual heating and cooling bills by as much as 30%. Routine maintenance involves cleaning and inspecting the evaporator coil, examining the drain pan and condensation line, evaluating blowers and fans, testing system controls and checking refrigerant levels. Establishing a routine of scheduled service prior to the hottest and coldest times of the year - when HVAC systems are used most - will ensure equipment is in peak working condition and can even help to reduce costly repairs over time.

■ Cover windows: The Department of Energy (DOE) estimates that as much as 76% of the sunlight that hits a standard, double-pane window will transfer as heat into the home. Window coverings of nearly any nature will help to reduce solar heat gains, especially when installed in south-facing rooms or homes with little to no exterior shade. How homeowners can lower cooling bills this summer

shades certified by the Attachments Energy Rating Council (AERC). These specially designed shades incorporate an interior layer of insulation and can reduce solar heat that enters through the windows by as much as 60%.

■ Inspect and seal ductwork: EnergyStar estimates that as much as 20% of HVAC efficiency is lost to poorly connected or damaged ductwork. An HVAC technician can inspect the ductwork throughout a home and evaluate the system’s air supply and return balance. Airflow imbalances could be a sign of damage, loose seals or even that the ductwork isn’t sized correctly. ■ Utilize In ation Reduction Act savings: With higher-efficiency HVAC equipment from YORK, homeowners can reduce their heating and cooling costs by as much as 50% compared to low-efficiency systems, helping homeowners see a reduction in their energy bills while lowering their environmental impact. Signs it’s time to renovate

Homeowners renovate their homes for a variety of reasons. Renovations can increase the value of a property and make homes safer and more comfortable for their occupants. Improvements also can be made to stay current with the times or to give a home a new vibe.

Statista projects $510 billion will be spent on home improvements in 2024. The home improvement market is generating significant revenue. In fact, nearly a quarter of Americans opting to renovate their homes will spend an average of $10,000 on their projects. According to a Home Stars Renovation report, 8 percent of Canadian homeowners who have renovated have spent more than $20,000 on a home improvement project.

Kitchens and bathrooms often get the most attention

when it comes to home improvement. However, every room and space in a home may need a renovation at some point, and the following are five signs it’s time to renovate.

AGE

The National Association of Home Builders states that 50 percent of U.S. homes are over the age of 40. That means that age alone could dictate a need to renovate, particularly if some materials are original to the home. For example, asphalt roofs typically last 25 to 30 years, while window frames can last 20 to 50 years depending on how well they have been maintained.

INCONVENIENT LAYOUT

Some homeowners scratch their heads when faced with awkward floor plan layouts. While one may live with the

inconvenience for some time, typically a floor plan that isn’t working for the homeowner is a major driver of renovations.

OUTDATED LOOKS

A home can look dated even if it is a relatively recent build. That’s because trends change quickly. For example, dark, cherry cabinets that were popular just a little while ago have now been replaced by lighter color palettes. Homeowners whose homes do not match the looks emulated in design magazines may consider a change, particularly if they’re planning to sell soon.

DETERIORATION

Signs of water, storm or structural damage should be addressed as soon as possible. Any deterioration should be a strong indicator that it’s time to renovate.

EFFICIENCY

Escalating utility bills could be indicative of an inefficient home. Homeowners can conduct energy audits and then improve the areas where energy loss may be occurring, such as windows, doors, siding, and insulation.
