Dunkin Donuts eyes south side site By DAN WAITT dwaitt@shawmedia.com The city’s south side could be getting a Dunkin Donuts. Representatives from a developer recently announced plans to build a Dunkin Donuts restaurant at Route 47 and Fountainview Drive in Yorkville. The development would require changes to an annexation agreement originally approved in 2007. The site originally was to be a bank and office development, but due to the economic recession, those were never built. Developers want to build a Dunkin Donuts at the northeast corner of Route 47 and Fountainview Drive in Yorkville. LLC now wants the site to include a Dunkin Donuts, a small strip mall with room for three or four stores and a gas station. No other potential tenants were announced.
Mark Daniel, an attorney representing the developer, said the Dunkin Donuts could help jump start economic development in the area.
“This is a strong economic benefit for the city,” he said. There is a Dunkin Donuts on Route 47 north of Route 34 in the city. City administrator Bart Olson said terms of the annexation agreement are being renegotiated since the original agreement was approved in 2007. According to city documents, in 2013 Standard Bank obtained ownership of the remaining two lots on the property through foreclosure and recently entered into a contract purchase agreement with Hari to secure entitlements for new development of the property. Hari is seeking to re-subdivide Lot 1 of the Fountainview Plaza development into two new parcels, Lots 101 and 102. Lot 101, which is
approximately 0.93 acres, would contain a nearly 2,000-square-foot Dunkin Donuts building with a drive-through window and a small outdoor seating area, while Lot 102 (approximately 0.86 acres) would have a mixed use land plan consisting of a fuel/gasoline service station with a convenience store and fast food or restaurant user, according to city documents. A retail building in Lot 102 would also contain a coffee shop, restaurant or tavern-lounge with a video gaming operation in a separate unit of the building. Lot 2, a 1-acre northeastern parcel, would remain available for development, although the petitioner proposes to install some on-site parking in the initial phase of development, city documents said.
Disabled Yorkville construction progressing vets to get tax break By MATT SCHURY mschury@shawmedia.com If you’re a veteran in Kendall County, you may be eligible for an exemption on your home’s tax assessment. Gov. Bruce Rauner signed a bill into law this month that expands the Disabled Veterans’ Standard Homestead Exemption and reduces or eliminates the assessed value of a property owned by a veteran who is disabled. Andy Nicoletti, the county’s supervisor of assessments, said those veterans that are considered 30 to 49 percent disabled will get a $2,500 exemption off their assessment, while those considered to be 50 to 69 percent disabled will receive a $5,000 exemption.
