T. CHARLES – The west side of Route 31 between Red Gate and Silver Glen roads in St. Charles has been undergoing a transformation. New houses are popping up as part of The Reserve of St. Charles, a community of semicustom and custom houses being built by Meritus Homes. Brian Brunhofer, president of Deerfield-based Meritus Homes, believes that the development moving forward is an indication that the area’s housing market is on the upswing. “I’m definitely optimistic that the market will grow stronger,” Brunhofer said. “[But] we are still well below where an average market would be.” Today’s home buyers are doing more homework than home buyers in the past, he said. “They want to make sure they are in the right school district,” Brunhofer said. Along with the area experiencing new housing construction, suburban home sales are seeing positive growth. According to the MainStreet Organization of Realtors, the suburban Chicago housing market posted a 12.8 percent increase in the number of homes sold in the region compared to April 2014. In addition, the median price of detached homes was up 9.6 percent compared to the same period last year.
