Our firm is led by Principal Kelly Teich, and CEO Thiep Cung, who bring decades of expertise and visionary leadership to every project. A licensed architect in the State of California, Thiep holds a Bachelor of Architecture from Cal Poly, San Luis Obispo. Before joining Warner Group Architects, he gained valuable experience working with some of Santa Barbara’s most prestigious firms, including the renowned Ehrlich Rominger Architects.

This modern home replaces a modest existing house, maximizing the stunning location with two pools and three spas. The design features expansive sliding doors and windows that open every room to the outdoors, a steel structure for sleek profiles, and lush landscaping for privacy. The second floor is dedicated to the master suite with wraparound decks offering views of Butterfly Beach and the Channel Islands. The basement includes an extra bedroom, theater, and game room, optimizing the compact lot. According to County of Santa Barbara records, the land is split into two parcels: a larger parcel of 4.51 acres to the north, and a smaller 2.68 acre parcel to the south. Typically, MBAR allows a main residence to be 110% of the Floor Area Ratio (FAR). The tables below are used to calculate the size of the development. Table 1 is used to calculate the max size of the house, and Table 2 is used to calculate the maximum area of all accessory structures combined (guest house, detached garage, pool cabana, etc.).

The maximum development on each parcel is as follows:

Parcel 1 (4.51 Acres, APN: 007-090-045):

Main House: 110% FAR = (9,400+(650x.51.)) x1.1 = 10,705 sf

Accessory structures total: 1,500+(495x(4.51-2) = 2,742 sf

Parcel 2 (2.68 Acres, APN: 007-090-046):

Main House: 110% FAR = (4,300+(1,700x.1.68.))x1.1 = 7,872 sf
