AN UPDATE ON THE OFFICE AND RETAIL LEASING MARKET IN SYDNEY CBD
Sydney’s Office CBD market has seen an upward trend in recent times, slowly returning to pre covid conditions, with the market managing to record three consecutive 6 month periods of positive net absorption. Despite this, Sydney’s vacancy rate has remained stable at 9.3%.
Sydney’s Office market is seeing a flight to quality, with B grade vacancy higher than other grades The vacancy rate for B Grade Office space in Sydney CBD is 11 3%, whilst the vacancy rate for A Grade and Premium grade is 10 8% and 4 9% respectively
Gross incentives remain high, sitting at 30 39% on average, depending on grade, lease term and location Whilst Landlords continue offering high incentives to retain and attract quality tenants, incentives have largely stabilised, which has levelled out gross effective rents. Premium and A grade properties have seen a small increase in Gross Effective rent, from $980 to $990, whilst B Grade properties have remained stable at $670.
Sydney’s Retail Market growth has exceeded expectations, growing by 10 3% in the year to May 2022 The Retail Market is expected to slow down due to rising interest rates and cost of living pressures, which could see sales growth slow
There has been a very slight rental growth in the Retail Market over the past year in both regional and neighbourhood areas, with a 0 4% decrease in sub regional areas Due to increase in construction costs as well as a number of other factors, there is a limited planned supply of retail premises.
This limited supply should aid rental growth. Combined with an increase amount of office workers and tourists returning from Covid, retail rents should see steady growth in 2023.
With rising interest rates combining with rising inflation, the Commercial Sales market has slowed down significantly in 2022 Due to these financial challenges, there has been a decrease in both buyers and sellers However, even though we are experiencing a surplus of owners holding onto their properties, there is also an influx of sellers who are agreeable to more competitive sale prices due to financial pressures
