The apartment should be spotless with clean bedding on the beds and clean towels in the bathrooms.

If you find anything to not be to your satisfaction, please inform us within the first 24-hours of arriving at the property.

Security & Doors

The key to the main entrance is located in the key safe on the outside of the building on the right hand identified by the number 5.

The code to the key safe (Esafe) located on the wall outside the main communal entrance is 160166 followed by the enter button, the key safe will unlock just pull the lid downwards from the top, please ensure the key is returned to the lock safe at check-out, we strongly recommend you leave the key in the key safe every time you leave the building.

APARTMENT DOOR

The code to open the door to the apartment is only valid from 3pm on your check in day and will expire at 10am on your check out date.

If you have arranged an early check in or late check out you will either have your code extended or a temporary code issued, the Apartment Manager will advise you of the arrangements.

Please ensure all windows are closed and the doors are locked when leaving the apartment.

Kitchen

All the usual appliances can be found in the kitchen, fridge, freezer, microwave, kettle, toaster, oven/grill, hob, microwave, washing machine, cooking pans and utensils, crockery and cutlery.

A selection of complimentary coffee, tea and sugar in the cupboards. Please ensure you remove all food from the fridge and freezer upon departure.

Two single beds fitted with fresh linen, a wardrobe, and a chest of draws for storage.

Iron and Ironing board located in the wardrobe.

Please leave all beds that have been used unmade on your departure.

Living Room

The heart of the home, the remote control for the television can be found in the draw of the tv cabinet.

Comfy three-seater and two-seater sofas and a coffee table.

An electric stove (fire) is provided for your comfort.

A breakfast bar with four stools is located in the living room.

Bathroom

A selection of complimentary toiletries is provided for your use in both the main bathroom and the ensuite shower room.

A hairdryer is located in the top draw of the bedroom.

Smoking

Please do not smoke in any part of the building. If you wish to smoke, please go outside the main front door entrance.

Towels

We have provided two sets of towels for each guest to use inside the property. When you depart, please place any used towels inside the bathtub.

Parking

Roadside parking on the Crescent is limited to just 1 hour between the hours of 9am and 6pm, with no return within one hour. There are car parks located just a short distance away on the Promenade, these are pay and display.

Heating

The central heating thermostat is located in the hallway opposite the entrance door, please adjust to the required temperature by rotating the dial. When you leave the apartment, please return the temperature to 12 °C.

Trash / Recycling

There are two bins in the kitchen, one with a blue lid for recycling and the other with a green lid for general waste (non-recyclable).

Please ensure the bins are emptied into the main bins before your departure.

Check out

Check-out time is 10am, please reset the central heating thermostat to 18 degrees, empty the bins, strip beds, clean dirty dishes and ensure all windows and doors are closed and locked.

Please ensure the key to the communal door (main entrance to building) is replaced in the key safe on the outside of the building. Your code for the apartment door will expire at 10am on your departure date (unless prior arrangements have been agreed for a late check out, the Apartment Manager will inform you of the arrangements).

One of the most exciting things about visiting Bridlington is experiencing the different cuisines that the town has to offer. You can choose from a variety of restaurants serving traditional British dishes like fish and chips, shepherd’s pie and bangers and mash, or explore international flavours like Indian, Chinese, Italian or Mexican. Don’t forget the abundance of sea food restaurants too.

There is a half-hourly service from Bridlington to Hull on weekdays, with alternate departures continuing on to Doncaster and Sheffield. There are also nine departures a day to Scarborough, the frequency varying between every ninety minutes and every two hours. Sundays see an hourly train service to Hull & Sheffield, falling to every two to three hours in the winter months.

Sunday services to Scarborough railway station only run between May and September, on a two hourly frequency.

Take a self-guided tour, find the perfect view and appreciate the incredible views of nesting seabirds, swooping around the impressive coastline.

The award-winning attraction of Sewerby Hall and Gardens is the place to visit. Uniquely situated in a dramatic clifftop position with spectacular views over Bridlington and set in 50 acres of early 19th Century parkland, Sewerby Hall and Gardens offers something for everyone from the magnificent awardwinning gardens to the deep rooted heritage of the house. Take a trip back to the 1900s to see how Sewerby Hall would have looked. The house has been transformed using furniture from the Victoria and Albert Museum and other nationally important collections. The exciting exhibition programme includes a display about the lavish country house parties of the Edwardian period and features some of the costumes from an award-winning period drama. Don’t miss the short new film about the life of Amy Johnson in her popular exhibition. The zoo is the place to keep the children amused. Housing a fascinating collection of animals and birds, highlights are our four Ring-Tailed Lemurs (fed at 2pm daily) and the must-see Humboldt Penguins (fed at 3pm daily). What were once the gatehouses and lodge to the estate near the entrance of Sewerby Hall and Gardens have been converted into three luxury holiday cottages. Available throughout the year, they can be booked by visiting the Sewerby Hall and Gardens website.

THE CHILDREN'S ZOO

Be introduced to an exciting world of mammals and birds at Sewerby Zoo. Come and meet a wealth of domestic and wild animals from various countries such as pygmy goats from Africa and llamas from South America.

SEWERBY PARKRUN

Sewerby Parkrun is a free 5k timed run that takes place every Saturday

morning at 9am. Parkrun is a community event run by volunteers aimed at encouraging people to keep fit, healthy and active. Runners of all abilities are welcome.

DANES DYKE

Danes Dyke is a 148 acre nature reserve on Flamborough headland. The dyke is prehistoric in origin and was constructed as a defensive feature protecting five square miles of land lying to the east.

Bronze Age arrowheads have been found during excavations and is a Scheduled Ancient Monument of national importance. The reserve contains the most extensive area of woodland on the Headland and is also part of the Flamborough Headland Heritage Coast.

RSPB BEMPTON CLIFFS

Wild walks on the edge of sheer cliffs, towering 100m above the sea, wide open spaces and the wind in your hair, what better than a walk with nature to wake up, unwind and blow the cobwebs away.

Bempton Cliffs is home to one of the UK's top wildlife spectacles. Around half a million seabirds gather here between March and October to raise a family on towering chalk cliffs which overlook the North Sea. Gannets, puffins, guillemots, razorbills and kittiwakes take to the sky or crowd onto ledges around our five safe viewing areas on 3 miles of chalk cliffs - a two-minute walk from the visitor centre and car park will have you in the thick of avian action. There is wheelchair access to three of our viewpoints and off-road mobility scooters for hire that can get you to all 5.

During migration the sea and cliff top fields and hedges can be good for migrant birds depending on the weather with several notable

records. Flycatchers, redstarts and migrant warblers feed in the scrub while skuas and shearwaters cruise offshore.

In winter the fields can provide good hunting for short eared owls while snow and Lapland buntings can be feeding on the paths or stubble

BONDVILLE MODEL VILLAGE

Described as a ‘miniature masterpiece’, Bondville Model Village features over 200 hand-crafted buildings including a castle, ruined abbey and a harbour. This tiny, magical village even has a Thomas the Tank Engine train that travels around the village!

TREASURE ISLAND MINI GOLF AND HAUNTED HOUSE

No trip to the seaside is complete without a game of crazy golf, and Treasure Island Mini Golf will not disappoint! Kids will love visiting this traditional sweet factory, where they can see chocolate and rock sweets being made! During a hands-on rock and chocolate tour, you can make your own chocolate lolly pop and personalise your own stick of rock, whilst discovering the history of this famous sweet maker. Learn the secret of how we put the letters inside a stick of rock, see our mini bakery, and watch the chocolate spinners forming chocolate fish.

BRIDLINGTON ANIMAL PARK

This award-winning animal park is home to hawks, falcons, owls, donkeys, wallabies, meerkats and more! The children will love the daily bird flying demonstrations, feeds and displays.

You can even pay for a Park Keeper Experience, where you can go into the enclosures and come face-to-face with the animals! At the park we offer the ultimate birds of prey experience. We are situated in 3 acres of woodland and our goal is to offer the chance for adults and children of all ages to come and see our birds and experience being close to nature.

TERMS AND CONDITIONS FOR A HOLIDAY LET

Please ensure you read and fully understand these booking terms and conditions. If anything is unclear, please contact us so we can explain in further detail to avoid any misunderstandings.

All bookings are subject to the following terms and conditions:

A contract between you and the owner (Seaton Rail Limited) will come into existence when the deposit or full payment is received, and a booking confirmation is issued showing the confirmed holiday dates.

The deposit/full payment must be paid within 3 days of the booking being placed.

The contract binds you (the lead booker) & all the members of the party who are part of the booking. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.

A 25% deposit of the holiday cost is payable at the time of booking. Bookings made less than sixty days before your arrival date must be paid in full, plus the £50.00 refundable damage deposit (if requested).

The balance must be paid no later than sixty days before the commencement of your holiday. If the balance is not received by the due date, then your holiday will be treated as a cancellation.

All cancellations must be notified in writing and once received we will confirm the cancellation.

The customer remains liable for a percentage of the booking cost when a cancellation is received, as detailed below:

If we are successful in getting a replacement booking, we will refund the total amount paid less a 5% booking fee and any difference in price between your original and the replacement booking.

We strongly advise that you take out comprehensive travel insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.

If your booking is cancelled due to circumstances beyond our control, notification will be given of the cancellation as soon as possible and we will promptly refund all payments made to us for your holiday. Our liability for cancellation will be limited to payments made to us.

If our property must close due to government restrictions or your address is put into local/regional lockdown for your holiday dates and you are unable to travel, you will be refunded in full.

The maximum number of persons occupying the property must not exceed four persons and only those listed on the booking form can occupy the property. If you wish to invite additional visitors to visit you during your stay, please ask us first.

Please be advised that no extra overnight visitors are allowed to stay at the property.

Bookings cannot be accepted from persons under eighteen years of age. The owner reserves the right to refuse a booking without giving any reason.

We or our representatives reserve the right to enter the property at any time to undertake essential maintenance, repairs or for inspection purposes.

Tenancies normally commence at 3pm on the arrival date and guests are required to leave the rental by 10am on the day of departure. Failure to do so may result in you being charged a further day’s rental.

You must not use the property except for the purpose of a holiday. Smoking is not allowed in the property.

Pets, vaping or smoking anywhere inside the premises will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to, and any damage or extra cleaning caused will be at your expense.

Damage deposit (if taken) – In making a booking you accept responsibility for any theft, breakage or damage caused by you or any member of your party and agree to indemnify us in full for any loss that we may incur as a result. A security deposit of £50.00 is required and will be returned within 7 days of the end of your holiday, less the cost of damage/breakages.

Damages and breakages – please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. The accommodation will be inspected at the end of the holiday & you may be charged for any loss, damage or extra cleaning costs. These are to be paid for in full within 7 days of notification.

If damage occurs and the owner must cancel and/or refund subsequent bookings, the owner may bring a claim against you for any loss arising as a result.

Please do not move any furniture from one room to another or any of the indoor furniture, furnishings or bedlinen outside.

Please lock the doors and close the windows when you leave the property unoccupied.

Please make sure you switch off lights, heating or any electrical appliances when you go out – we’re an eco-friendly holiday home. Please don’t take any bath towels with you to the beach.

The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.

Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.

The client may in no circumstance re-let or sublet the property.

The owners shall not be liable to you or your holiday party for loss or damage to property, however arising.

All inventory must remain in the property and not be taken to another property.

You are responsible for the supervision of all members of your party under the age of 18 at all times.

Please respect the community and try to keep noise levels to a minimum, especially between 11 pm and 8 am.

We reserve the right to terminate your rental agreement with immediate effect where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others. You’ll be asked to leave the property, without any refund of the rental amount paid.

Wi-Fi – the guest agrees to reasonable and lawful usage.

Any problem or complaint must be immediately reported directly to us/our representatives to allow us the opportunity to resolve it.

Non-compliance with the house rules will be considered as a breach of the terms and conditions of the rental agreement. We reserve the right to terminate the booking with immediate effect and without a refund if they do not abide by the rules.
