1139 DELAWARE ST KTGY

TYPOLOGY:

Mixed-Use | Podium | 7-Story

LOCATION & YEAR:

Denver, CO | 2023-Present

PROGRAM:

132 DU | 2,440 SF Retail

4,000 SF Office | 72 SP

DESCRIPTION:

Nestled in the Golden Triangle steps away from Downtown and the Cherry Creek Trail, 1139 Delaware represents a “beacon” of opportunity. In partnership with Denver Housing Authority, an under-used office will transform into 80 supportive & 53 affordable housing units in one of Denver’s most transit rich neighborhoods. The building’s base respects the scale and rhythm found in neighboring character buildings, while a simple, tall mass in the south creates a “Landmark” visual for those zooming down Speer Blvd. Emphasis on incorporating trauma-informed design principles and pedestrian comfort in all aspect of the project will enhance the lives of residents and neighbors alike.

ROLE:

My role is the lead designer and Project Manager for 1139 Delaware. From the initial RFQ, I lead a small team to create a proposal which met the needs of the Client, Denver Housing Authority, and needs of future residents and the Golden Triangle neighborhood. After being awarded the project, I continued to lead my team in submitting for Entitlements, Urban Design, and Creative District reviews. While not my first project as a design lead, it is my first urban infill supportive housing project.

LEVEL 1 LEVEL

Loading

Loading Spaces (2) located adjacent to elevator cores

Elevator Cores

Centrally located, providing a visual connection to the main entry (open to the lobby)

Mail Room

Providing low walls and transparent screening to allow visual connections and safety to the semi-enclosed room

Support Space

Rooms dedicated to MEP equipment (electrical, mechanical and trash)

Residential Storage

Storage space located along the service alley: interior circulation allows direct connection to stair core and adjacent spaces on the ground level

ALLEY(SERVICE)

Pedestrian Connection

A pedestrian pathway is desired to provide a connection between Delaware St and service alley.

This condition is common in the Golden Triangle neighborhood; it allows separation from the southern property and an opportunity for enhanced landscaping

Bike Storage

Makers Space

Exterior Plaza

DELAWARESTREET

Private Offices

Small, private offices (6 offices + 2 large conference rooms + staff break room) allow social workers to discuss matters and cases with existing and future tenants; transparency is provided for safety and visual security

Leasing

Private offices (2) and support space for on-site Property Manager & Assistant Manager to work with prospective and current tenants

Main Lobby/Entry

The lobby is centrally located on the ground level; the open floor plan allows visual connections to the adjacent spaces and provides a level of security for all residents accessing the building

Landscaping

Additional trees and planters provide natural shade and enhance the public realm

Coffee Shop/Retail Space

The integration of a Coffee shop would allow residents to experience employment opportunities (particularly oriented towards “transitional” individuals moving into supportive housing)

Recessing the main Building Entry and Retail edge provides additional coverage and shelter for the residents; this transition enhances the public realm experience and provides exterior gathering space along Delaware Street

Community Room

A space dedicated for gathering; residents have the opportunity to reserve the space for any event requiring privacy (additional exterior connection allows the space to be extended into the covered patio)

The intent is to provide a collaborative space for residents to create, learn, explore and share ideas (from woodworking to crafting)

Located along the Southern edge of the building, the space can be accessed from Delaware street; additional programming include bike repair, lounge and storage

VEGAS ARTS DISTRICT

KTGY

TYPOLOGY:

Mixed-Use | (3) Podiums | 7-Story

LOCATION & YEAR:

Las Vegas, NV | 2021-Present

PROGRAM:

337 DU | 8,400 SF Retail

14,500 SF Amenity | 346 SP

DESCRIPTION:

Las Vegas’ Art District is undergoing a transformation. As one of the first large developments in the eclectic neighborhood, ‘Vegas Arts District’ transforms an empty intersection into a lively residential and commercial hub. Three 7-story mixed-use buildings activate the intersection of 3rd Street & California Ave with a mix of contemporary styling and Vegas flare. Ground floor retail brings life to the intersection while an array of indoor & outdoor amenities (coworking, fitness & yoga, indoor & outdoor bars, pool deck & lounge, and VR room) provide residents endless entertainment at their fingertips.

ROLE:

I played an instrumental role in this project’s success from Concept through Construction Administration. Working closely with the lead designer, I helped create the architectural vision for the project and ensure execution of unique elements through every phase. As a small team of 2, I had ownership over BIM modeling, consultant coordination, building & unit design, and detailing. Currently under construction, I share day-to-day tasks with the project’s PM.

CENTRAL PARK & MLK

KTGY

TYPOLOGY:

Residential | Wrap | 5-story

LOCATION & YEAR: Denver, CO | 2020-22

PROGRAM:

290 DU | 401 SP 12,600 SF Amenity

DESCRIPTION:

Denver’s Central Park neighborhood is a fast-growing community built on the land of the old Stapleton Airport. At the corner of Central Park Blvd & MLK Blvd a 3 & 5-story wrap anchors the corner and reaches toward the expansive Central Park. Architectural expressions lend themselves to the surrounding context: simple, clear expressions along the busy Boulevards to the north & west, scale reduction and townhomelike articulation abutting neighborhood homes to the south & east, and emphasized corners grounding the project in its place.

ROLE:

I had a large part in this project from Concept through CDs. At the beginning, I helped formulate the project’s design language and refined the detailing based on design review suggestions. Throughout SD, DD & CD, I worked closely with a PM (2 person team) to develop and detail every aspect of the project. This project also marks the first time I had complete ownership over the BIM model and consultant coordination. I also took on the role of ‘designer’ during extensive redesign at the start of DD as a result of changing Client needs and requests from the City.

LES THERMES

VIGUIER

TYPOLOGY:

Mixed-use | High-rise | Adaptive Reuse | 22-Story

LOCATION & YEAR:

Aix-Les-Bain, FR | 2018

PROGRAM:

Residential | Commercial | Office | Civic | Museum | Plaza

DESCRIPTION:

Located in the heart of the city, the old Thermes have been subjected to many conversions since the 18th century. This new reconversion, however, moves toward revitalization of the city center, combining heritage and modernity into one. With the introduction of two residential towers, development of a new public square, and introduction of a new commerce concept into the old, Les Thermes is at the intersection of landscape and urbanism, heritage and modernity.

ROLE:

Working with a team of three, I helped define and create the concept, form, and architecture for the competition. I had a significant role in modeling and developing iteration after iteration of the project, as well as defining and organizing the work flow and structure of this project in Revit. I had a hand in most of the final deliverables for the competition - from initial concepts to facade and landscape design to diagrams and floor plans. Although our entry did not win, we did receive an honorary mention for our work by the City and judges.
