CHANGES IN OUR OFFICE STAFF

During the last three to four months, we have seen lots of changes around our community clubhouse. One of those changes has been the addition of our two new office personnel provided by Alliant Property Management. Ron Czarnik, our new Community Association Manager (CAM), came onboard shortly after George-Ann Whitney, our new Administrative Assistant. The office doors are now open and both Ron and George-Ann are happy to assist us in any way they can.

Ron originally hails from Detroit, Michigan. Following high school, he spent eight years in the Navy which landed him in northern Florida for a time. After the service, Ron returned to Detroit where he managed electrical departments in the steel mills. Though he liked the work, he also remembered enjoying the warm Florida sunshine so, when the opportunity arose, he returned to Florida where he has remained for the past 30 years. Ron is married and has two grown children. Ron gained valuable employment skills during his earlier years in southwest Florida. He worked for a time as a hospital administrator and as a nursing home administrator stating that he particularly found value in working with people at the end of their lives. He became

a CAM twenty-three years ago and has since then enjoyed managing various aspects of community operations.

Ron is excited about working for Alliant because of their strong training and support system. He is even more impressed and excited about the Sabal Springs environment. He stated he loves seeing all the many varied activities and social engagement opportunities of our community. He believes his job is to serve the membership and wants us to know he works for us. As he continues to learn the ins and outs of Sabal Springs, he says he is excited to dig in and help move us forward into the future.

George-Ann is a recent transplant from Lebanon, New Hampshire. In fact, she just arrived in southwest Florida in October of 2023! As with most of us, her decision to move here was swayed by the beautiful weather and she says she loves living in Florida. GeorgeAnn stated she has worked in the property management arena for approximately 27 years and is used to a fast-paced work environment. She says she has worn many hats in her years of service including hands on lawn care (and much more) to ensure properties were properly managed. George-Ann is married and has three grown children. She has recently taken up golf and enjoys playing tennis and pickleball as well as doing daily cross fit workouts.

George-Ann stated she loves working for Sabal Springs. When asked what she liked most, she quickly stated she loves the people. Her goal for Sabal Springs is to help bring people together so that, as much as possible, we are moving forward in a positive cohesive way to continue making Sabal Springs a vibrant 55-plus community.

Both Ron and George-Ann are in the office from 8:30 a.m. to 5:00 p.m. daily from Monday through Friday. The office is closed over the noon hour. SABAL SPRINGS A&C MAY LUNCHEON

On May 7th, 2024, the A&C group met at 3 Fishermen in N. Ft. Myers for lunch. We had approximately 70 ladies in attendance. The meeting started with the pledge of allegiance. We had 4 choices for lunch, and all were very good. Mary Ann Baillargeon read the Secretary report which was

read and approved.

Sandy Cocca read the Treasures report which was read and approved.

In Linda Voto’s absence Jeanine Clapp filled in and did an excellent job. Lynn Suhr was also absent and there was no Sunshine report.

We acknowledge 4 birthdays and 4 anniversaries with 53 years being the longest married.

We acknowledge 3 new people.

Jeanine announced:

• There is still time to sign up for the coaster making class on May 17th.

• When paying by check please do NOT post-date it. Do write on the check your menu choice. Also, do not combine amounts on one check, please make a separate check for each as in lunch and any pop-up classes.

• Does anyone have any ideas for any other classes?

• A survey was taken on how many will be here during the summer months? And approximately 60 will still be in attendance.

Pat Baker, who Jeanine announced as now the “Queen” of comedy, entertained us with several sayings and the story of the different types of bras!

For Show and Tell, Pat Baker displayed a large tote she made with Janice Born's help. Her tote even has secret pockets inside!

Janice Born showed her wall hanging, placemats, table runner and potholders, she also displayed a beautiful quilt. She is one very talented lady.

Trivia for today is Hugs, it is national hug week, May 7th to 13th. Research shows that hugs are good for your health, strengthening your immune system. The record for hugs is held by Nick Vujicic of Oregon who hugged 1,749 people in Oregon in one hour.

The meeting ended with the raffle and 50-50 drawings being held.

ARTS & CRAFTS HOLIDAY CRAFT FAIR

The Craft Fair will be held in the multipurpose room on Nov. 2, 2024, 9 AM to 2 PM. Open to all S.S. residents to participate. Cost $15.00 per table/space. Proceeds after expenses will go to a charity to be determined.

DICK BURANY

Dick Burany of Dragonia Dr, passed away on March 9, 2024. Dick was involved with Sabal Springs for over 30+ years, as his parents were original owners. He truly loved Sabal and was active in the community and many local charities. A few years ago, he gladly stepped forward when Sabal was redesigning the restaurant and donated $82,000 for the new bar.

His partner of 13 years, Sheri Weitner, said friends will remember Dick for his sense of humor, his love of travel and his loyalty to those he cared about. He will truly be missed.

EPC COMMITTEE HURRICANE READY

The committee has been and will continue to prepare for any and all emergencies that may come our way.

The Committee now has a few new members and some original ones: Mike Temme - Chair, Linn Campbell CoChair, Donna Milbee - Secretary, Pat Convery - CERT Liaison, John Cocca, Jeanine Clapp, Linda Pechstein, Peter Kwaak, new members Sharon Hunt, Gene Campbell and Rick Manning. HOA liaison Kathy Kwaak.

As most of you know we had the fire department here on April 5th for CPR and AED classes on the 16th for safety and pet finder classes. And on the 20th we had our first of the year volunteer sign up and emergency class. If you were unable to make the volunteer session there will be volunteer training on May 11 @ 2:00 pm please come. Or contact any one of the committee members and they will be able to help. Remember we need all the volunteers that we can get.

At the HOA meeting a demonstration of the fire department OK/HOME sign was given. More of these will be done throughout the year. Announcements will be made in advance on these. Please look for more e-blasts, Breeze articles and information at the bulletin board for upcoming classes, events and meetings.

The committee wants to say a special thank you to the people who built our storage shed in the cart barn (our materials and emergency equipment are now out of the sauna), for designing and building Gene Campbell, for building John Cocca, Jay Lind, Gary Clapp and for painting Donna Milbee, Peter Kwaak, Jeff Duncan and Mike Temme for all. And a special thanks to the HOA board for making the space possible, thanks to Michael Stewart also for the allocating of space.

EPC SAFETY SEMINAR

On April 16 over 50 residents gathered in the Multi-purpose room for a Safety Seminar conducted by Kristy Kolwachi of the North Fort Myers Fire Department (NFMFD). They have been providing training and support to the EMERGENCY PREPAREDNESS COMMITTEE since it’s beginning. She explained the use and importance of a variety of products that were provided for free to all participants.

Kristy explained that Smoke Detectors more than 10 years old should be replaced, and demonstrated the use of fire extinguishers, noting that they should always have a gauge to show that they were pressurized.

The EPC will be getting another supply of these products to distribute at future training events. Watch the Breeze and EPC Bulletin Board, which is on the porch outside the HOA office, for future training and advisories.

JANE’S SWEET-SOUR PASTA SALAD

Sabal Springs resident Jane Rathburn calls herself a self-taught cook and did most of her family’s cooking in her and husband Dale’s 62 years of marriage, but now she says Dale does more. “We kind of switched in the last few years,“ Jane said. “Dale especially likes the air-fryer, in fact we now have two of them.”

Jane grew up in Mt. Gilead, Ohio, went to college to get a teaching degree at Bowling Green State University, also her master’s degree at Mt. Saint Joseph in Cincinnati, and went on to teach 33 years before coming to Florida.

The couple visited their aunt and uncle in this area in the 1960’s and loved the area. They really loved Sabal Springs. They designed and built their own home here on Gloxinia Drive with a bigger garage then most of the rest in the area.

“That was 1998,” she said., “25 years ago. At that time we had woods behind us and woods across the street. We have had a lot of new homes built by us and many people coming and going and many passing away, too.’ Jane said when they first came, most of the homes were filled with couples. Now a few homes on one side are single women and few on the other side are single men.

Jane, born in 1938, said the couple plan to live here as long as they can. Dale is a veteran of the U.S. Air Force. She was active In several groups here including the newcomers club. “There are lots of things we have loved about Sabal Springs. We had great neighbors who still go out to eat together once a month, usually about 18 of us. Lots of good times.”

Dale and Jane have two children, a son who lives down the street in Herons Glen, a daughter who lives in San Francisco and two grandchildren.

Jane’s Sweet-Sour Pasta Salad

1 pkg tri-colored spiral pasta

1 medium red onion, chopped

1 medium tomato, chopped

1 medium cucumber, peeled, seeded and chopped

1 medium green pepper, chopped

1 T. minced, fresh parsley

Dressing

1 ½ c. sugar

½ c. vinegar

1 T. ground mustard

1 t. salt

1 t. garlic powder

Cook the pasta, drain and rinse with cold water. In a large bowl, add the rest of the salad ingredients. In a saucepan, combine the dressing ingredients. Cook over medium-low heat for 10 minutes or until sugar is dissolved. Pour over salad and toss to coat Cover salad and refrigerate for 2 hours.

SABAL SPRINGS – THEN AND NOW

This chapter of our Sabal Springs history, part of a series by a few of us, spans some of the highlights of the almost 35 years of our community – and we know dozens of changes, challenges and successes shaped our community in various ways that are still evolving.

Some of the major challenges include hurricanes, a nearly $1 million embezzlement, three major assessments for a new fence and water tower, a merry-go-round of restaurant managers, steadily increasing HOA dues, a constant rotation of board members with differing views, a back gate failing to operate on a regular basis, and now our entire clubhouse is closed due to unhealthy mold throughout the building.

During the first years, starting in about 1989, Mohammed Jabai, who had bought this land from the University of Miami, named his cousin, Hussein Jabai as general manager. Hussein served in that capacity for nearly 20 years, and under his management 768 homes were built.

One of the first residents, Donna Lyman, recalled that she and her husband saw a sign advertising solid concrete block homes, and jumped on it. She said they had been living in a manufactured home and loved our community. Our community of Sabal Springs with cement foundations was considered a luxury development as most of the North Fort Myers area had only trailers and manufactured homes up and down this area of Tamiami Road. In fact, early plans called for Sabal to be the same, but Mohammed’s quest to develop concrete block homes won approval from the county. North Fort Myers in those days was considered an area for less-well-to-do owners as others with more funds tended to settle further south in the Fort Myers and Naples areas.

A few residents suspected embezzlement in about 2011 and a committee appointed discovered about $1.2 million was missing from our reported balance. By then, Mohammed and Hussein had appointed their nephew, Kareen, to take over management. He admitted taking $665,000 to cover a gambling problem. Sabal resident Skip Martin, along with attorneys and others, worked out a deal that Sabal Springs would be paid $250,000 cash and another $5 million in property, which included the club house, golf course and common areas. The deal was signed in 2012 and Sabal Springs HOA was born.

Our first board was Bob Comprian, Skip Martin, Alan Chandler, Carl Jewitt and Judy Downing. In those days, the board ran it all with one secretary, managing all the office duties, the painting schedule, landscaping contracts and much more. In 2013, the board decided to hire a

management company, the Sand Castle Management Company. Next came Compass Management and now Alliant Management is overseeing the management tasks. The first dues were $99 a month. Current dues are about $350 a month.

Dozens and dozens of volunteers and numerous committees have helped our community grow and develop and dozens are still active, including the 131 Club and Jokers. We have had welcoming committees, entertainment committees, a library group, numerous card groups along with our golfers, tennis players, swimmers and those using the health and fitness center. Now pickleball players are establishing their court and players.

Home owners come and go. About 10% change owners every year, about 70 are bought and sold, according to local Realtor Doug Knox, who has worked on helping sell 300 different homes and owners in the last 12 years. No one has exact figures, but many of our homes now belong to snow birds and single women. In the beginning, most were full time residents and couples. When opened, the ages allowed were anyone over 40. Now the age limit is 55 and over.

But we have also had steady positive changes, the result of dozens working to make improvements. In 2012, resident Dough Pechstein started the Christmas Cart Parade, a new, much improved Sabal Springs sign on Tamiami Road has been added, a new shopping center with a Publix has been built on our doorstep and more recently, the Costa family, Greg and Susan, have added new life the last couple years with their generous meals, gifts, luncheons and a facebook page called The Sabal Springs Scoop to help residents with donations, items for sale, answers to questions and neighbors helping neighbors list.

Around us we see new colors of homes, new decorations, new driveways, new landscaping and this, a new newsletter, with new writers and new ideas.

The talents, generosity, and friendliness of our community has no limits, and we have a board working hard to meet the ever-growing needs and desires of our residents. Our current board members are John Bass, Kathy Kwaak, Jeff Duncan, Thomas Triptow and Rick Stamper.

The next chapters are waiting to be written. It should be an exciting time.

SUN SHINE SINGLES

DANCE! DANCE! DANCE! The Sun Shine Singles seldom miss an opportunity to dance, socialize and just have fun! We are frequently at the Sabal Springs clubhouse or at Cheeks having a great time listening and dancing to Bandstand's music. There’s line dancing at Horizon Village with Noreen helping us learn new and older line dances. We attend dances at Cape Cabaret and Pine Lakes and our own Pickleball Ball FUNDraiser!!

The new manager, Tom Watson, listened to ideas and gave an overview of his vision for a new restaurant. The singles voted to return for monthly Happy Hour Gatherings to support the “revamped” Lake House at Sabal Springs.

After 20+ years Sabal Springs ladies will no longer be allowed in the Lee County Women’s Tennis League. Because of our longstanding history in the league, when they changed the requirements to include 4 clay courts, we were grandfathered with 3 courts. Some years all players lived here in Sabal and other years such as this past season we have included women who live in a community within Lee County but do not have a league team. Many communities do this and it is allowed. This season we placed 2nd out of 23 teams with half the ladies living in Sabal.

THE PARTY’S OVER

Wednesday, April 17th marked the final day of play for the SSLGA membership’s 2023 – 2024 golf season. The ladies ended their league play with a “funday” scramble involving eighteen-hole and nine-hole members participating together in a scramble format. Following golf, a final luncheon was held in the Sunrise Room after which their meeting was held. Installation of two executive board members took place as the league welcomed Shirley Berry as the new vice president for a two-year term and Liz Jurocko returned as the treasurer for another two-year term. Flowers were presented to Laurie Simkins who retired from her duties as vice president after serving the league faithfully and with grace for her term. It was noted by Linda Sholette that an unprecedented fifty-five birdies were achieved by the gals during league play this season.

Play will resume in October 2024. Recently a group of Sabal Springs residents, friends and N. Ft. Myers neighbors embarked on a 5 night/6-day adventure to Myrtle Beach to see 5 fabulous shows, a visit to the Myrtle Beach Boardwalk & promenade plus enjoy some delicious food including two wonderful seafood buffets. Everyone is now looking forward to our next bus tour to Nashville in April of 2025. More information to follow.

April 14, 2024 had about 160 Sabal Springs Residents attend the big night. With advanced reservations for tables of eight tables, which were filled with all types of snacks and beverages. In fact, the free beer seemed to last longer this year.

Bets on the races were $1 for a horse to win and a special $5 bet to buy the horse. $1 bets paid off from $6 to $12 while the $5 bet the horse paid $30. Some races had over 15 winners. The committee also had a door price and offered a $5 chance to win a payoff to three winners. All and all it was a fun night.

PICKLEBALL FUNDRAISER DANCE SUCCESS

Over $2700.00 was raised for construction of solid surface courts when the Sabal Springs Pickleball Association turned the Multi-purpose room GREEN! Pickle snacks, balloons and balls galore adorned the tables and walls for the Pickleball FUNdraiser Dance. Over 120 pickleball enthusiasts; friends, family, and residents filled the room with fun and laughter.

Bandstand donated their time and set the stage with lively dance music as well as providing the sound system for line dance lessons during intermission and the announcement of 50/50 and two dozen donated raffle prizes.

Lauri Mansky baked dozens of desserts and assembled cheese & veggie trays and Stacked Pickle Snacks with the help of Lee Ann Galbreath, Jodi Scott, Joan Schroder, Christine Ziola, Basia Mielnik, Kathy Curtis-Miller,

Ellie Birmingham, and Nada Pajevic who provided all the decorations planning and enthusiasm. Christine and Ken Nutter built the photo booth. Duff Denial made wooden pickleball paddle board. Steve Enders provided chips, ice, lemonade and water. Susan Costa donated all the printing for tickets and flyers as well as several raffle prizes. A volume of door prizes were donated by the following: Publix, Cooper’s Hawk Winery, Starbucks, Culvers, and Crumble Cookies.

Introducing the 2024 Communications Committee: Linn Campbell, Chair; Donna Milbee, Co-Chair; Carol Duncan, Secretary; Gerry Arenstein; Mary Maher; Pat Convery; and Jeff Duncan, BOD Liaison.

The committee’s mission is: To strive to provide a safe, efficient and effective method to get important, current information to all residents of Sabal Springs. In that endeavor we are launching a program to try to

better inform all residents of pressing issues as they arise as well as emphasizing pertinent Rules and Regulations (R&R) to help the community. This “DID YOU KNOW” campaign will be launched through E-mail blasts as well as articles in the Breeze and on bulletin boards. We will be working with the EPC to expand communications as possible through the Block Captains to residents who have not been reached through electronic means. Please contact any of the committee members with questions or ideas to further our efforts.

As vacation season has arrived along with the possibility of increased visitors a few Rules and Regulations are paraphrased here. The full document is available on-line for residents to share with their guests and tenants.

Children under the age of 18 may not use the common areas unless accompanied by an adult. (R&R #4)

Pool hours are from dawn to dusk with NO LIFEGUARD ON DUTY. All other rules are posted. (R&R #10)

Golf cart paths are only for persons who have signed up to play golf in the pro shop during regular hours of operation. (R&R#36)
