WHAT A BLAST!

Thursday, July 4th, 2024 proved to be just that…a blast! Even though extreme heat and humidity forced the cancellation of the 5th Annual Sabal Springs 4th of July Golf Cart Parade, the participation in the community picnic was hot and heavy. A total of one hundred and sixtyeight dinners were served at The Lake House at Sabal Springs by Tom Watson and his staff. The atmosphere was electric as everyone in attendance enjoyed traditional picnic fare consisting of burgers, brats and weiners with tasty potato salad and baked beans alongside. Assorted desserts were provided by the Entertainment Committee. It was great to witness community members enjoying one another’s company as they waited to hopefully hear their number pulled to win in the fifty/fifty drawings. There were two pots, one with five winners and one with a single winner. A total of $253.00 was awarded to the winners with the balance retained for expenses incurred by the Parade Committee, co-sponsors of the event. A big thank you to all of the residents who joined us for a cool inside event. And a big thank you to the ladies who along with Tom Watson, GM of The Lake House, organized the celebration. Thank you, Emily Ravin, Marcy Clark, Mary Maher, Helen Parlett, and Patsy Clark for making this event fun and easy to pull off. Also, thank you to the staff at The Lake House and special thanks to the unsung heroes/husbands/board members who helped with setup and clean up, Tom and Sherry Triptow, Jeff Duncan, Dave Gehman and Scott Clark.

1. Did you know that you must change your address on your Profile on the Portal when you are away? Turning in the form at the gate does not update your information to receive mailings from the HOA.
2. After accessing the HOA Portal, you must Log-out or your information may be “stolen” because the site does NOT automatically shut down.
3. The upkeep of your house is a year-round responsibility. No documentation could be found that suspends any “upkeep” issues during the rainy season. When keeping the outside of your residence neat, tidy, and clean please be aware of how the chemicals you choose may affect your landscaping, your neighbors’ health, and the environment overall. When cleaning your roof, driveway, or exterior of your homes, try and seek low odor eco friendly options as there are many of us that have respiratory/allergy issues. If you are unsure of what to use, ask a professional contractor if they have alternative solutions to the more caustic or high odor chemicals.

Since we are now in hurricane season we have diligently been putting a PREPAREDNESS PLAN together for the residents of Sabal Springs. Our plan was gone over at an open meeting on July 17.
We’ve been given, by the board, a line on the budget for 2025. We are very grateful to the board for this action and to Kathy Kwaak for being our liaison in this outcome. Thanks to both the board and Kathy for this outcome.
Our other thank yous go to ALL of our volunteers, committee members, station teams and block captains. We couldn’t do all of this without you.

HOME INSURANCE SCRAMBLE

The quest for affordable home insurance is a challenge here in Sabal Springs, like much of the country, and it’s not likely to get much better in the near future.
Hartford Insurance Agent Sarah Hagas, said simply, “I don’t see costs going down any time soon unless we see the state taking hold of these increases. We still see them going up. Right now we also see many companies leaving the state.”
Added Nash Insurance Agent Gina Wittwer, “Not only are premiums going up, but insurance companies are getting a lot pickier about who they will insure. Some won’t insure any home older than 10 years. Some require a relatively new roof. It’s the lawsuits and litigation, plus the damage from Irma and Ian, that added to the tremendous costs and risks for insurance companies.”

In a check with Google, I learned this week that 30 insurance companies have left the state of Florida in the last 3 years and 11 have liquidated in the last 5 years. Google reports said natural disasters are more common here than some states, which compounds the problem, and also noted that Florida is a “litigation friendly state.”
I questioned several Sabal Springs Homeowners in recent weeks and many reported increases similar to ours which doubled from about $1,500 to $3,000 in just one year. My husband, Michael, had researched options for weeks. This was the best he could find. The lowest I found in a quick check in Sabal was $1,400. The highest I found was about $5,000. Our previous company, Farmers Insurance, is no longer offering home insurance in Florida. We had been very pleased with Farmers. They inspected our roof after Ian, quickly reported it was damaged, and we got a check a week later to cover all the costs.
While these costs are hard to swallow for many, some spots around the country are reporting much higher. In an article in The New Press, dated Sunday, June 30, some jumped much higher, like in Sacramento where wildfires destroy millions and millions of properties. One home owner there, reported hers went from $4,000 a year to $19,000.
The headline there said, “As home insurance prices climb, more are asking, Is it worth it?” Some are opting to go without insurance. However, if you have a mortgage, most mortgage holders require insurance.
Sabal Springs Board President John Baas said it’s essential to research the options.
“We’re getting taxed to death in many ways. Doing your homework these days is essential.’”
PROPERTY FRAUD

Addressing citizen concerns about property fraud is a top priority for Clerk Karnes. Since his election in 2022, Karnes spearheaded a statewide initiative to reduce property fraud. This resulted in the creation of HB1419, which has established the Property Fraud Pilot Program in Lee County.
What is Property Fraud?
Property fraud occurs when a party uses a forged deed to sell or transfer property that does not belong to them. While a forged deed does not actually transfer the property, it gives the appearance to the rest of the world that the ownership of the property has been changed. If you believe you have been the victim of property fraud, removing this cloud from your title can be a complicated process.
Warning signs of Deed Fraud
When you receive a notification or become aware of:
• A recorded document on your property where you never signed the document, and your signature was forged.
• A recorded document on your property where ownership of your property, or a portion thereof, was transferred or sold to another party without your knowledge.
• A recorded document on your property where the signer of the document was deceased at the time of execution of the document.
• A loan was taken out on your property without your knowledge; and Changes or alterations were made to a recorded document after you signed it.
• Stop receiving your property tax bill or notices.
• Receive a Notice of Default or Notice of Trustee's Sale when you own your home outright (free and clear of a mortgage loan), or when you have a mortgage, and you are not delinquent on your loan payments.
• Receive loan documents in the mail for a loan that was obtained without your knowledge; and/or receive real estate documents in the mail for a transaction on your property that was conducted without your knowledge.

If you have not already done so, sign up for Property Fraud Alert, a free service offered by your Lee Clerk. Property Fraud Alert notifies you within 24 hours of any documents filed that affect your property. While it cannot prevent a fraudulent deed from being filed, it can allow you to respond quickly to address any problems. SABAL SPRINGS PICKLEBALL ASSOCIATION (SSPA) NEWS

The SSPA would like to inform the community about our recent purchase of an AED (Automated External Defibrillator) for use at the tennis/pickleball courts. This will be installed in the hallway leading to the Tennis restroom under the restaurant kitchen. We hope this will be a convenient location to remember if ever anyone is in need of it in that vicinity. These devices are invaluable life savers that should be located wherever our residents are “exercising”. There are simple to follow instructions inside the storage cabinet and there will be a short training class in August. Anyone interested in learning pickleball is encouraged to attend a clinic on August 31st at 9:30 am at the Pickleball Court. Contact Diane Galante for details. This is an exciting time for our community, and we hope that everyone will be a part of it.

SABAL HOME SALES

Wondering what your Sabal Springs home is worth?
That’s been a question of Sabal residents since it opened about 30 years ago, as many of us have much of our savings invested in our homes. Long-time residents and local Realtors say they have watched peaks and valleys of prices occur every few years.
Right now, according to local Realtors, prices have been falling for months and that drop is likely to continue, at least for a while.
Just a couple years ago, for example, if a for sale sign went up one day in Sabal, a pending sign was likely to be seen on that property the next day with most sales about $350,000.
It is not the case now. Today 15 of the 22 homes on the market here dropped their asking price, one as much as $100,000, another by $64,000. On the plus side, local Realtors and Google reports show that 15 of the 22 properties have pending sales, a better sign than a few months ago. Sale prices reported in the Fort Myers News Press show the highest price since Jan.1, 2024, was $419,000. In early June, one property sold for just $162,500.
For this article, I contacted local Realtors Doug Knox, Peggy Maul and Sharon Torregrossa. These three have sold hundreds and hundreds of homes in the last 20 years.
Doug said he still sees prices dropping for a while. “For many buyers, interest rates are still high and there is a good supply of homes available, not just in Sabal, but county wide. Prices have dropped about 15% since a year ago.”
Peggy has also seen prices in Sabal “down a lot.” But, she added, “If priced right, they will sell. I have three pending right now. That’s much better than earlier in the year.”
Sharon said that having only seven homes for sale here that do not have pending sales, is a good sign. “At one point, we had 30 for sale here. I believe the market is still moving quite well, if priced right.”
While these numbers and reports show a pretty solid picture of the current status, they do not tell the whole story as some home owners have chosen to sell their homes themselves and several others have taken their homes off the market, hoping for better sales in the future.
Realtors and sellers report numerous reasons for selling their homes here. Some, with failing health, want to move closer to their children, and others find the increased insurance, HOA fees, and property taxes are now more than they can afford. Others have lost spouses and cannot afford the costs with only one income. Some leave the community and state for political reasons of various kinds.
Recent national reports show Florida has just lost its rank as the most favored state in the nation to move to. North and South Carolina have now hit the top spot. Nonetheless, according to Google statistics, 1,250 people are moving to Florida every day, but 750 are moving out. So our state still has a net gain of about 500 people a day.
On the positive side, all three Realtors contacted are solid supporters of Sabal Springs.
Doug Knox said, “Sabal Springs is still one of the very best communities in this whole county. There are many people happy to be here and stay. The HOA rates are excellent compared to many other communities.”
“It’s a solid community, always has been,” added Peggy Maul.” I have sold homes to hundreds of very satisfied people here. Florida is usually one of the first states to have prices fall and the first to come back .I expect that here, too.”
Sharon Torregrossa said her own Mom lives here, and she is happy to have her here. “People feel connected here. That is why it stays popular.”
