There are lots of great homes on the market!
The spread between the number of homes for sale and the number of buyers who are purchasing them has gotten substantially wider, meaning buyers have significantly more options right now than they did at any other point in the last several years. The number of homes for sale in the Denver metro area is up 54.5% year-over-year, whereas the number of pending listings is only up 3.7% YOY.
If you’ve been thinking about buying a home sometime soon, now would be a very good time to start looking at all of the available homes for sale. The coming months will likely be an opportune time to make a purchase when factoring in the relatively high number of homes you’ll have to choose from compared to relatively low the number of buyers who would be competing with you. While some listings are still selling quickly and getting multiple offers, when interest rates eventually fall, buyers should expect many more buyers to enter the market and competition to increase notably.
Our award-winning team has some fantastic homes available for sale right now across all price ranges, and we’re working with some great buyers who are looking for their next homes. If you’re thinking about buying or selling a home this year, please don’t hesitate to reach out so that we can help you achieve your real estate goals!

While most agents simply put their listings in the Multiple Listing Service (MLS) and hope they sell, our awardwinning team goes the extra mile for our clients to uncover and showcase the rich history of Denver’s oldest and most historic homes.
As an example, we were recently asked to help sell the home at 3637 E. 26th Ave. Pkwy, a beautiful residence across the street from the City Park Golf Course with views of the downtown Denver skyline and the mountains. In preparation for bringing the property to the market, we did extensive research on the home, and we were able to discover that it was originally built in 1931 for the president of the Denver Dry Goods Company, which was at one point the largest department store west of Chicago. It was one of the first homes built in the Skyland neighborhood, had only been owned by 4 families ever, and had been owned by the selling family for more than 60 years. The family loved the home, loved being a part of the neighborhood, and the father would regularly share the extra vegetables from his sizable garden with the surrounding neighbors.
When we listed it earlier this year, we put its rich history on full display in our marketing
materials and included old archival photos and newspaper articles that we were able to dig up from the 1930s. Buyers loved learning the history of the home, and, even though the home needed extensive work, we were able to generate eight offers for it and closed on the sale for $300,000 above the asking price. What really brought it all full circle was not only that the buyer grew up in the neighborhood, but his agent did too-in fact, he said he “practically grew up there,” coming over to this specific house regularly as a kid to play with one of the owner’s kids.
Working in real estate is about more than just selling/buying houses--it’s about real people, real history, real connections, real wealth generation, and so much more. We are grateful for every opportunity that we have to help expertly guide our clients through the complexities of selling and buying homes, and we are honored every time we can uncover and showcase the history of Denver’s most historic homes...and add new chapters to their stories.
If you are thinking about selling your historic Denver home, our award-winning team would love to help you. Please be in touch today.

Imagine going on a show like the bachelorette to date your ex (don't do that!!) and falling in love with one of the other contestants. This book is perfect for Pride month, it's such a cute read so far -- I can't wait to see how it ends!
Catherine McKenzie
This book is a good case study in why I don't hike! Multiple couples spanning a decade get lost in Yosemite, and it's Cassie's job to find them. This is admittedly not my favorite mystery so far, but it's kept me reading -- and who knows, maybe it'll end with a great twist!

I picked this up when I was back home in London last fall and it sat on my bookshelf for months. I finally decided to read it recently and can’t stop thinking about it. I devoured Edward St. Aubyn’s Patrick Melrose novels years ago at university and Lord Jim at Home reminds me of Never Mind. For all the darkness and horror, it has a great deal of British humor and brilliance.
Tom Wolfe
I love having some sort of collection of essays or short stories on rotation when I’m reading something dark to go to when I need a break from the other book. At times, the essays feel a bit all over the place (and maybe slightly disconnected), but I’m obsessed with the counterculture of the 1960s, so I’m enjoying it.

Washington Park, known affectionately as "Wash Park" by locals, is one of Denver’s landmark neighborhoods that surrounds its namesake park. Although construction on the park began in 1899, the development and growth of the neighborhood spanned over the course of 50 years. Initially fueled by the founding of the University of Denver and the arrival of streetcar lines, growth continued in lockstep with residents’ desire to escape downtown. Wash Park became the epicenter of the more recent Denver renaissance around 25 years ago, resulting in the restoration
and renovation of many beloved historic homes in the neighborhood.
Washington Park consists of two distinct neighborhoods: Wash Park East (more commonly known as Wash Park) and Wash Park West. Wash Park East is characterized by its larger single-family homes from Denver Squares and Victorians to modern new builds and restored Tudors, only minutes from Bonnie Brae and Cherry Creek. Wash Park West, Wash Park’s slightly more accessible counterpart, consists of bungalows, Queen Anne Victorians, and Cape Cods, with easy access to Baker, Platt Park, and I-25.
The 155-acre park is the heart and soul of this neighborhood, uniting the East and West.
Filled with charming residential and retail enclaves, and a haven for outdoor enthusiasts who love to cycle, walk, and jog, Wash Park truly does have it all. Friendly neighbors in this tight-knit community take great pride
in maintaining the homes and local businesses, adding to the appeal of the neighborhood. Tree lined streets, modern amenities, and community pride combined with the charm of the past make Wash Park one of the most beloved neighborhoods in Denver.
