If you follow the Denver real estate market as closely as we do, you know that the market typically heats up in the spring, peaks in the summer, and then cools down in the fall/winter. This year, buyer demand is up modestly compared to last year as measured by the number of pending listings. However, inventory is up notably on a year-over-year basis as measured by the number of homes for sale.
Some listings are selling with multiple offers the first day on the market, and others are lasting on the market for months. A significant increase in the number of homes for sale for buyers paired with a more modest increase in demand is resulting in a market that feels less competitive than in years past--which can be exciting for buyers and frustrating for sellers. Sellers should be aware that it is likely that new listings may take longer to sell than in years past, and they should be cautious about significantly overpricing their homes.

The largest celebration in Denver happens on March 16th downtown. Here are some parade pro tips from the organizers:
1. Arrive early to stake out your favorite spot!
2. The best place for families is at the end of the parade on Blake Street from 23rd to 27th avenues.
3. March is known for wildly varying weather. It might be cold, hot, who knows! Dress in layers and bring plenty of water.
4. To catch the parade entries full performance (dancing, full music sets, etc.) the best spot is south of 20th avenue on Blake Street (which will be renamed Tooley Street for the Parade). This is probably the most crowded area of the parade and is standing room only. Folks will arrive as early as 6am to stake out a spot.
5. Have fun and enjoy the parade! You don't have to be Irish to enjoy the parade!
Celebrate on Saturday March 17th at New Terrain Brewery in Golden from 11AM-5:30 PM. Enjoy music and entertainment while enjoying your favorite suds at the base of North Table mountain.
Our favorite dance troupe is returning for another St. Patrick’s Day traditional Irish step dance performance: join us in welcoming back the Wick School of Irish Dance for a St. Patrick’s Day celebration on the Southeast Plaza at 12:00 pm.
Come to Washington Park on March 10th and opt for either a 7-mile route or a simpler 2-mile path. They'll be plenty of good beer, live music, and Irish dancing performances. Participants come together for the race at Boulder Running Company Cherry Creek at around 11 AM.

There is a very clear reason it was the recipient of the Good Reads Choice Award for Best Memoir, sold out within 24 hours of going on sale at major retailers, and spent 17 consecutive weeks on the New York Times Best Seller list. Jennette tells her heartbreaking story in such a direct, raw way –and it was so eye-opening into child stardom, abuse, and her lifelong struggles that came from fame at a young age. This is the only memoir that I have ever read that I would recommend to anyone else. There are some heavy topics in this book, though, so make sure you read the trigger warnings first!

Incorporated in 1875, Highland, or “The Highlands” as it is commonly called, used to be its own town, known as the Garden City of the Plains, until it was annexed to Denver in 1896. The early districts, including Highland Park and Potter Highlands, each have their own unique history. Developers decided on a Scottish theme for the neighborhood, naming the district after the Scottish Highlands and using Scottish towns as street names which are still used today.

When industry moved out of the area in the late 1980s and early 1990s, the neighborhood was left vacant. In 2005 local artists Tracy Weil and Jill Hadley-Hooper created the River North Art District with the aim of “creating a creative community that would connect the artists that made the area their home”.
The Highland neighborhood consists of several distinct areas with the most well-known being Lower Highland and the Potter Highlands Historic District. Lower Highland (known as LoHi) is the epicenter of the Highland neighborhood, offering historic single family homes alongside modern townhomes and new condominium developments. It is characterized
by its broad range of architectural styles due to two distinct periods of development in the neighborhood: the first from 1874 up to the Silver Crash in 1893 and the second from 1896 to the 1940s- Potter Highlands Historic District is comprised of everything from Queen Anne and Craftsman to Colonial and Dutch Revival, Denver Squares, Mission and Prairie styles.
