The blues. Not the most upbeat words at first glance; yet, upon deeper thought, they elicit a spirit of shared experiences and genuine authenticity. In the context of summer, those simple words take on a bright, invigorated meaning. The blues: blue waves, blue skies, blue popsicles.
From backyard barbeques to trail rides, boat trips, and sea glass searches, summer is filled with true-blue adventures that we remember long after the days begin to shorten. Under blue skies, happiness seems to happen naturally.
Inspired by geographic blue zones known for healthy living, giving attitudes, and a strong sense of community, we’re celebrating the goodness of an enduring summer lifestyle. Wake up early just to see the sunrise. Invite neighbors to an impromptu picnic. Watch a movie with the kids—outside.
Perhaps summer is more than a time of year. It’s a time to cherish. We hope you’ll appreciate every minute of the blues as you enjoy the beauty of this magical season at home.

OF INCORPORATING TEXTURE
Designer Cathie Sheetz shares tips for achieving a layered look with textured elements that strike just the right balance.
DO: Mix different materials.
Combine smooth and rough, soft and hard, shiny and matte surfaces. For inspiration, consider velvets, leathers, rattan, and stone. Mixing different elements achieves depth while preventing the room from feeling flat. If you can picture a soft rug on a hardwood floor or a chunky knit throw on a leather ottoman, you are already on your way!
DON’T: Overdo it.
There can be too much of a good thing, so be sure the room is balanced rather than chaotic. Vary textures in scale, type, and placement. With scale and proportion as your guides, mix assorted textured elements and introduce solid-colored features for a harmonized visual break.
Add pops of color for visual interest.
PRO TIP
DO: Layer!
Layering textures creates depth and coziness. Put a homespun throw over a crisp cotton sofa, or use a bold patterned area rug to accessorize a slightly larger jute one.
DON’T: Forget about function.
Use different textures thoughtfully and always balance creativity with practicality. Incorporate durable fabric on upholstered pieces and avoid tripping hazards by choosing flat weaves when layering area rugs.
DO: Think beyond textiles.
Texture isn’t just for fabrics. Wallpaper, artwork, and trim details are the perfect vehicles for adding interest and authenticity to a room. Bring the look together with ceramics, plants, stone, and natural pieces.
DON’T: Forget about metals.
Invite metals to the party by incorporating them on drapery hardware, lighting, and end tables. Be creative and mix a variety of finishes. Every room can usually handle a little bit of metal to complement that must-have anchor piece.
ATENNESSEE
warmwelcome
When Eddie and Leslie Carmichael made the decision to move from California to Tennessee, they soon realized they were embarking on something bigger than a home search. As it turned out, the couple built more than a home; they created a community of camaraderie, culture, and authentic Tennessee happiness.
It has been said that “a journey of a thousand miles begins with a single step.” Perhaps that is the perfect way to describe the Carmichaels’ move from California to a new community of friendship in Tennessee. Originally from Rochester, New York, Leslie and her family relocated to the Golden State when she was a young girl. While in San Jose, she met Eddie, a California native, and the two became high school sweethearts. After dating as teenagers and marrying a few years after graduation, the
couple established local roots and grew their family to include Brandon, Lauren, and Ryan.
As their grown children began to pursue their own adventures, Eddie and Leslie developed a new sense of wanderlust. “While grateful for family, friends, and fond memories in California, we were drawn to the music scene of Nashville, and the beauty of the four seasons,” Leslie said. “A common-sense, down-to-earth lifestyle was important to us,” Eddie explained. “We’ve definitely found that here in Tennessee.”
Their new home journey began in 2023, when the couple first stepped into Schell’s Monterey model at Oak Hall in Mount Juliet. After visiting several other communities and touring endless floor plans, one day Eddie asked, “What about that first home we saw at Schell Brothers?” Agreeing that the house was calling them back, the couple took a second step into The Monterey at Oak Hall and knew they were home. “We fell in love with it as soon as we walked back in,” Leslie said. The open floor plan had everything they were
looking for, with soaring cathedral ceilings, a stunning kitchen island, and upgrades that exceeded their wildest expectations. Having chosen the model home, the house was both finished and furnished when they made their purchase.
“I remember commenting that the house would be the envy of any home improvement show on TV,” Leslie quipped. “It was like Joanna and Chip Gaines had been there!”
In addition to the high-end
” Everyone has made us feel incredibly welcome. We love our neighbors and look forward to meeting those who just moved in."
details that define Schell’s craftsmanship, Eddie and Leslie were quick to mention the professionalism and generosity of the onsite staff. “They made us feel like part of the Schell family from day one,” Eddie said. “Our salesperson was knowledgeable in helping us navigate the home purchase process.” Leslie added, “Understanding that we were moving from California, she helped us seamlessly adjust to our new life in Mount Juliet.“ Since they had purchased a sales model which was still in use by the Schell team, the couple rented a home in Nashville while they waited for Oak Hall to sell out before they
could move in. The estimated time frame, between two and eighteen months, worked well—until the Carmichaels’ rental home unexpectedly caught fire. Thankfully, no one was hurt, but Eddie and Leslie were left to search for new temporary housing. That’s when the Schell team graciously stepped in, inviting them to move into their home earlier than planned. “We will be forever grateful to them for helping us when we needed it most,” Leslie said.
Now, as they settle into their new surroundings, the two continue to be active in their careers, with Eddie working in medical
sales for Johnson & Johnson, and Leslie serving as a language therapist specializing in dyslexia at Hoover Learning Group. When it’s time to relax, they appreciate the year-round benefits of their Tennessee home. Some favorite activities include gathering next to their stone fireplace, sharing wine with neighbors around the spacious kitchen island, and challenging family and friends to a game of pool in the loft.
An unexpected advantage of their move has been the true spirit of friendship they experience at Oak Hall. “Having traveled from so far away, we knew no one when we arrived
”We didn’t just find a home; we built a whole new community of friends.
in Tennessee,” Leslie said. “Yet, everyone has made us feel incredibly welcome. We love our neighbors and look forward to meeting those who just moved in.” The couple has already participated in game nights, super bowl parties, and neighborhood dinners, with many more plans in the works. “We can’t wait to complete our backyard kitchen so we can host neighborhood barbecues during the spring and summer months,” Eddie said.
When they venture out, Eddie and Leslie often head to the eclectic urban neighborhood
known as The Gulch, where they enjoy dinner at Adele's, or to a variety of country music venues on Broadway in Nashville. For a perfect summer evening, Arrington Winery offers music, wine, and scenic ambiance, just 30 minutes away. As Eddie and Leslie continue to explore their new surroundings, they intend to immerse themselves in everything Tennessee has to offer, from music to pickleball.
Beyond the warm welcome they’ve experienced, the couple is especially grateful
for the way their dog-friendly neighbors have embraced Winston and Hudson, their very affectionate and social Labrador retrievers. The pups are regulars at the local community parks and experience tailwagging adventures and warm greetings during daily walks. No doubt their favorite stop is Mount Juliet’s Three Dog Bakery, a unique treat shop highlighted in a recent act by popular comedian Nate Bargatze who hails from Tennessee.
In mere miles, it is a long journey from California to Tennessee. Fortunately, one of the main steps along the way took the
Carmichaels into a Schell Brothers home at Oak Hall. As a result, Eddie and Leslie have expanded their community of family and friends, rather than leaving anything behind. “We were warmly welcomed here,“ Leslie said. “Early on, Schell organized a meet and greet, and that was the start of something we truly cherish—because we didn’t just find a home; we built a whole new community of friends.”

Knowing that food nourishes both body and soul, we’re fascinated by the concept of blue zones, identified by National Geographic writer Dan Buettner and his innovative team at the turn of the new millennium. In five key regions around the world, the researchers observed that people were living longer and healthier lives, compared with other places.
Common characteristics of residents in the blue zones include: plant-based diets, the propensity for physical activity, a strong sense of community, low stress, and a giving spirit. Inspired by these longevity trailblazers, we’ve teamed up with Chef Lion Gardner to elevate your table with colorful recipes from each “happiness hotspot.”
oven-Roasted carrots Loma Linda, California
Carrots, olive oil, coriander, toasted pepitas, goat cheese and local honey and bee pollen
2 tablespoons local honey, divided 2 teaspoons local bee pollen
Sea salt and fresh cracked black pepper to taste
PREPARATION
Preheat oven to 400˚F. Cut carrots into uniform shapes to ensure even cooking. Arrange cut pieces in a single layer on a baking sheet and drizzle with half the olive oil and 1 tablespoon of honey. Roast in the oven for 10 to 15 minutes or until carrots are cooked through and have started to caramelize. Remove and let cool slightly.
In a sauté pan over medium-high heat, toast the coriander seeds until the aroma is noticeable, then transfer the seeds to a heatproof dish to cool. Reusing the pan, toast the pepitas in the same manner and set aside. Partially crush the coriander seeds with a mortar and pestle and reserve.
On a serving plate, arrange the roasted carrots and crumble blue cheese on top. Drizzle with the remaining olive oil and honey, then sprinkle with the coriander and pepitas. Season to taste with salt and pepper and serve.
Gallo Pinto with Corn Tortillas Nicoya, Costa Rica
Black bean stew with rice, cilantro, chiles, lime, avocado, fresh cheese, and handmade corn tortillas
Yield: 4 portions, including approximately 16 tortillas
GALLO PINTO INGREDIENTS
1-1/2 cups dried black beans or 2 (15-ounce)
cans, drained and rinsed with liquid reserved
1 medium onion, diced
2 tablespoons olive oil, divided
1 teaspoon cumin powder
1 bay leaf
1 teaspoon salt
GALLO PINTO PREPARATION
Rinse the black beans and set aside.
2 to 3 dried chiles such as guajillo peppers
1 fresh avocado
2 limes
1 plum tomato, diced
1/2 cup fresh corn kernels
4 ounces queso fresco or other fresh cheese
Sea salt and fresh cracked black pepper to taste
In a large, heavy-bottomed pot over medium heat, sweat the onions in olive oil until tender and translucent, about 7 minutes. Add the rinsed beans to the pot with the onions, and cover with water by two to three inches. Stir in the cumin, bay leaf, 1 tablespoon of olive oil and 1 teaspoon of salt.
Bring the pot to a boil and reduce to a simmer. Cook for 1 hour and check beans about every 15 minutes for tenderness, adding more water as needed to keep the beans submerged. Remove from heat and allow the beans to cool in the cooking liquid.
Remove the seeds and stems from the dried chile peppers. Rehydrate peppers by placing them in a small heatproof container with 2 cups of boiling water, allowing them to steep for at least 10 minutes.
In a blender or food processor, puree the rehydrated peppers along with the liquid they were steeped in. Add two cups of the cooked beans and liquid to the blender and puree until smooth but thick. Stir the pureed pepper/black bean mixture back into the pot of cooked beans.
Season the beans with salt and pepper to taste and add the juice of 1 lime.
Portion the soup into warmed serving bowls, top with the avocado, tomato, corn kernels and crumbled fresh cheese. Serve immediately with an additional wedge of lime and fresh corn tortillas.
CORN TORTILLA INGREDIENTS
2 cups masa harina (white, yellow, red, or blue)
1 teaspoon sea salt
2 cups warm water plus more as needed
CORN TORTILLA PREPARATION
In a large bowl, stir together the masa and salt, then add 1-1/2 cups of warm water, stirring with your hands or a heavy wooden spoon. Add the remaining water a small amount at a time and continue to mix until the dough comes together. The way the masa feels will tell you when it is ready; it may require a little more or a little less water, depending on the brand and immediate climate. The masa is ready when it feels soft, doesn’t stick to your hands, and resembles the texture of Play-Doh. Cover the masa with a damp kitchen towel and let rest for 20-30 minutes.
Form the masa into 1-1/2-ounce balls, keeping both the dough and the formed balls covered with a damp towel to prevent them from drying out while you are working.
After clearing your workspace, place each ball, one at a time, between two 12x12-inch parchment paper sheets or similarsized squares cut from a plastic grocery bag. Use a rolling pin or tortilla press to form balls into tortilla rounds that are approximately 1/4-inch thick.
Warm an iron skillet or heavy-bottomed saute pan over medium heat. Working one at a time, place the freshly pressed tortillas into the dry, hot pan, cooking each tortilla as it is shaped. If your pan is large enough, you can cook more than one at a time; however, tortillas should not overlap at all during cooking. Cook each tortilla for about 30-45 seconds per side and transfer to a container covered with a kitchen towel to keep them warm. Stack the tortillas in the container as they are finished cooking, keeping them covered as they continue to steam.
Serve immediately when the last tortillas have finished cooking.
Psita Revithia Ikaria, Greece
Baked chickpeas with garlic, olive oil, tomatoes, feta, fresh herbs and fresh-baked sourdough bread
Yield: 6-8 Portions
INGREDIENTS
1 cup dried chickpeas or 2 (15-ounce) cans, drained and rinsed
1 bay leaf
4 cloves garlic, minced
1/2 cup olive oil
1 quart cherry or grape tomatoes
16 ounces feta cheese
1/4 cup fresh parsley, chopped
Sea salt and fresh cracked black pepper to taste
PREPARATION
Place the dried chickpeas in a medium-size sauce pot, cover with two to three inches of water, and add the bay leaf. Soak the contents in the covered pot for 8 to 12 hours at room temperature. Do not drain the chickpeas.
Simmer the soaked beans in the liquid for approximately 1-1/2 to 2 hours or until tender, then drain and set aside to cool. This step may be completed up to 3 days in advance. If storing, let the beans cool, then cover them tightly and refrigerate.
Preheat oven to 400˚F with rack arranged in the top-middle section. In a large bowl, toss together the chickpeas, tomatoes, garlic, and half of the parsley; then season with salt and pepper. Transfer the mixture to a baking vessel with sides, such as a casserole dish. Place the feta on top and cook in oven for about 20 minutes.
Remove the baking dish and set oven to broil. Place the baking dish back in the oven until the feta begins to melt and brown. Remove from the oven, garnish with the remaining parsley, and serve immediately, taking care that the baking vessel will be extremely hot.
Sardinia, Italy
Pesce Al Cartoccio
Baked halibut in parchment paper with garlic, citrus, fresh herbs, saffron fregola risotto, and Pecorino Romano
Yield: 4 portions
FISH INGREDIENTS
4 portions of halibut or other delicate white fish (approximately 5-6 ounces each)
4 cloves garlic, sliced
16 (1/4-inch) slices of citrus fruit, such as lemons, limes, and/or blood oranges
FISH PREPARATION
Preheat oven to 400˚F.
1/2 cup olive oil
1 tablespoon parsley or other fresh herb, chopped
Sea salt to taste
Gather 4 pieces of 11x15-inch parchment paper. Place one piece of parchment paper on a clean, dry work surface and fold in half longwise. Open the folded paper and lightly brush the edges on one side of the fold with olive oil.
Arrange four citrus slices roughly in the middle of the side of the paper brushed with oil and place one portion of the fish on top of the slices. Add about one quarter of the sliced garlic and chopped herbs, 2 tablespoons of olive oil, and season to taste with salt.
Fold the half of the parchment paper that was not brushed with oil over the fish and other ingredients and press the edges of the two halves together. Then, starting at one of the corners by the crease, begin making overlapping folds in the parchment, moving away from the crease and not stopping until you reach the opposite corner. This will create a tight seal that will allow the fish to steam in the parchment envelope.
Repeat these steps with the three remaining portions and place them on a baking sheet, allowing at least 2 inches between parchment envelopes. If necessary, use an additional baking sheet to avoid overcrowding.
Bake in the oven for 12-15 minutes or until parchment paper has puffed up. Remove sealed parchments from the oven, transfer them to a platter, and serve immediately. When each sealed parchment is then cut open, it will release a wonderful aroma.
Yield: 8 portions
FREGOLA RISOTTO INGREDIENTS
8 cups water or broth
1/2 cup olive oil, divided
1 large onion, diced
2 cloves garlic, minced
2 teaspoons saffron threads
1 cup dry white wine
1 pound fregola
1/2 cup grated Pecorino-Romano cheese
1 lemon
Sea salt and fresh cracked black pepper to taste
FREGOLA RISOTTO PREPARATION
Zest and juice the lemon and set aside.
Place a large, heavy-bottomed pot over medium heat, add 1/4 cup olive oil, saffron, garlic, and onion and sweat until the onions are soft and translucent, taking care not to brown them.
Stir the fregola into the pot and cook for 2-3 minutes; then add the white wine. Cook for several minutes, stirring frequently, until most of the liquid is gone.
Add the water or broth to the pot a few ladles at a time while continuing to stir frequently. Make sure that most of the liquid is gone before adding more. Continue this process until the fregola is tender and creamy.
Stir in the grated cheese a little at a time until it is all incorporated; then season the fregola to taste with salt and lemon juice.
Portion the fregola onto plates or into serving dishes, top each portion with a bit of lemon zest and olive oil and serve immediately.
Murasaki Imo Okinawa, Japan
Baked purple sweet potato tarts
Yield: 4 tarts
FILLING INGREDIENTS TART SHELL INGREDIENTS
1 pound Japanese purple sweet potatoes
1 tablespoon butter, room temperature
3 tablespoons sugar
1/4 cup cream
1/4 teaspoon sea salt
FILLING PREPARATION
2 tablespoons butter, room temperature
1-1/2 tablespoons sugar
1 cup all-purpose flour
1 vanilla bean
1/2 egg, beaten
1/4 teaspoon sea salt
Rinse the sweet potatoes under cool water, then steam them for about 30 minutes, until tender and easily pierced with a knife. Allow potatoes to cool until they can be comfortably handled; then remove the skin along with any fibrous bits.
To remove lumps, pass the steamed potatoes through a sieve (a ricer works well) and into a medium sauce pan. Warm the potatoes in the pan over medium-low heat.
Stir the butter, sugar, salt, and cream into the potatoes until completely incorporated and continue to cook, stirring regularly, for about 12-15 minutes, until the mixture has taken on a glossy sheen.
Remove sauce pan from the heat and place a piece of parchment paper directly on the surface of the potato mixture, allowing it to cool to around room temperature. Transfer the mixture to a piping bag fitted with a decorative tip, pipe into the tart shells, and serve.
TART SHELL PREPARATION
In a large bowl, cream together the butter and sugar. Slit open the vanilla bean, scrape out the seeds, and add them along with the beaten egg to the creamed butter and sugar. Mix until thoroughly incorporated.
Separately, sift the flour and salt together and add to the batter. Using your hands, bring the pastry together, without working it too much, until you have a cohesive dough.
Wrap the dough in plastic and refrigerate for at least 1 hour.
On a lightly floured surface, roll out the pastry to around 1/4-inch thick. Cut to desired size and shape, place into preferred baking mold, and prick the base of the pastry with a fork to prevent it from rising too much.
Bake tarts for 8-10 minutes in a 400˚F oven until the shells are a light golden brown color. Remove from oven and allow to cool for several minutes before filling.
Milton Life
WITH LEWES VIBES
Our ongoing fascination with mid-century modern furniture, classic cars, and vintage vinyl reminds us that sometimes the greatest happiness is found in the most genuine designs. In this same spirit, Lightship Cove combines a joyful beach vibe with the authentic well-being of small-town living.
As one of the area’s most unique beachoriented retreats, Lightship Cove has elevated the concept of East Coast charm by offering a convenient Lewes location in a picturesque Milton address. Situated away from the busy beach traffic, just 6 miles from downtown Lewes and 7 miles from historic Milton, the community features 97 homesites artfully interspersed along a sparkling pond and protected wooded landscape.
Community Sales Manager Adam Pettengell highlighted the significance of the community’s adjacent countryside landscape. “Residents especially appreciate the lasting appeal of the protected surrounding farmland,” he said. “Harvests come and go, and views
change with the seasons, but it’s always quiet and peaceful here. And that will remain constant as time goes on.” No doubt, the community’s earliest residents are grateful to have their choice of densely wooded views and distinctive elevations that are becoming more limited as the community evolves.
Lightship Cove’s location was a key driver to the decision-making process for homeowner John Osifchin. “I chose to build my forever home at Lightship Cove in Milton largely due to the protected surrounding farmland,” he said. “The community is perfectly situated away from the hustle and bustle of Route 1, yet not so far to make it difficult to get there.”
CHRISTOPHER & MARIA TOOHER
"Lightship Cove is situated in a rural and protected area, yet still close to shopping, entertainment, and restaurants. The community experience with our future neighbors has been beyond wonderful."
Just a short drive from the beach, Lightship Cove is the perfect home base for fans of water-oriented activities on sun-drenched afternoons along the Delaware coast. Families have their choice of beaches ranging from best-kept local favorites such as Broadkill Beach, all the way to Rehoboth Beach and beyond. For other avenues of adventure, the town of Milton is where the best of yesterday and today come together, with Cub Scouts meeting in the park, friends enjoying the St. Patrick’s Day parade, families gathering at King’s Homemade Ice Cream, and kids competing in the annual Andy and Opie Fishing Tournament. It’s also the perfect datenight location for dinner followed by a show at the iconic Milton Theater.
Mimicking the authentic Milton lifestyle, Lightship Cove is designed for laid-back living, an atmosphere that comes to life at The Beacon, soon to be filled with activities for neighbors of all ages. Here, families will spend the day swimming, playing pickleball, or burning off energy on the tot lot before gathering at the screened crab shack for a relaxing summer feast. Best of all, in this boutique community, every homeowner will be within walking distance of the pool and amenities.
Homeowners Christopher and Maria Tooher were quick to point out the benefits of the neighborhood. “We chose Lightship Cove because it is situated in a rural and protected area yet still close to
JOHN OSIFCHIN
"I love my wooded lot and look forward to spending time in my sunroom and yard with nothing but woods behind me as a backdrop. In addition, I look forward to seeing the community evolve and come together around the pool, pickleball courts, and tot lot. Who could ask for more?"
shopping, entertainment, and restaurants,” Maria explained. “We’ve already met many of our future neighbors and the community experience has been beyond wonderful.”
On our first visit to Lightship Cove, we were struck by the community’s intimate scale and peaceful environment. Adam explained that he sees this reaction play out on a regular basis as potential homeowners begin to envision the benefits of countryside living with easy access to the beach. “People like the fact that it’s not a mammoth community,” he said. “In addition, basement availability and low HOA fees are the icing on the cake for smart homeowners looking for a lifestyle of well-being.”
It is noteworthy to see how easily the Schell sales teams assimilate into the communities where they work, becoming like extended neighbors to the homeowners. Community Sales Manager Austin Oswinkle stressed the benefits of working in a community that is so close to the bike trails.
“As a cyclist, I like to ride either before or after work, and Lightship Cove gives me easy access to make that happen. The farmland here has that ‘Field of Dreams’ movie feeling. And there are incredible sunsets over our pond and culde-sac. It’s so quiet.”
John elaborated on Austin’s comments from a homeowner’s perspective. “The GeorgetownLewes Trail is a stone’s throw away, perfect
ANDREA BISHOP
"After 17 years away, moving to Lightship Cove has been a return to my roots. This community offers the very best of the heart of Delmarva—close to the beach but far enough away to escape the crowds, surrounded by protected farmland, serene woods, and a peaceful pond."

"The salt air surrounds us day and night, and we’re never far from an amazing meal or a new adventure. The coastal charm is undeniable, and the incredible neighbors—who already feel like family—are an added bonus."
for pet walks, runs, and bike rides,” he said. “We have close proximity to local farmers, greenhouses and, of course, Hopkins Farm featuring delicious ice cream and other treats.”
Tucked into its bucolic location, Lightship Cove is a place where crab feasts, pool parties, and pickleball games will naturally be woven into the fabric of everyday life. With its ideal size, picturesque surroundings, and peaceful ambiance, it’s a relaxing retreat with small-town charm. Lightship Cove’s unique character is brought to life by homeowner Andrea Bishop, who grew up in the area before moving away for 17 years. “This
community offers the very best of the heart of Delmarva, and it’s a return to my roots,” she said. “Watching wildlife make their home here is truly awe-inspiring. In a short time, I’ve found a deep sense of connection and belonging that’s made this place everything I hoped for and more. Add in my amazing neighbors, who’ve quickly become friends, and it truly feels like home.”

THE SOUTHPORT AT BRENTWOOD
Inspired by a coastal vibe of soft blues, natural accents, and gleaming finishes, The Southport at Brentwood dishes out a healthy dose of year-round summer.
Think of The Southport as an architectural chameleon that easily transforms to accommodate the lifestyle you love. With 4 bedrooms, 3 ½ baths, and a first-floor owner's suite, along with a flex room, spacious loft, and an oversized secondary suite, this adaptable floor plan ensures that you won’t have to compromise on the home you’ve imagined. And, since every well-appointed home first captures your attention at the curb, the wide choice of front elevations is sure to make you smile. In The Southport, designer Susan Herring brings a casual, elegant, and wholesome ambiance to the forefront by combining a soothing blue palette with earthy elements and vibrant, modern accents. Throughout the house, natural features are layered
with contemporary touches of Lucite, glass, and chrome to elicit a bright, summer sensation. Tongue and groove trim is a consistent player in the dining room, great room, study, and owner's bath. It is first introduced in the foyer, where a large, builtin bench with aqua cabinetry creates a focal point that welcomes guests into the inviting space.
Susan explained that the overall color scheme was inspired by the kitchen’s blue hexagon backsplash, setting the stage for the home’s happy, gracious, decor. Rooted in nature and rich in tone, the quartz countertops in Calacatta Miraggio Seaglass shine bright above the Flaxen Ash luxury vinyl flooring, accentuating the organically inspired look.
Of the four kitchen offerings available in The Southport, we chose the Professional Kitchen, popular with foodies. Along with the layout, the space is differentiated by the optional Command Center, a grand island finished with four sides of cabinet panels.
THE SOUTHPORT IS DESIGNED TO BLEND THE BENEFITS OF INDOOR AND OUTDOOR SPACES, MAKING IT IDEAL FOR ENTERTAINING."
In addition to expanding the countertop area for seating and entertaining, the favored option provides the opportunity to select an alternate finish for the island, which captures attention from all angles.
Next, Susan carried the blue color scheme and bright accents into the great room, coordinating the deluxe built-ins with the kitchen cabinetry
and thoughtfully selected furnishings.
“Universal Furniture introduced a coastal living collection at a recent market and I’ve been waiting for a model like this to incorporate these fabulous pieces,” the designer explained. Her vision seamlessly came together in the form of modern rattan chairs, a woven and glass cocktail table, and coordinating mirrors that accentuate the room’s high ceilings. “I love the curvature of the chairs,” Susan said. “And the table is a functional showstopper. You can slide the glass portion to any section of the surface.“
If Delaware is your exclusive vacation destination, we hope you’ll take advantage of every opportunity to unplug. However,
when a home workspace is still on your list of everyday needs, The Southport offers the opportunity to transform the first-floor flex room into a study, as shown at Brentwood. The reimagined coastal vibe is defined by a deep coffered ceiling with wooden beams that command a true sense of presence.
A white desk with chrome and Lucite accents adds a bright, contemporary nod, complemented by the polished chrome light fixture overhead. Throughout the room, natural rattan details reflect the warmth of the wooden beams.
Susan had fun carrying the theme through to the nearby powder room. “I chose a blue and white striped wallpaper and had
it installed horizontally,” she explained. “It definitely gives the room its own personality.” The white beaded mirror is a crisp contrast to the wallpaper, adding a whimsical element of surprise. Yet another adaptable feature of The Southport is the opportunity to convert the powder room to a full bath when the flex room is preferred as a sleeping space.
Providing a place to retreat from daily stresses, the owner's suite is a serene oasis which includes a rear extension, an angled tray ceiling, a linen closet, two spacious walk-in closets, double vanities, a large walk-in shower with bench, and a private water closet. To promote a calm, peaceful setting, Susan chose several pieces from
the coastal living collection, adding subtle white-wave wallpaper behind the bed for a bit of glam. Blue linen-wrapped bachelor chests with Lucite handles give traditional pieces a new life to modernize the space. Susan elevated the coastal theme in the ensuite bath, choosing a fresh tile design in varying tones of blue, reminiscent of the ocean. “The coordinating patterned floor tile keeps things casual,” Susan explained. “It really pops against the white cabinetry and shiplap wall.”
Moving to the second floor, Susan transitioned the tone, shifting blues into the supporting cast while choosing warmer qualities for the leading role. The theme begins with an optional built-in window
seat on the stair landing, creating the perfect spot to curl up with morning coffee and enjoy outdoor views. At the top of the stairs, a spacious loft offers another invitation to relax. Rounding out the upper

level are two bedrooms, a full bathroom, and a secondary suite with a full bath and large closet.
“There is no doubt that my favorite room is the loft,” Susan said. “I love the textured wallpaper, so I chose two open etageres that would afford the prominence it deserves.”
Rattan and rope sconces add a casual vibe to complement the black and white coastal artwork. A comfortable sofa and two swivel chairs complete the cozy atmosphere for
watching TV or entertaining guests. The secondary suite is a generous room, accommodating a king-size upholstered bed that pairs nicely with the accompanying natural rattan elements. A desk was selected in place of a nightstand to showcase the room’s flexibility and ample space, while an oversized upholstered swivel chair beckons residents to relax with a book and beverage. Two additional bedrooms round out the home’s second floor, with one featuring balcony access for out-of-town guests.
The Southport is designed to blend the benefits of indoor and outdoor spaces, making it ideal for entertaining.
Overlooking a tranquil community pond and surrounded by lush planters, the courtyard is fully equipped with an optional outdoor bar and grill. If relaxing around a firepit sounds like the perfect way to spend a summer evening, you won’t want to miss this al fresco paradise. Regardless of your needs, The Southport is easily transformed to fit your lifestyle. When you’re in the Lewes area, we hope you’ll stop by Brentwood to see this stunning model for yourself.

At home &GRACE JOSH WITH
Their early dates included Thrasher’s Fries, Double Dippers ice cream, and, eventually, Schell Brothers activities and events. Today, Grace and Josh Hoinowski are still sharing all those things and more—along with their sons, Jack and Max.
ARE YOU ORIGINALLY FROM DELAWARE?
GRACE: Actually, no; I wasn’t always here (but don't tell anyone). My father served in the Coast Guard for 20 years, giving our family the chance to live in some cool places, always by the beach. I was born in Cape May and grew up on the recruit training depot base there. Some of my earliest memories are taking the ferry to visit family in Bridgeville and Rehoboth. I’d spot the Breakwater Lighthouse as we neared the port and feel that familiar excitement—Grandma’s house wasn’t far! When my dad retired, we moved to Bridgeville to be closer to family, and my parents still live there today. I’m a proud Woodbridge High School alumna and loved growing up in a
small town, always knowing that the beach was nearby. I then attended Virginia Tech (Go Hokies!) and, while the mountains were beautiful and the idea of adult city life was tempting, I never lived more than 30 miles from the ocean. Eventually, the coast called me back and I’ve been at home in Delaware ever since.
JOSH: Yes, I am a proud life-long Delawarean— born and raised in Wilmington, Delaware and fortunate to grow up in the same area my parents are from. We vacationed here in beach trailers when I was a kid and, as I got older, I spent the majority of my summers in Rehoboth or Dewey. After my job with a beer distributor allowed me to relocate to their

ME IN. I HAVE BEEN WITH SCHELL BROTHERS FOR SIX YEARS AND WOULDN’T WANT TO BE ANYWHERE ELSE. - Josh
Milford site, which was closer to my parents in Lewes, I soon realized this was the place for me.
TELL US ABOUT YOUR SCHELL JOURNEY.
GRACE: When I graduated from college with a degree in education I was at a crossroads. After some student teaching in Blacksburg, I was humbled by ninth graders and didn't know if my heart was 100% into that career path. I researched sales opportunities, scheduled interviews in the DC/Northern Virginia area, and—after days of walking around in heels and pantsuits—quickly realized that wasn't for me, either. I am more of a barefoot kinda gal but will wear flip flops if need be.
When my neighbor started working for Schell and raved about the company, I did some quick research that led me to the Extreme Makeover: Home Edition Schell episode. It created an instant connection, reminding me that one of my key reasons for choosing Virginia Tech was their focus on service. Our college motto was Ut Prosim, meaning "That I may serve." As a school ambassador, I was one of those people who gave tours while walking backwards—and I participated in volunteer events focused on giving back to our school and community. It was an aspect of my life I wasn't willing to compromise, knowing that wherever I ended up, it had to be a place with a meaningful service mission. After watching that Extreme Makeover episode and seeing the team work hard to help Dale and Ken continue their service to the community, I was hooked. So, when I walked into my interview, looked
above the sales director’s door and saw a picture of some Hokie Stone, I knew the stars were aligning. I started as a sales assistant, worked up to a community sales manager role, and am now the online sales consultant for our Delaware Division. It’s been 12 years, and I’ve loved every minute.
JOSH: After moving to Lewes, I joined the new home construction industry and became familiar with the Schell name, although I didn’t really understand what the company was about until I met Grace. When we started dating, she invited me to company events where I met many of her coworkers. I was surprised to see how everyone hung out regularly and were friends—it was something I hadn’t experienced in a work atmosphere. Slowly I realized that I wanted to be part of the amazing culture that had invited me in. I have been with Schell Brothers for six years and wouldn’t want to be anywhere else.
”
THE AVERAGE PERSON EITHER NEVER BUILDS A NEW HOME—OR BUILDS ONLY ONCE IN THEIR LIFETIME—SO MATCHING PEOPLE WITH THEIR IDEAL COMMUNITY IS A RESPONSIBILITY I DON'T TAKE LIGHTLY." - Grace
WHAT DO YOU LOVE MOST ABOUT YOUR JOB?
GRACE: This is my favorite question. I love that I get to connect with people from all over the United States (and sometimes overseas) to help them transition to their next stage in life. The average person either never builds a new home—or builds only once in their lifetime—so matching people with their ideal community is a responsibility I don't take lightly. It's like putting together a giant puzzle. Along the way, I learn about the customer's needs, wants, and can't-livewithouts.
As a sales manager, I loved being part of
the community story and helping to bring homeowners together. Many people are moving from places where they have lived for 20+ years, so change can be very scary. One of their biggest fears is being able to make friends and establish connections in a new place. In sales, our job isn't just to find the right house, but to bring a group of people together and facilitate a sense of community and belonging. I can't tell you how happy it makes me to see past homeowners getting together, experiencing the area, and developing lifelong friendships. To me, that's what creating happiness is, and I am proud to have a small role in the process.
JOSH: I love helping people make their dream home a reality. Meeting someone and getting to know their story, the things that aren’t working in their life, what they envision for themselves in the future, and then matching them to the best home and community is a great privilege. When I see the look on someone’s face after it all comes together, there is no better feeling.
YOU RECENTLY BUILT A HOME. WAS IT DIFFICULT CHANGING GEARS FROM BEING AN EMPLOYEE TO A CLIENT?
GRACE: YES. Being on the other side of the table gave me a deep appreciation for the process. Since we had both been in the business for a while, we thought we had everything figured out. When we got to the design day, we quickly realized that we had a lot more to think about. If Josh had his way, everything would be stainless steel, clean, and warm, light colors. I can be a little bolder in my choices, so finding a happy medium included some lively back and forth. Who knew a shower floor tile would bring on so much deep thought? It was a great experience for us both and, through it all, we promised to be true customers. We followed all the rules, attended required meetings, and corresponded via Heartbeat. We immersed ourselves in the experience and are so thankful for our Schell home.
” THIS COMPANY HAS GIVEN ME THE CHANCE TO PLAY AN ACTIVE ROLE IN SHAPING THE COMMUNITY I LIVE IN, AND THAT’S SOMETHING I’M INCREDIBLY PROUD OF. - Grace
JOSH: It was! Being on the other side of a purchase gave me a greater appreciation for all the team members that are part of the Schell Brothers purchase journey. Attending a design appointment, meeting our construction manager at the pre-con, and receiving a phone call and pictures every Friday of our build helped me realize how the Schell process is so different from other builders.
YOU CHOSE TO BUILD THE LILAC. TELL US WHAT YOU LOVE ABOUT THIS HOME AND WHY YOU ENDED UP SELECTING IT.
GRACE: We chose the Lilac for its livability and the way it could grow with us. When we built the home, it was just the two of us and our dogs, so the first floor felt like more than enough. We loved having guest rooms and extra living space upstairs for entertaining, but it never felt too big because our day-to-day life stayed mostly on the main level. Now that our family has grown, we’re incredibly thankful for the additional space. We opted for an owner's suite on each level, so we could eventually move closer to the kids while still enjoying a spacious bedroom. The Lilac has adapted beautifully to each new chapter of our lives while still giving us space to host and entertain. It’s truly a home that works at any stage of life, and we’re grateful we chose such a flexible floor plan.
FAVORITE ROOM IN THE HOUSE?
ANY FEATURES YOU HIGHLY RECOMMEND?
GRACE: I love our loft area. It’s one of my favorite spaces in the house and has become our primary entertainment room and playroom—perfect for movie nights or just letting the kids run wild. We maximized the space by choosing the second owner's suite option, and I can’t recommend that enough if you're looking to create a true additional living area. It makes the loft feel even more open and functional. Plus, the natural light that pours in makes it feel bright and happy all day long.
JOSH: I highly recommend the screen porch— it is such a versatile space. Our sons play out
there when the weather is nice and it’s a great place for a happy hour drink with my wife!
WHAT DO YOU LIKE TO DO AS A FAMILY?
GRACE: Josh and I love heading out to the drive-on surf fishing beaches—even though I’ll admit, I’m only in it for the idea of fishing. Another weekend favorite is brunch at The Starboard. Our kids are pancake fanatics, and there’s nothing better than a big Dewey breakfast with the whole crew. It’s messy, loud, and full of laughs—just the way we like it.
JOSH: We like to get out of the house as much as possible. On one of our days off, we almost always head to Rehoboth to get coffee, along with treats for the boys, at Rise Up or Sugar &
Thread. Then we walk along the boardwalk and hit the playground on Lake Gerar so the boys can run around while we relax.
LEWES OR REHOBOTH? WHY?
GRACE: Rehoboth. For me, it’s all about nostalgia. My great-grandmother had a condo on Virginia Avenue, and some of my earliest memories are of mornings walking around Lake Gerar to grab the newspaper from 7-Eleven, or long beach days that stretched until sunset. Evenings meant trips to Playland, Funland, and soaking up the boardwalk magic.
Now I love reliving those same moments with my own kids. We visit the boardwalk in every season—it’s a family tradition to take a holiday walk on the boards before heading off to dinner
or family gatherings. In the summer, Funland and Zelky’s are non-negotiables, and we always share a giant tub of Thrasher’s fries. One of our favorite spots is a little secret ice cream shop on 1st Street called Double Dippers. Josh and I used to go there when we were dating, and now it’s a treat we share with the boys.
JOSH: Why pick just one, when we are so close to both? Lewes has amazing shops, restaurants, history, and Cape Henlopen State Park. Rehoboth has the boardwalk, shops, Funland for the boys, and our favorite: Thrasher’s fries.
IF YOU COULD DESCRIBE SCHELL IN ONE WORD, WHAT WOULD IT BE?
GRACE: Rooted. I feel deeply connected to this company; it’s been a constant through
every phase of my adult life, offering stability, growth, and unwavering support. I’ve built lasting friendships here. We’ve celebrated weddings, birthdays, holidays, and milestones. Schell has never felt like just a place to work. It’s where I’ve grown up, both personally and professionally.
This company has given me the chance to play an active role in shaping the community I live in, and that’s something I’m incredibly proud of. It’s more than a job; it’s purpose, it’s belonging, and, most of all, it's home.
JOSH: Family. I didn’t know what I was missing in my life until I started at Schell Brothers. The sense of belonging, inclusiveness, understanding, and love this place provides is off the charts. We had almost as many coworkers at our wedding as we did family members. That’s saying something.
