NOVEMBER MARKET UPDATE Following five years of phenomenal growth, Sydney’s well into the correction phase providing welcome relief to buyers and a crucial period of price consolidation. Affordability and declining investor activity are key drivers, however changes to lending have arguably had the biggest impact on the market below $5 million. Greater scrutiny of borrowers’ personal expenses and debt to income ratios were implemented virtually overnight and affected every prospective buyer. With our strong domestic economy underpinning property prices, the imminent ‘crisis’ that the media debates is highly implausible. The current market slowdown is an inevitable part of the cycle following 75% growth in home values between February 2012 and the market peak of July 2017. The market hasn’t stopped and we are seeing great sales on the North Shore. An original Killara home on 1,230sqm sold at auction for over $2 million with 15 contracts out and 3 registered bidders. All interested parties were looking only at the land, planning to demolish and rebuild a luxury, modern home. First home buyer activity has increased with the bank of mum and dad on their side, generous stamp duty concessions and government savings initiatives offering opportunities to get a foot in the door. Parents of school-aged children are investing in family homes in areas zoned for some of the city’s best public schools. Downsizers, who often buy without a loan, are on the hunt for high quality, spacious apartments and townhomes, having replenished their superannuation post the GFC.
