ENZYMESTOWER HONGKONG

Thegoalofthisprojectistobuildaniconiclandmarkattheintersectionof WellingtonStandQueensRoadCentral,intheheartofHongKongIsland’s centraldistrict.Theaimistodesignabuildingthatnotonlystandsasan architecturalmarvel,butalsosymbolizesprogressandmodernitytotheentire city.Thecurrentbuildingontheprojectsitehasbecomeoutdatedand inefficientintermsofspaceutilization.Theclientunderstandsthattheprime locationnecessitatesamoreambitiousapproachtomaximizethepotentialof thesite.Byexploringtheoptionofconstructinganotherbuildingvolume,the clientaimstoaddresstheunderutilizedarea,optimizingtheGFAavailableon thesite.

Extrudetothe maximum allowednumber ofstories.

Creatingaseries ofsetbacks allowedasperthe localregulationthe additionofextra stories,inorderto makeupforthe lostGFA.

Thecreationofsky gardensandpublic spaces,alsoallows thevolumetogrow higherrecovering GFA,increasingthe finalnumberofstories.

MASSINGSTUDY

•Toincreasethenumberofstories,extrudethebuilding upwardtomaximizeheightandaccommodateadditional floors.

•Tooffsetanylossofgrossfloorarea,addextrastoriesin compliancewithlocalregulationsbyincorporatingrequired setbacks.

•Addskygardensandpublicspacestoexpandthebuilding's volume,recoverthelostgrossfloorarea,andincreasethe numberofstories.

•Groundlevelisapublicareawithaprivatelobbyforoffices.
