Achmad Sofyan Architectural Assistant: Satria Wijayakusuma, B.Eng Maria Angela Handoyo, B.Eng Salma Karima Saidah, B.Eng Status : Completed Description : The concept of designing a new rural settlement area that is sustainable, innovative, and can provide the best-added value for citizens, and the environment. This settlement project was held as a consequence of a number of settlements that had to be relocated because of the construction of a new airport project in Kediri. It is hoped that in the end this new settlement will improve the quality of life of the community, as well as be more able to accommodate the functional, social and economic needs of the community, be environmentally friendly, and have the potential to be a unique modern village but full of local culture and deserve to be a village tourist destination.

NEW PULOMAS JAYA East Jakarta – DKI Jakarta Scope of Works: Strategic Envisioning Project Time : October 2017 – February 2018 Client : PT. Pulomas Jaya (Subsidiary of Regional-owned Enterprise) In association with : DEX Solusi Transit Director In Charge : Ir. Iwan Prijanto, MM Baju Witjaksana, M.Arch Design Team : Satria Wijayakusuma, B.Eng Status : Completed Description : The Pulo Mas Jaya area is an area that has the potential to become a major transit area (TOD), not an ordinary oriented transit area. Three major transit areas that intersect with this area and are connected to one another. The first mode of transit is the BRT or Busway that crosses Jalan Ahmad Yani and Jalan Perintis Kemerdekaan. The Second Transit Mode is the Jakarta LRT which connects Kelapa Gading to Rawamangun and later continues to Dukuh Atas.

While the future mode of transit that will become the backbone of mass transportation connecting the western end of Jakarta with the Eastern Edge of Jakarta is the East Jakarta West MRT. In the vision of strategic development as outlined in the strategic master plan, DEX has projected the Pulomas Jaya Region to become the largest transit-oriented district in DKI Jakarta. DEX also opposes repositioning this area to become a new Primary Center in DKI Jakarta before this area even escaped the Jakarta RTRW 2030 radar and is not included in the secondary centers as well. DISTRICT POTENTIAL • DKI Jakarta assets in the management of DKI Jakarta corporations • Significantly large area of 350 ha (compare with the total CBD of Jakarta) • Strategic location, flanked by two main highways: A. Yani + ring road on one side and Jl Perintis Kemerdekaan on the other • Flanked by two mass transit lines: LRT (2 stations) & east-west MRT (2 stations) Plus two roads that pass the Transit-Oriented District / District Busway • Has a role as a center for equestrian and archery sports • Have adequate green open space with significant urban ecological functions (lakes, canals, parks etc.)

PONTENTIAL MASS TRANSIT NETWORK RELATED & FEEDER Bus lines around the area and MRT and LRT transit line development plans around the area will be more effective in serving citizens and visitors in the PMJ area if it can be integrated with the internal transportation system (internal feeder) within this 350 ha area. This integration will increase accessibility and mobility within the region and lead to MRT stations, LRT and bus stops outside the area.

The infrastructure not only increases the accessibility and mobility of the Pulomas Jaya community, but can also improve the economic and social life of the people in the area, improve the quality of the environment by decreasing the use of private vehicles and change the pattern of structuring the development of the Pulo Mas Jaya area (redevelopment) 19

MOTHER & CHILD RESPIRATORY East Jakarta – DKI Jakarta Scope of Works: Conceptual Masterplan Project Time : January – April 2018 Client : Persahabatan Hospital (State-owned Company) In association with : DEX Solusi Transit Director In Charge : Ir. Iwan Prijanto, MM Baju Witjaksana, M.Arch Design Team : Satria Wijayakusuma, B.Eng Status : Completed Description : Persahabatan Hospital was built in 1961, to meet the growing need for services in Indonesia, Persahabatan Hospital is currently developing additional functions built in the area of 12 ha, which is allocated more than 37% as an area built from the total area owned. Therefore, the new masterplan introduces a new paradigm in site development. Introducing new buildings and at the same time absorbing appropriate service activities at this time into denser and vertical buildings. Mother & Children Respiratory Hospital will be the first building that will set a new standard level of service and the first strategic spatial consolidation within this 12 hectare area.

FATMAWATI PEDESTRIAN SIDEWALK

South Jakarta – DKI Jakarta Scope of Works: Conceptual Design & Detail Engineering Design (DED) Project Time : April – Sept. 2018 Client : Dinas Bina Marga DKI Jakarta (Local Government) In association with : DEX Solusi Transit Director In Charge : Baju Witjaksana, M.Arch Design Team : Satria Wijayakusuma, B.Eng Maria Angela Handoyo, B.Eng Status : Completed Description : In Partnership with Holcim, DEX has been assigned to redevelop and redesign the pedestrian sidewalk along the street corridor at Fatmawati Street, South Jakarta. The street is a major retail destination causing the street suffered from complex vehicular movements and diffuses pedestrians patterns. The challenge of this assignment is to transform and redesign the chaotic street corridor with high volume of pedestrians, shoppers, cars, buses and the future MRT line in this street corridor into safer, wider and more comfortable sidewalk.

The inadequate spaces in some points along this street corridor caused by the inconsistency of the ROW (Right of Way) make the assignment even more challenging. The design concept of this sidewalk will consider the sidewalk as the ground base and act as complementary of the very colorful and conspicuous building along the street. Iwan Prijanto, MM Baju Witjaksana, M.Arch Design Team : Satria Wijayakusuma, B.Eng Status : Completed Description : Taman Raden Saleh, an area of 11 ha, formerly TBRS (Taman Budaya Raden Saleh) in the middle of Semarang would be developed as a multiuse complex of Art center equipped with 360 degrees Theater building, Art park, Boutique Art Hotel, Art Gallery, Co-working space integrated with Cable car station. The ‘cable car’ which will pass above the park (Taman Raden Saleh) as the first transit system using cable car in Semarang would be integrated with the whole development. The aim of the development is to provide Semarang with first class art and cultural economy center in Semarang, while also creating new distinctive destination for locals and visitors.

DEX developed a new vision in the POS Indonesia network with the term POS NEO. Most of the design vision of POS Indonesia’s architectural development located in large cities has a historic heritage that is categorized as a building. Semarang is one of the buildings approved by the city with infill so that new buildings can appear as a complement to co-exist with heritage buildings.

PT PSBI is a consortium of Indonesian state-owned companies, consisting of PT. Wijaya Karya (Wika), PT. Kereta Api Indonesia (KAI), PT. Jasa Marga and PT. Perkebunan Nusantara VIII which is the parent company of Indonesia - China High Speed Rail company in collaboration with China Railway Corporation to carry out the Jakarta-Bandung high speed rail project. In this project the scope of work undertaken by DEX includes three complementary business pillars namely Estate Environment & Management Service, Urban Infrastructure - Digital Service and Urban Transit Development. The preliminary study of business development strategies in this assignment focuses on strategic understanding including: Business Envisioning, Business Models, Investment Size, Potential Revenue, Risk Identification, Repositioning Strategy & Time to Market.
