Differentiating Urgent and Non-Urgent Repairs: Urgent repairs are those that demand immediate attention due to safety concerns or making the property uninhabitable. On the other hand, non-urgent repairs, while important, do not pose immediate risks to safety or livability.

After the announcement in August 2022, Victoria has taken the initiative to raise the minimum energy efficiency building standards for new homes from 6 to 7 stars as part of the changes to the National Construction Code (NCC) Along with this update, the NCC has also introduced modifications to the Livable housing design requirements.

In response to this exciting development, Over the past 12-18 months, we have been hard at work creating a fresh range of home designs and features to comply with these new building regulations Here is a concise overview of the changes and their implications

What is happening?

The current 6-star energy rating requirement is being increased to 7-stars.

Housing design now must be compliant with NCC Part H8, Livable Housing Design Standards

Why are the changes being implemented?

Improved energy efficient of new homes that will benefit the environment and reduce energy consumption.

To future-proof homes for an ageing population and those with special needs

When will the changes take place?

The new standards, pricing, and specifications will come into effect for all new projects starting on May 1st, 2024.

What is the cost increase?

The cost increase for each house will depend on the energy efficiency of the design, with an average increase of approximately $12,000 for single-story homes and around $24,000 for doublestory homes.

Even with the notable price increase, we understand the substantial added value that comes with new home builds once this change takes effect
