Pre-fab houses got a rough deal in the middle part of the twentieth century – associated as they were with the ambition of post-war governments in Europe and the Soviet Union to meet the post-war housing needs cheaply and cost-effectively. Today, however, pre-fab housing stock is having a renaissance – thanks to a big facelift for types of homes being built using pre-fabricated components. The sheer choice available to consumers means that the utilitarian blocks of the post-war era have made way to stunning modern design and cutting edge technology. Advances in both production methods and materials has meant that – although prefabricated building techniques remain a very cost-effective build solution – they are now able to offer considerable technical advantages for consumers that go way beyond the price and cost-management advantages.
Reduced Risk Nevertheless, the cost-management advantage remains one of prefab’s most compelling advantages. Because prefabricated building components are manufactured off-site in factory-tested conditions, the quality and standardisation is far greater. It allows for a standardised and modular approach to building that reduces the time needed for construction on site. Because this is where most of the delays occur during a conventional build, reducing the time spent building on site also reduces much of the risks associated with the build, particularly with regard to budget overspend.
