1. TheEasiest Step... Call me!
- Pair yourself with the best list agent who is going to represent you and get you top dollar for your home!
2. Decide to Sell
- Is now the right time to sell? Consider financial situation, and we can decide on a timeline that is best fit to suit your needs Whether that be in a few days or a few months, establishing a plan early will help keep the process stress free and enjoyable
3. Prepare Your Home for Sale
- We will go over a custom plan based on your home and what repairs, if any, are necessary to be completed prior to listing Some homes need some love prior to listing and with my help and advice we will achieve top dollar
4. Determine Listing Price
- A comparative marketing analysis will be drafted justifying the list price of your home Strategy will also be discussed based on how quickly you need to sell Pricing the home accordingly is extremely important
5 Market Your Home
- Professional photographs will be taken and your listing will go live in the MLS accessible to all See next page for all the marketing I do on your behalf!

6. Show Your Home
- Make your home available for showings, and be sure to keep it tidy! We can discus hosting an open house to attract more buyers!
7. Receive/ Accept Offers
- After negotiating on your behalf we will review all offers
- Choose the best offer based on your priorities
- Sign the purchase agreement
- Cancel any more future showings
8 Inspections
- Buyer will have some inspections scheduled so be sure to make the home available for them
- The day before/of closing the buyer will come through once more to make sure the home is still in the same condition
9. Pending Status
- An appraisal gets kicked off by the buyer's lender and the home gets its "value" determined
- If there are any discrepancies between the appraised value and the purchase price, things may be up for renegotiation at this point
10 Closing
- Attend the closing to sign final documents
- Transfer ownership and keys (unless occupancy is given, then keys are kept)

- I work with some of the best lenders in the business who are well versed and excellent at communicating the entire lending process Important factors such as, property taxes, and insurance can drastically change that monthly payment So having accurate figures is extremely important
3 Start HouseHunting
- This is the fun part! Touring homes to find the one you love! Photos online can be deceiving so it's always important to see homes in person Having me by your side, I can help point out any red flags the property may have - I'm no inspector but I do have strong knowledge and can spot things you might not
4. Makean Offer
- We found one you love - now lets seal the deal! I do all the heavy lifting, you get to sign a few documents and sit back and wait for the good news.
5. EMD - Earnest Money Deposit
- After our offer is accepted you have 2 days to get me the EMD amount we discussed This can be in the form of a check or through a secure portal called Earnnest (like Venmo but for Real Estate)

6 Get aHome Inspection
- I'll take care of scheduling and booking your appointments - just let me know a day and time that works for you
- All homes are going to have things come up in inspections That is the purpose of conducting one so you are well versed with the home you are purchasing
- If major things come up, that is where my negotiation skills come into play We can always ask for things like concessions, or a price reduction to help offset the cost of the issue If the seller isn't willing to work with us and it is too big of a problem, we can always walk away and you get your full EMD back, no questions asked
7. Appraisal
- The lender will kick off an appraisal on your behalf Depending on the purchase agreement, if the appraisal value comes in low this could be a potential renegotiation
8. Loan Processing
- Be sure to complete everything your loan officer sends you in a timely manner as to not delay closing
- Shop around for insurance rates - I have a great insurance broker I can connect you with to do the heavy lifting for you
9 Closing Process
- Prior to close call DTE and/or Consumers to set up your utilities on your closing date You do not want your service to be turned off
- Show up to closing - bring a valid ID and memorize your SSN
- Sign, sign, and sign once more It's official you're a homeowner!
