WHAT I NEED TO LEARNED ABOUT MY DESIGN

1. How many guest rooms will the hotel have? There will be 20 small guest rooms at 200 square feet, 20 medium sized guest rooms

at 500 square feet and 15 large sized guest rooms at 1200 sf.

2. How many different spaces are occurring in hotel? There are 7 major areas at the hotel: lobby, retail, restaurant, café, back of house, rooftop space, and guest rooms. User groups for each activity? User groups are the staff or the hotel guests. 3. What are functions are needed for back space? Front desk, general manager office, luggage storage, maintenance, staff lounge, restrooms, trash and recycling. How big should each space be? The spaces range from 100-300 square feet each. 4. How much space for circulation on main floor? Approximately 20% of the ground floor is accounted for circulation. 5. How much circulation for roof top? Approximately 20% of the roof top floor is accounted for circulation. 6. How much circulation on typical guest floor? Approximately 20% of a typical guest floor is accounted for circulation. 7. Site orientation with fenestration? Site orientation with fenestration is on east, west, south and north of Site building. 8. What type of staff will be present? The hotel will staff employees at the front desk, concierge, café, restaurant, kitchen,

maintenance, housekeeping, retail, and bar.

9. What are the number of staff needed for each function? There will be 3 staff required at the lobby, 17 at the restaurant, 3 at the retail store, 1 at the café, 10 at the rooftop space, and 9 for back office tasks. 10. What function will the guest room serve the guest? The space will serve as a space to relax, sleep, take a shower, eat room service. How much space is required for each activity? A small suite is 200 square feet and serves 1-2 guests, a medium sized

room is 500 square feet and houses 2 individuals, and a large suite is 1200 square feet and can house a small family or group of 3-4 individuals.

11. What will be the size of ADA compliant restrooms in comparison to non-ADA restroom. An ADA restroom is a minimum of 50

square feet, where the non-ADA restroom may be smaller.

12. What will be the number of guests per room? Already answered in question 10. 13.How many support activities for Lobby? (concierge, desk admin, luggage, restrooms, coat rooms, house phones, etc.)? What is the size per activity needed and number of staff? Already answered in question 3 and question 9. 14. Food and beverage – how big will the spaces be? The restaurant will be 5640 square feet, the café will be 600 square feet, and

bar on the rooftop will be 5000 square feet (outdoor bar 2500 square feet and indoor bar 2500 square feet).

15. How many food and beverage spaces are needed? There will be a food and beverage location at the restaurant, café and rooftop

bar and dining.

16. Which activities will be on the roof? The following activities will be located on the roof will be: an outdoor bar, indoor bar,

pool, green space and four ADA restrooms.

17.How much space is needed for the activities on the roof? The indoor bar will be 2500 square feet, the outdoor bar will be 2500

square feet, the pool will be 250 square feet, green space will be 500 square feet, four ADA restrooms at 50 square feet a piece, and two changing rooms at 75 square feet each.

18. Which staff will be needed for the roof? There will be staff needed for the indoor bar, outdoor bar, pool and gardens. 19. How many service elevators will be needed? There will be one service elevator servicing each floor. 20. How many dumbwaiters will be needed? There will be one dumbwaiter servicing restaurant floor and rooftop floor. 21. How many guest elevators will be needed? Two guest elevators will be needed.

NEIGHBORHOOD HISTORY & ARCHITECTURE

• In the 70s, this formerly industrial neighborhood transformed into a haven for the city’s artistic community. • Painters, photographers, and sculptors flocked to Tribeca and took over enormous abandoned lofts. • Big open spaces became the homes to galleries and studios of some of the most famous New York-based artists. • Tribeca is a sparsely populated neighborhood with lots of greenery and outdoor space. • Tribeca is also well-known for its architecture, which features both towering high-rise buildings, as well as meticulously restored factory and loft-spaces.

NEIGHBORHOOD CHARACTERISTICS

• Shops open a little later than usual for NYC and the area can feel very quaint against the cast-iron architecture. • By day, the mood is mellow in this neighborhood. Many blocks are considered historic landmarks, once housing factories or now-defunct companies. • Residents often spend time outside at places like the Hudson River Park, which provides excellent views of the skyline across the river. • Indoors, you’ll find several galleries showcasing the works of a range of notable artists. By night, the pace of the neighborhood quickens, if only by a little. The neighborhood’s well-known for their dining scene.
