Description: The proposal is for the demolition of all existing buildings on the two sites, and redevelopment of the sites to provide two adjoining residential buildings. The majority of the site would be redeveloped with a part 3 part 4 storey building that provides 56 extra-care homes for older people along with a range of new communal facilities and a base for support staff and care workers. In addition to this, the south part of the site will be developed with a part four, part five storey building that provides 20 new 1 and 2 bedroomed flats for Shared Ownership (part rent /part buy). Although there is no access internally between the two buildings, the communal garden areas have been designed to facilitate visual interaction between the tenures.

The proposal aims to achieve a greater number of new homes and to break up the single large podium into 2 smaller areas. Buildings A and C of iteration 2 have been adjusted to rationalize the overall footprint and elevation composition.
With the lower ground floor predominantly car parking, cycle storage, plant rooms and commercial space to the rivers edge the upper ground floor with two courtyard spaces serves as the private amenity for the residents living in the three buildings that frame the spaces on the east, north and south sides.
Each of the 3 buildings, A, B and C, are currently designed with minimum no. of cores to maintain flexibility of tenure and to reduce the total number of dwellings per floor. The main entrance level is at upper ground via the courtyard podium or direct from the Marlowes however each core extends to the lower ground floor and provides direct access to the car park, cycle storage and refuse storage areas and direct out to the lower ground level, Dacorum Way and the river piazza.

The masterplan proposal of Al-Madinah central area seeks to create a sustainable urban development that is respectful to the history and heritage of the city and local in its character. It is a development that recognizes Al-Masjid An-Nabbawi as the central urban component and economic driver of the city’s development.
The masterplan caters to the needs of the inhabitants of Al-Madinah and the visiting pilgrims by providing a diversity of buildings and activities that connect to the Haram visually and spatially. Furthermore, the masterplan relates to the existing fabric of the city beyond the central area.

In the Madinah masterplan, there are 3 action areas that are studied and analysed in greater detail. The action areas consist of the following:
ACTION AREA 1: HARAM FRONTAGE
The Haram frontage includes plots that face Al- Masjid An-Nabbawi and plots that lie on crowd dispersal corridors where the frontage is extended deep into the proposed urban fabric to increase views towards the Haram. It includes nodes and buildings of significance including Al-Hijaz Railway.
ACTION AREA 2: DARB AS-SUNNAH CORRIDOR
Darb As-Sunnah Corridor radiates southward from Al- Masjid An-Nabbawi. It is a long pedestrian corridor containing heritage, cultural buildings and buildings of significance leading to Quba Mosque. Its name “Darb As-Sunnah” relates to a heritage trail that passes in the corridor.
ACTION AREA 3: KING FAHD CORRIDOR
King Fahd Corridor radiates northward from Al-Masjid An-Nabbawi in the direction of Jabal Uhud. It is a long corridor containing nodes and buildings of significance terminating in Sayyid Al-Shuhada Node.
MOSQUE “HARAM” FRONTAGE
The Haram frontage is the very first urban layer that surrounds the Haram as a major nucleus, thus has the privilege of overlooking Al-Masjid An-Nabbawi. It expands in depth to include the crowd dispersal corridors in order to maximize the frontage onto the Haram. It intends to dialogue with the Haram both spatially and architecturally. Spatially, it bounds the open spaces and extends them through sub spaces and crowd corridors while highlighting major intersections with nodes and key buildings. Architecturally it dialogues with the mosque in terms of architectural language and scale. The architectural language echoes that of the Haram while offering a contemporary interpretation more suitable for the hospitality functions. The massing respects the scale of the Haram while insuring human scale and ground floor pedestrian friendly environment.

• Create a continuous, pedestrian-friendly and active edge for the crowd dispersal corridor where it intersects with the parkway.
• Define the corridor’s linearity while pedestrian pathways are clearly distinguished.

• Facilitate clear, safe, and interesting entry points for pedestrians.
• Create efficient and safe vehicular access paths that do not interfere with ground level functions.
GUIDELINES
The mass on the Linear Corridor should be built with an arcade on the side facing the crowd dispersal corridor and should have a setback of 3 meters on 2 sides except the rear where it is 4 meters. The frontage is interrupted only to establish connections within the residential quarters. Vehicular entry points are on the rear corners of the plot.

• Shading devices such as arcades, canopies and trees must be provided to minimize the impact of the hot climate.
•Landscaped open spaces should be created to moderate the city climate. Tall and dense trees with wide canopies should be used for solar shading, cooling and filtering sunlight to maximize pedestrian comfort.

Lagos State Government under the supervision of the Ministry of Physical Planning and Urban Development commissioned DAR to prepare a masterplan for the Epe sub-region in Lagos State. The masterplan will take into consideration economic, social and environmental studies, infrastructure provision, agricultural assessments and spatial planning.
The Epe Masterplan forms a 20 year long strategy that will shape development through to 2036. It intends to direct growth in targeted places nd identifies key infrastructure projects that will support Epe in becoming a regional ub for Lagos State.
