House Rules & Instructions

Only registered guests are allowed to stay in property Prior approval from the host is necessary before inviting any additional guests beyond the maximum occupancy

No parties please. No confetti or glitter on the property.

Please be aware of amenity limitations. We provide a starter pack of basic amenities for our guests. We unfortunately won't restock them during your stay.

Please no food or drinks on the beds! Use the drink coasters and pot holders/trivets to avoid damage to surfaces

Please do not flush baby wipes, feminine sanitary products, paper towels etc. down the toilet. In the kitchen avoid putting grease down the drain - our pipes thank you!

When inside trash is full, trash bags can be placed in the black garbage bin outside the garage door. If your booking falls on Tuesday or Wednesday please pull the garbage bin out to the street on Tuesday evening for Wednesday trash pickup. Extra trash bags are in the undersink cabinet Make sure all garbage is properly bagged and tied to prevent odors and leaks.

Please do not move any furniture like coffee table/sofa/bed etc. even if you intend to put them back after your stay.

If anything got damaged during your stay, please let us know so we can correct it for the next guest

Whenever possible please use the luggage racks when unpacking your clothing. This will stop accidental stains on both the bedding & the sofa from the wheels of the luggage, etc.

Simply put "If you open it, close it. If you borrow it, return it. If you turn it on, turn it off. If you break it, fix it. If you use it, take care of it. If you make a mess, clean it up. If you move it (please don't), put it back.

Prior to your departure, kindly lock all doors and windows to ensure the security and safety of the property.

Lastly, because this is our house not a hotel, please be respectful of the property and keep it clean before you leave. (Respect our property and our things)

BEFORE YOU GO

Put all dirty bath towels, hand towels, and washcloths in a pile in each bathroom. Leave all bedding and pillows on the bed. No need to start the laundry.

Clean the dirty dishes and/or place them in the dishwasher and start it.

If the patio is used, it must be kept clean, the BBQ scraped and ashes discarded properly.

Empty and discard used food items in the refrigerator. The garbage from the kitchen and restrooms should be collected and placed in the black trash can outside the garage. Trash pick up day is Wednesday.

Please put the house keys back in place. Close and lock all doors when you leave.

Before leaving ensure you have all your personal belongings.

Report any damaged or missing items to your Hosts. Let us know when you have left, so we can close the reservation.

In hot seasons, please do not set to cool below 68 F as it may result in hvac system freezing up If this occurs the air conditioning will have to be turned off to allow the unit to defrost You will be responsible for technician call-out charges

Laundry detergent pods are in the laundry room.

The dryer has a small lint trap on the dryer door that you pull out when the dryer door is open Please remove the lint in between the loads for optimal dryer function Iron and ironing board are in the master bedroom closet

The programmable coffee machine is easier to use than it looks: just follow the instructions on the side A French Press is also available for coffee aficionados! It's handwash only

Please rinse off your dishes before placing in dishwasher Dishwasher pods are in the under sink cabinet. Don't forget to add the Rinse Aid if dispenser is empty

GAS FIREPLACE BBQ

NOT IN SERVICE- SORRY FOR THE INCONVENIENCE

Please bring your own charcoal/lighter as we do not restock it inbetween guests. Allow ashes to cool or pour water onto them and stir thoroughly to speed up the process After the ashes have fully cooled, wrap them in aluminum foil or place them in a small metal container, such as a coffee can Then dispose of them in the outdoor garbage bin. Do not dump charcoal ashes on the ground!

STOVE/OVEN

This is a smooth-top electric stove and both a normal *or* convection oven The surface of this stove is strong but can be scratched Normal usage will not scratch it however abuse will Do not clean it with any abrasive When it cools it can be cleaned with one of the nonscratch sponges we provide at the sink If you have issues cleaning it, please let us know and we can take care of it.

Really well kept large lake Good bass and crappie fishing Nice swim areas, camp sites, and boat ramps Highly recommend being there for the gorgeous sunsets.

CADDO LAKE STATE PARK

Beautiful State Park with wonderful views The centuries old Cypress trees standing tall on the waters is a one of kind experience in this only natural lake in the state of Texas You can launch a boat, fish, geocache, paddle hike, picnic or camp

This is the most beautiful amazing place to walk and or bike Trail runs all over Longview with beautiful bridges and occasional work out stations on the the way with gorgeous scenery and playgrounds and parks for the kids to enjoy
