We kindly ask you to read our house rules carefully and keep them in mind during your stay.

House Rules & Instructions

Only registered guests are allowed to stay in property. Prior approval from the host is necessary before inviting any additional guests beyond the maximum occupancy.

No parties please. No confetti or glitter on the property.

Please be aware of amenity limitations. We provide a starter pack of basic amenities for our guests. We unfortunately won't restock them during your stay.

Please no food or drinks on the beds! Use the drink coasters and pot holders/trivets to avoid damage to surfaces.

Please do not flush baby wipes, feminine sanitary products, paper towels etc down the toilet In the kitchen avoid putting grease down the drain - our pipes thank you!

When inside trash is full, trash bags can be placed in the black garbage bin outside the garage door. If your booking falls on Tuesday or Wednesday please pull the garbage bin out to the street on Tuesday evening for Wednesday trash pickup Extra trash bags are in the undersink cabinet. Make sure all garbage is properly bagged and tied to prevent odors and leaks.

Please do not move any furniture like coffee table/sofa/bed etc. even if you intend to put them back after your stay

If anything got damaged during your stay, please let us know so we can correct it for the next guest.

Whenever possible please use the luggage racks when unpacking your clothing. This will stop accidental stains on both the bedding & the sofa from the wheels of the luggage, etc.

Simply put "If you open it, close it. If you borrow it, return it. If you turn it on, turn it off. If you break it, fix it. If you use it, take care of it If you make a mess, clean it up If you move it (please don't), put it back.

Prior to your departure, kindly lock all doors and windows to ensure the security and safety of the property.

Lastly, because this is our house not a hotel, please be respectful of the property and keep it clean before you leave. (Respect our property and our things)

BEFORE YOU GO

Put all dirty bath towels, hand towels, and washcloths in a pile in each bathroom. Leave all bedding and pillows on the bed. No need to start the laundry.

Clean the dirty dishes and/or place them in the dishwasher and start it.

If the patio is used, it must be kept clean and the BBQ scraped properly.

Empty and discard used food items in the refrigerator.

The garbage from the kitchen and restrooms should be collected and placed in the black trash can outside the garage. Trash pick up day is Wednesday.

Please put the house keys back in place. Close and lock all doors when you leave.

Before leaving ensure you have all your personal belongings.

Report any damaged or missing items to your Hosts.

Let us know when you have left, so we can close the reservation.

TEMPRATURE

Default temperature: 72F-75F (Spring/Summer) & 68F-70F ( Fall/Winter)

In Summer, please do not set to cool below 68 F as it may result in system freezing up. If this occurs the air conditioning will have to be turned off to allow the unit to defrost You will be responsible for technician call-out charges

LAUNDRY

Laundry detergent pods are in the laundry room

The dryer has a small lint trap on the dryer door that you pull out when the dryer door is open Please remove the lint in between the loads for optimal dryer function

The coffee machine is easier to use than it looks: just follow the instructions in the drawer below A French Press and an Espresso Maker are available for coffee aficionados!

Please rinse off your dishes before placing in dishwasher Dishwasher pods are in the under sink cabinet Don't forget to add the Rinse Aid if dispenser is empty.

WEBER PROPANE BBQ GRILL

We provide 2 propane gas tanks for the Weber grill If you run out of propane during your stay, you can exchange the tanks at local gas stations or grocery stores nearby

Please note that we do not restock the propane tanks between guests

Open the lid and turn on the propane tank valve. Turn the burner knobs to the "start" or "ignite" position. Press the igniter button to light the burners. Adjust the temperature using the burner knobs. When finished cooking, turn off the burner knobs and close the propane tank valve Allow the grill to cool down before cleaning

FIRE PIT

Place kindling or fire starters in the center of the pit Arrange the firewood in a safe and stable manner over the kindling Use matches or a lighter to ignite the kindling Once the fire is burning steadily, carefully add more fuel as needed Monitor the fire at all times and keep a fire extinguisher or water source nearby When finished, allow the fire to burn down completely and ensure it is fully extinguished before leaving the area

Really well kept large lake Good bass and crappie fishing Nice swim areas, camp sites, and boat ramps. Highly recommend being there for the gorgeous sunsets

CADDO LAKE STATE PARK

Beautiful State Park with wonderful views The centuries old Cypress trees standing tall on the waters is a one of kind experience in this only natural lake in the state of Texas You can launch a boat, fish, geocache, paddle. hike, picnic or camp.

This is the most beautiful amazing place to walk and or bike It's an absolutely beautiful trail all over Longview with beautiful bridges and occasionally work out stations on the the way and gorgeous scenery and playgrounds and parks for the kids to enjoy
