Sometimes the goal is pure function: You need a guest room, a home office, maybe even an art studio. Sometimes it’s pure pleasure: You’ve always wanted a family room that leads to a deep portal and an outdoor kitchen. Functional or frivolous? That’s not the point. Once you set your heart on it, you’re all in. Bathrooms and kitchens remain the most popular projects, according to a recent survey by the National Association of Home Builders. The survey also found that homeowners undertook projects in order to make needed repairs as well as to upgrade the spaces, blending need with desire. In any remodeling project, consider whether the dollars you put in will be matched by increased value—if you plan to sell one day, you can recoup the investment. The top five remodel projects nationwide, according to Bankrate. com, are bathroom makeovers (16 percent return on investment), kitchen redos (7 percent), bedroom remodels and room additions (7 percent), new floors (6 percent), and painting or wall coverings (5 percent). And while you might have decided to remodel instead of moving right now, considering a future buyer’s needs might guide you in making the best decision.
