A Home on a Country Lane

The home at 317 West Alamar Avenue sits on the corner of Alamar Avenue and a tiny street without a name. Walking down the lane is like walking back into the past of Santa Barbara. Lined with several barns formerly used to stable horses, now used for storage or vehicles this lane is just steps from Oak Park, where former residents could ride their horses on Sunday afternoons. In fact, owner Teresa Weston calls her home “Bonnie’s Barn” in honor of her late aunt. Weston, who has been the homeowner since 2017, says that it was the home’s charm that captivated her. Weston’s home did begin its life as a barn. Martin Luther Stover was a carpenter in his sixties when he lived in this building in 1917. I presume that he built it himself. There was an outhouse in the backyard, according to a 1930s map. Stover lived upstairs in what a 1950s ad called “a nifty penthouse.” His horse and wagon probably occupied the first floor. In 1985, the first floor was converted to a stylish living area containing a modern kitchen, dining room, living room, and extra bedroom.

Oak Park Becomes a Park

Before Oak Park became an official park in 1904, it was simply a large piece of rural property that was subdivided in 1888. There were 82 tiny lots along Mission Creek. The subdividers probably had hopes that future owners would build homes all along the creek that flows through the area. In 1888, there was even a jousting tournament that was held in the area for residents of the Arlington Hotel, located where the Arlington Theatre is today. Jousting events also took place on the Mesa at about the same time. It was obviously a “thing” back then.

In the late 1800s, Alamar Avenue was the edge of the

city. There was even a dairy with 12 cows that roamed along the creek side of the road until the 1920s. The dairy supplied milk to the El Encanto Hotel.

By 1891, as the city grew, the first Cottage Hospital was built in this area, and the streetcar line that ran up Bath Street from downtown was extended up here. However, some residents objected to riding a streetcar marked with “Hospital” as the destination, so the streetcar line was renamed “Oak Park.” Then, the problem was that visitors would ride to the end of the line and ask residents of the area where the park was. There was no park yet. Fortunately, that happened in 1904, thanks to the encouragement from a man named Henry Tallant, whose name is on the street that crosses the park’s north end.

House Hunting with a Designer’s Eye

Santa Barbara is one of the most beautiful places in the world to live. We’ve got sun, beaches, mountains, good food, great wine, and happy people. It truly is a stunning place to call home. Now that you’ve made the decision to nestle into the American Riviera, how do you create a space that reflects this laid-back, sun-soaked way of life?

Starting your house-hunting journey can be daunting, especially in a place with low inventory. The good news is that you don’t have to find a perfect house to have a perfect house. We have amazing properties here in town that just need a little TLC. As older homes turn over to the next generation, it opens the door to reimagine these spaces in a more updated and contemporary way.

When buyers are in the househunting phase, the most common thing I hear them say is, “We found a home in the perfect neighborhood. We like the layout, but we hate the way it looks.” I get it. The details are the first thing you see when you walk through a house. It’s hard to look past original 1950s finishes, cabinets that are older than you, or a ’90s renovation that left the kitchen looking like a throwback sitcom.

As the buyer, it’s tough to walk into a home and envision how your things will fit in a space that doesn’t resonate with your style. My response as a designer is always: Don’t like the aesthetics? Anything can be changed.

When you see the before and after of a big reveal, it looks as though they took an eraser and wiped the slate clean, leaving a space that barely resembles its dated predecessor. The house feels this way because that is exactly what the designer did before transforming it into something their clients love. When you are out hunting for a home to call your haven, it’s important to take your mental eraser with you.

When I stand in a project for the first time, I take a minute to visually blur all the undesirable details. I men-

tally erase paint colors, trim and millwork details, lighting fixtures, and tile. I soak in the floor plan, the flow of the rooms, and how the space will function, all with the absolute confidence that we can change any detail to reflect the desired aesthetic.

How do you do this? When you arrive at the house, take a deep breath and grab your mental eraser. Walk from room to room through the house, lingering in the spaces. Take in the flow of the floorplan to see if the layout is functional for your needs. Ask yourself what style resonates in the space for you? Is it a classic Spanish Colonial, or a coastal cottage vibe? Ignore the oak cabinets in the kitchen and instead envision new cabinetry in your favorite palette with beautiful stone and coordinating fixtures. Look past

the single flush-mount ceiling light in the living room and picture a lighting plan that allows for perfectly moody evenings. All the dated details of the home can be transformed, turning the property into your style sanctuary. We have some of the most amazing properties in one of the most amazing places in the world, many of which need a magic eraser and some vision. You deserve to live in a home that is as functional as it is beautiful. There is nothing better than arriving home to a space that feels perfectly you, and achieving this is often closer than you might think.

Benefits from Urban Mini-Forests

One of the principles promoted by the Community Environmental Council’s (CEC) Ecological Framework for Revitalizing Santa Barbara’s City Core is creating a rich and abundant mix of nature plants, trees, birds, and insects. The preference is for native plants because these require less water and less maintenance, and because they are hardier. The CEC document states, “This will lessen the effect of the urban heat island, provide visual attraction and enjoyment, and have beneficial effects on the physical and psychological health of citizens.” In addition to the beauty, pleasure,

and improved air quality that nature provides us, strengthening our link with nature downtown offers one of the best strategies to offset the growing challenges of the unfolding climate crisis.

Unfortunately, our city is moving in the opposite direction. To conserve water and reduce maintenance budgets, it is creating plazas and public gathering places with large areas of hard paving. Take the soon-to-be-opened Towbes Library Plaza. The extent of unshaded concrete will exacerbate the heat island effect and deter citizens from gathering there in the ever-increasing and intensifying hot days we will be facing. The planning for a new De la Guerra Plaza seems to be heading in the same direction.

The principle in the CEC document is based on the mini-forest movement. Thousands of these forests have been created in cities around the world, some as small as five or six parking spaces. The approach, developed by the Japanese botanist Akira Miyawaki, follows nature’s forest succession steps but quick starts the process by densely planting selected native canopy trees and understory shrubs. Native groundcovers or flowing perennials are allowed, but no lawns.

couple of years, are fast-growing, and hold major amounts of stormwater, thus lowering the risk of flooding. In addition, they reduce noise and air pollution while greatly enhancing biodiversity.

Pocket-forests now exist in Southern California and throughout the state. According to researchers engaged by the World Economic Forum, cities are warming 29 percent faster than surrounding rural areas. They also found that planting trees near buildings can reduce the need for air-conditioning (AC) by 30 percent. Moreover, the condensate water from AC or heat pumps (moisture in the air condensed on the coils to cool them) can provide all the water, if captured, we need for our downtown irrigation.

As recorded by satellite, land surface temperatures have been recorded as much as 15 degrees Fahrenheit lower in these small urban forests than in surrounding areas. Surface temperature is not the same as air temperature, but these latter are frequently 5-10 degrees lower.

Part of Santa Barbara’s reputation for beauty is its many trees and green spaces. Because of the increasing uncertainty of climate change, the planting of native trees needs to be multiplied many-fold. There are no drawbacks to urban pocket-forests.

IN SANTA BARBARA HISTORY

The Pearl Chase Society presents the next installment in their Kellam De Forest Speaker Series this Friday, June 7 with architects Cass Ensberg & Leslie Colasse presenting “ New Perspectives in Santa Barbara History.”

This event will focus on what makes Santa Barbara’s built environment so romantic, appealing, and powerful, and, why and how Santa Barbara’s design review plays an important role in bringing balance to proposed development as our city grows. The event is free and open to the public.

Cass Ensberg is an Historic Landmarks Commissioner and Leslie Colasse is former Chairperson of the Single Family Design Review Board, both for the City of Santa Barbara.

Colasse shares, "We are programmed to want much more than we need. The majority of what we "want" ends up in two places - someone else's bank account and a landfill."

The Design Review Boards (and Objective Design Development Standards) are in place to help ensure that proposed developments contribute to and benefit the entire community by preserving Santa Barbara's unique character through thoughtful and sensitive design and neighborhood compatibility.

Ensberg explains “Balance is crucial as we work to create housing that is sensitive to our neighborhoods in terms of size, bulk and scale, and also beautiful, with the detailing and artistry to that tells our unique Santa Barbara story.” She hopes that we can “Remember the potential to create smaller structures that can make for bigger gardens and outdoor spaces."

Many visual examples will be shared during the presentation to illustrate some of the threats and challenges to Santa Barbara’s quintessential architectural style, as well as to provide inspiration moving forward.

The Pearl Chase Society is a local non-profit organization that is 'dedicated to preserving Santa Barbara’s historic architecture, landscapes and cultural heritage.' The Kellam de Forest speaker series was created last year as an ongoing educational series. It is named after de Forest, who was a founding member of the society. After his passing, donations were made to the society in his name, which became the basis of the foundation of the series.
