STEADY AS SHE GOES!

for holiday homes and investments has reduced, yet this looks like a very good opportunity for people wanting to acquire good quality homes throughout the region.

The actual reality of where we are at the moment is a ‘steady ship’ with a sensible demand to buy which is close to the supply of homes for sale.

Whilst we are still seeing best and final offers on certain properties, it is more normal now for us to sell a house at the asking price, sometimes slightly beneath and sometimes just over. It is, however, dictated by the number of buyers at any given time and these buyers have fallen back to reasonable and normal levels, rather than the excessive number that we had in the summer of 2022, which is not a market that anybody enjoys working in.

Here at Sanderson Young, we are soon to launch the much anticipated New Homes Hub in our flagship regional branch in Gosforth, on the corner frontage of the existing building on Hawthorn Road. It is a fabulous new office which has been designed to deal with the purchasers looking for brand new homes. We will showcase the contrasting styles of developments, including Brownfield regeneration sites, and the fabulous new homes that are being constructed in the area.

A very warm welcome to our Spring/Summer Collection magazine here at Sanderson Young. As ever, it is fabulous to see the change in our gardens with colourful flowers, grass growing, longer days, and even the faint smell of the BBQ early in the season!

The changing seasons we enjoy sometimes reflect some of the economic changes we see when dramatic extremities of weather all over the world affect the financial markets.

I have always advised my clients on the need for fact not fiction and have tried to calm the market as best we can by using those facts to explain what is going on.

All too often sensational journalism can mislead the housing market and this can regularly have an immediate impact on buyer confidence in respect of the purchase price, the demand to move, and the desire to move.

Looking back over the last 6 months, the following have taken place:

1. Headlines in the press read as follows:

7th October 2022 – “UK house prices expected to fall as mortgage rates soar”

7th March 2023 – “UK house prices rise as mortgage rate cuts lift confidence”

Both of these headlines came from The Guardian and reflected different journalists’ views at that time. The earlier headline was obviously very wrong in its reporting and expectation and reflected a seasonal change with a minor readjustment from the Halifax index and figures that were reported at that time.

2. Our North East region has a significantly different average selling price for housing compared to England as a whole and London. With England approaching £300,000 as an average price, here in the North East we sit at just over £163,000. That figure in January 2023 from the Land Registry, which records all factual evidence of sales that

go through, was considerably higher than what it was in January 2022 when the average price was £148,559. That fact proves that house prices have risen over the last 12 months.

Indeed, the house price index recorded in February, gave a figure of 126.8 for the North East in January 2022 rising to 139.5 in January 2023. It also recorded in January 2022 that there were 2539 sales that took place in that month, whereas in November 2022 there were 2617, again a significant increase in the numbers and the values of property which are factually accurate.

The year on year position for the North East of England altered from 6.7% in January 2022 to 10% in January 2023, with only 2 months in the last 12 recording an actual drop in values and they were November and December when the figures readjusted by 0.3% and 0.6% downwards.

Micro management of this kind can sometimes be very misleading and I’m sure not many of our readers will have seen the drops above in the area they live in but over the last year can see the values 10% higher

3. I think everyone will remember the tremendous uncertainty that surrounded the short governance of Liz Truss as Prime Minister and that led to interest rates rising to 6% which was headline news, yet hardly anybody later reported that interest rates plummeted to 4% as the market settled and the new leadership came into place.

4. Locally, we saw very significant variance due to popularity, and on the coastline of Northumberland we have seen some extreme examples of this, where best and final offers on certain holiday homes have sometimes achieved over 15% more than the normal value. This is not something which we would expect to continue and it very much reflects excessive demand at any one given time.

We can now also note that the very high levels of holiday let business achieved in 2020, 2021 and 2022, have now cooled off and that ‘staycations’ have become less popular as people return to holidaying abroad. This has meant that the demand

The opening of this office creates a magnificent opportunity for my colleagues to sell a number of flagship new homes schemes within the region.

One of the jobs I enjoy most within estate agency has always been the putting together of ‘the jigsaw puzzle’ and at the moment we seem to be increasing the number of off market, low profile sales, where our knowledge of which buyers are available at any given time proves invaluable to our sellers and enable us, with little fuss, to introduce excellent sales which have been achieved on many occasions over the past few months. This is particularly true at the higher price levels with a number of transactions being completed between £1.5 Million and £3 Million.

Currently we have four or five properties available at the £4 Million to £6 Million level, which are not publicly being shown at all and are only available on a discreet and very confidential basis to buyers who register directly with us.

It is always about finding the right timing for someone to move and trying to manage the gap between their sale and purchase to achieve people’s objectives.

We very much look forward, in 2023, to keeping the ‘ship steady,’ to providing new technology and marketing skills, and expanding our ongoing social media so that we can exceed our clients’ expectations in achieving the best price possible.

THE MODERN AGENCY

Working across corporate estate agency in the 1980’s and 1990’s, I recall staffing up our regional branch network on a Saturday to brace for the walk-ins and telephone enquiries following our features in the regional press property supplements.

Fast forward some 30 years and the change is significant. We now have diversified our marketing and PR so much that we now not only have this inbranch pull, but also a showstopping website, network of property experts working seamlessly across locations and have accrued a global audience through our use of social media.

Our particular focus over the last 12 months has been to make social a major aspect of our property listing timeline and push our levels of engagement. As such, our staff are focussed on the way each property is launched and how the public react to new property photography and reels. The level of leads coming directly from socials is proof that this form of engaging marketing is key to our business strategy moving forward. Essentially, this is what our clients want.

Our regional valuers post personally, particularly on Instagram, even at the

listing appointment, which ensures our followers are made instantly aware of property not yet on the market. This pre-cursor to full marketing is a fantastic tool in ensuring the complete pool of buyers are available to view as soon as possible. It has also enabled us to secure buyers prior to listing on national portals including Rightmove, so it is imperative that buyers do follow us across socials to be made aware of properties with more discreet marketing.

TikTok has also been an eye opener for the business, where our engaging videos have recently attracted upwards of half a million views. Utilising our younger, dynamic employees to create digital marketing campaigns has been key in ensuring we are really leading the field when it comes to social media.

What is important to remember however, is that social and digital marketing act in exactly the same way as the old school press advertising did; they attract initial interest. It is our unique approach to client engagement, interaction, negotiation, qualification, and relationship building that still forms the backbone of Sanderson Young and of the success we achieve for our clients.

Your biggest problem in the tranquillity of nature will be finding your way back to the entrance!

A Mansion That Feels Like Home

The interior is just as awe-inspiring, with a sweeping staircase designed by William Morris in the grand reception as you walk in the front door. The combination of the elegant structure and the large stained glass window gives you movie star vibes and makes quite an impact. You’ll find lots of other period

features in the building, including marble fireplaces, decorative plasterwork and cornicing, and Stuccatori-style ceilings in the drawing room.

The main dwelling boasts eleven bedrooms, four reception rooms (including a library), a ballroom, two offices, and catering kitchens with a two bedtoom flat above for staff. With large Georgian windows, this home feels light and airy, with a comforting, homely feel despite its grand size.

An Estate to Rent or Entertain

There are other buildings on the estate too. The stable block was converted into a two bedroom cottage, six en-suite rooms, and a workshop. There is a detached house with six en-suite rooms, a kitchen, living space, and amenities. And the chapel has been the setting for many weddings over the years but has great potential as a three bedroom home. Planning permission is required for this.

Buyers can purchase the entire estate or just the main Hall and grounds. If you buy it all, you can make a sizeable income renting out the other buildings. Or, you can use these bonus buildings as guest houses, ensuring you always have somewhere for visitors to stay (should you run out of space in the main Hall!)

Years of Historical Tales to be Told

As well as weddings, this photogenic estate has been the base for camera crews. Catherine Cookson’s The Moth was filmed in the main hall, with the special effects team making it look like the building had caught fire. It is a very impressive scene, should you wish to do some research before you view Eshott Hall for yourself. No rooms were damaged in the making of this film!

While the building was most recently used as a hotel, it has primarily been a

home for some very wealthy people over the years. There are no exact records of its building, but in 1310, Roger Mauduit added battlements to make it a castle.

Sir John Heron bought the building in 1415, and William Carr bought it in 1588. In the 17th century, he had most of the space rebuilt to suit Roger Trollope’s design. This restructure is the basis for the building today, although it has, of course, undergone some modifications and modernisations over time.

In 1792, the estate was sold to Thomas Adams. He left it to his brother when he died, who, in turn, left it to his son. It was then picked up by one of the Adams’ daughters. She sold it to Emerson Bainbridge in 1877.

Emerson Bainbridge, the founder of John Lewis, the first department store in the world, extended the hall. The grounds and all the buildings on it were finally sold to Robert Parker in 2009 by Bainbridge’s great grandson.

There is so much character and history behind Eshott Hall and its estate that you could easily get lost in the stories you’ll find. As a hotel, it has won many awards for customer service and dining, building up an excellent reputation amongst hoteliers and its guests. THE MIRACLE OF THE MALDIVES

Experience the Magic of the Maldives

Have you ever seen the stars fall from the sky and float on the sea?

If not, you’ve obviously never visited the Maldives. These remote tropical islands are often the first place people think of when they talk about their dream getaway. And they’ve got that paradisical reputation for a very good reason. This large group of islands straddles the equator, promising blue skies, white beaches, and tranquillity to all who make the journey.

The Trek of a Lifetime

And it is quite the trek. If you try to leave from Newcastle Airport, you’ll simply be transferred down to Heathrow. From here, the flight is ten and a half hours to Velana International Airport. And the trip doesn’t end there. If you arrive in the morning, you can catch a seaplane to your resort. Later in the day, the journey is made by boat. How long this stretch is will depend on which island you hope to end up on.

But once you reach your idyllic destination, all the travelling will have been worth it. There are so many incredible resorts available that you’ll have a hard time picking a bad one. In fact, many visitors recommend staying a few nights at different spots to get the full Maldivian experience.

Sea, Sand, and Sharks

There is more to the Maldives than the resorts. Head to the beaches in the daytime, and you’ll enjoy miles and miles of white sandy, unspoiled sand, where you can lay and soak up the sun. But take a quiet stroll there in the evening, and you might be lucky enough to see the bioluminescent phytoplankton. This incredible sight creates neon blue spots in the water, a defensive mechanism intended to scare away predators, but it looks like the stars have fallen out of the sky.

Those who love the water will adore the array of options on the islands. If you like scuba diving or snorkelling, head to Kuda Huraa, where the water is so warm you won’t need a wetsuit. Or perhaps you’d prefer to swim with sharks, of which there are plenty living around the islands. Test your inner thrill seeker by diving with huge whale sharks or scarylooking reef sharks. You might also spot manta rays, barracuda, and stingrays. And, of course, the flourishing coral reef is an amazing sight up close. Remember to look with your eyes, and not your hands, to preserve this beauty.

You can also surf, kayak, jet ski and water ski, or hop on one of the dolphin or turtle cruises to see these creatures in their natural habitat.

Resorts to Remember

For the ultimate in rest and relaxation, head to Joali Being, one of the top ten spa resorts in the world. The entire resort, located on Bodufushi in Raa Atoll, is dedicated to wellness. You’ll find different types of healing bath salts in your bathroom, positive quotes on your clothes hangers, and, instead of a TV, you can play with musical instruments.

The food is all about nutrition, but don’t let that put you off. With three courses at every meal doing little to disturb your diet, every mouthful is a delicious treat designed to keep you fuller for longer. As for the spa itself, there is everything you might expect and more, including a cryotherapy chamber and a salt room.

If you are looking for luxury that lets you be a little bit naughty, check out Ozen Reserve Bolifushi. Some rooms have slides that take you straight into the sea, and other perks include an ice rink and a hammock that swings out over the water.

If you don’t feel like lifting a finger, Dusit Thani will provide you with your own butler, who will even drive you around in a golf cart. And honeymooners might prefer Angsana Ihuru, where you can enjoy candlelit dinners on the beach and watch dolphins play by the most impressive stretch of coral in the whole of the Maldives.

Live by their Laws

The Maldives is undoubtedly a tropical paradise, but there are certain laws to be aware of. These are Islamic islands, so drinking alcohol is strictly prohibited outside of your resort. If you buy alcohol on your plane journey from the UK, it will be confiscated before you can leave Velana Airport. And they are extremely strict on drugs.

When visiting anywhere outside of your resort, cover your shoulders and upper legs and avoid tight shorts. This is especially true if you decide to visit one of the incredible mosques (top tip: the Grand Friday Mosque in Male is well worth seeing).

The locals speak Dhivehi as their main language, but most tourism staff will also speak English and many other European languages. The main currency

is Rufiyaa, and tourism staff expect tips, so it’s a good idea to have plenty of change on hand.

Sustainability is important to the locals too. You’ll find a couple of turtle sanctuaries on the islands and many nature reserves. Make sure to pick up your litter and take it back to your hotel. And never, ever touch the coral. This living creature protects the islands and is easily damaged by eager tourists. Respect the island, and you will have the most fantastic time in this remote nirvana.

THE PERFECT GRECIAN GETAWAY

Corfu is one of the most popular and accessible of the Greek Islands, where luxury villas and quiet sunny days encourage discerning travellers to return year after year. The north east coastline is particularly well sought after with fabulous rocky coves, shingle beaches and secluded bays mixing with traditional villages. Corfu is famous for its historical background but in more recent decades has become well known for its magnificent private villas with stunning views to the east towards the Greek mainland where the majestic hills rise high into the sky. San Stephanos is on the north eastern side of the island and provides a stunning horseshoe bay which enjoys a quiet and serene pace of life. Flotillas of yachts float into the bay, mooring up to take advantage of the thriving seafront tavernas with their excellent food of fresh fish and tasty local dishes, whilst a night boat picks up from the bay and takes diners to Agni on a magical trip and a truly memorable return journey in the twilight. This pretty fishing village has maintained its authentic charm and holidays here are all about relaxing in one of the luxury private villas dotted about on the surrounding hillside, with their private pools and stunning views over the bay to enjoy whilst dining al fresco.

JOIN THE RENTAL REVOLUTION

Once only the preserve of the fashionable A-listers in the know, high end labels are now making hiring their pieces more affordable, accessible and the choice, decidedly more appealing. Renting clothes has been a relatively novel experience and one that doesn’t always translate to the higher end of the market, this is all changing with luxury labels taking note, and a slew of brands and retailers move to make high end clothing rental a far more sustainable option. History

Ushaw’s history is a tale beyond belief; an epic journey through the centuries. Today, Ushaw stands in beautiful, tranquil countryside, a picture of calm and stillness but its story starts hundreds of years ago in Tudor England, in chaos and conflict.

From the 16th to the 18th centuries, Europe was aflame with religious war. Everyone from Kings and Queens, to lowly peasants, was caught in a great splitbetween Catholics and Protestants - as Christianity ripped in two. One decision changed everything.

Henry VIII rejected Rome and the power of the Pope, so he could divorce, remarry and have a son and heir. His daughter Elizabeth I banned Catholicism, Mass was forbidden and priests were executed.

A Lancastrian priest, named William Allen, fled to France with his followers and founded a secret school for training priests in a town called Douai. For more than two centuries, priests risked the perilous journey from Douai, across the English Channel, to try and restore the Catholic faith.

They lived in constant fear of death and were hunted by a network of spies, soldiers and informers. By the 18th century, changes at home and revolution in France forced the community at Douai to flee again and look for new beginnings. With bags of silver and treasures recovered from secret places in Douai’s ‘English College,’ they travelled the North of England before settling here - at Ushaw - with its rolling fields and secluded setting.

Building began, great architects were commissioned, gardens and farm lands were cultivated. The first new trainee priests arrived at Ushaw in 1808 and prepared men for priesthood until it closed in June 2011.

As one chapter in the history of Ushaw closed, so another began. In 2015, Ushaw reopened to the public as a visitor attraction, arts, heritage and events venue and as a place for meetings and to do business.

New exhibition this Spring

In a UK-first this spring, the pages of some of the rarest books in European history will be brought to life in Ushaw’s latest exhibition The Power of Image: Versailles and The Sun King.

Never seen in public before, the first edition volumes known as the Cabinet du Roi, a series of printed engravings produced to reflect the glory of the Sun King, Louis XIV’s reign, will be on display.

Alongside the books themselves, which will be displayed in glass cases, scores of the detailed engravings captured within their pages will be arranged at a spectacular scale, with some sections arranged to re-create the grandeur of parts of the Palace of Versailles that no longer exist.

Among these will be a complete representation of The Ambassadors’ Staircase, a reconstruction of the illusionistic ceiling, which was demolished in 1752. This is one of the exhibition highlights for its curator, Andrew Heard, who is Visitor Programmes Manager at Ushaw.

He explains: “These enlargements will be a window into the life and taste of The Sun King, Louis XIV, at a scale that allows visitors to discern and appreciate many of the intricacies detailed in these beautiful plates.

“The resulting volumes, 15 of which reside at Ushaw, were designed to reflect the glory of Louis’ reign and to promote his image within France and beyond. The illustrations include the plans and elevations of Versailles, together with images of the paintings and sculptures which decorated the château.”

It is not known how many series of the Cabinet du Roi remain in existence. However, the Ushaw set is thought to be the most extensive public collection of volumes in the UK, having most likely been part of an 8,000-strong donation of books made by Thomas Wilkinson of Kendal, a significant benefactor to the Ushaw library during its time as part of a Catholic seminary.

Andrew continued: “Louis XIV led a fascinating life, establishing Versailles as his centre of power. Visitors to the exhibition will be able to follow the ways in which Louis – and the many thousands of people who worked on his behalf –developed the château and its gardens.

“Whether your view is that the Cabinet du Roi demonstrates Louis’ bluster and ego or his expertise as a master statesman, these volumes certainly offer us an incredibly rare insight into the formation of the Versailles we know today.”

The Power of Image: Versailles and the Sun King, thought to be the world’s biggest ever public display of the Cabinet du Roi, opens 1 April and runs through until 25 June 2023.

LEGAL CONSIDERATIONS WHEN BUYING A HOUSE

Purchasing a property is a milestone moment in your life - but to protect your investment and give you certainty for the future, there are some legal points you should consider. Ed Liddell, solicitor at Sintons, explains more...

Buying a house is a hugely significant moment in your life - on both a personal and financial level.

But while the excitement of building your future in your new home will of course be foremost in your mind, the less glamorous - but hugely importanttopic of putting the necessary legal provisions in place should be at the top of your to-do list.

By putting the appropriate legal protection in place, you are giving clarity and certainty to what will happen in the future and avoiding potential disputes and expense for both you and your family further down the line.

Here, we look at three key areas of consideration:

Make or review your will

A will should be made, or reviewed, in light of such a significant purchase and milestone in your life. By making clear what you want to happen with your property - and any other assets - when you are no longer here, you can ensure your wishes are carried out and that your most valuable and precious possessions pass to those you intend.

For example, if you form a relationship with a new partner who then moves into your home, if a will is not in place upon your death, then there is no guarantee your partner would be able to remain in the property - there is the possibility they would end up homeless.

However, if you had a will in place, you could specify that your partner can remain in the property until their own death, when it would pass to your children or other loved ones.

By making provision for those you love, you can give them peace of mind about the future and avoid any potential disputes in the years ahead.

Make

a lasting power of attorney (LPA)

While losing the capacity to make decisions is a situation many associate with later life, all too often, through severe injury or illness, this happens to younger generations - so having an LPA in place to ensure matters are dealt with in this scenario is crucial.

If you own a property with another person and lose capacity but do not have an LPA in place, then your co-owner would not automatically be able to make essential decisions in relation to the house. To do this, a deputyship would need to be secured from the Court of Protection - a potentially very costly and lengthy

process and one which may result in someone you would not have chosen being appointed to act on your behalf.

By having an LPA from the earliest opportunity, everyone involved has clarity on what the situation would look like in the worst-case scenario.

Do you need a declaration of trust?

If you decide to purchase a property with someone else but you do not make equal financial contributions, then a declaration of trust is crucial to protect and clarify everyone’s position.

For example, if you make a greater contribution to the deposit than your partner, then that will be recorded and protected through a declaration of trust, which will ensure you receive your contribution back in the event of a sale.

Or if, as a parent, you decide to help your child get onto the property ladder, then a declaration of trust can be used to ensure that you get your investment back when they come to move house.

While no-one knows what the future holds, by making legal provision now, you can give clarity and protection for everyone involved, and help to give peace of mind as to what would happen in the worst-case scenario.

A STRONG AND STEADY START

Following the ominous reports that came from September’s mini budget, which led to some dire warnings about the fate of the residential market, at Sanderson Young the message is clear, people are still moving home and the market remains buoyant.

The simple fundamentals of a significant and ever strong supply and demand means that the North East market still remains hugely competitive and we are often receiving multiple enquiries for most of the homes we are marketing, with many buyers more than willing to pay a premium to secure their dream home.

Demand is also proving resilient. The number of new prospective buyers registering in the first three weeks of the year was 6% higher than it was in 2020. So far, the evidence is that buyers and sellers have accepted the fact higher mortgage rates are here to stay, and are continuing, despite this increase, with their moving plans. Notably, there is a sense that the medium-term outlook is looking a little more settled, encouraged by the perception that the increasing

interest rate cycle may be nearing its peak.

Our clients have seen impressive end results across prime locations, however more than ever realistic pricing strategy is essential. Whilst buyer budgets have somewhat decreased (as a result of market uncertainty), sellers have become somewhat less likely to reduce their price expectations over the past three months. As a result, realistic pricing is likely to play an increasingly critical role going forward and this is vital for any potential clients looking to secure a sale at the best possible price.

Prime areas and ‘best of the market’ properties are still commanding stiff competition, and in some cases, buyers are still prepared to pay more for the right home.

TIME TO ‘RIGHT-SIZE’

The past six months have certainly left many homeowners wondering whether a more energy efficient, modern home would be better suited to their lifestyle and, more importantly, their budget.

So how can the quality of new residential housing play its part in improving the environmental status of the region?

Introduced as part of the Environment Act 2021, biodiversity net gain is now a mandatory part of all land development projects that guarantees an improvement to the state of the environment on the site. This is an integral consideration for developments moving forward, ensuring that the state of biodiversity is increased by at least 10% post-development compared to the site pre-development. This is largely most suited to urban brownfield regeneration

sites, where former heavy industrial and historic shipbuilding sites across North and South Tyneside have the opportunity to make a significant positive impact on the biodiversity of the North East.

As well as this overarching initiative to improve landscapes and positively impact climate change, we have also seen a need to improve the energy efficiency of the homes being built on this very land. Due to the energy crisis, many have experienced first-hand the importance of energy efficient homes and the direct cost to us if they are not. The major architectural approach to combat both climate change and the cost of energy is the Passivehouse; exceptionally energy efficient, virtually airtight houses, enabling homeowners to save up to 90% in heating costs.

The brainchild of chef and part-owner, Kleo Tabuku, who has now fulfilled his lifelong dream of owning his own Mediterranean style bistro, the restaurant is a reflection of his deep connection to his homeland and an understanding of his 25 year career. Drawing inspiration from across Europe this local independent restaurant is passionate about using the very best local produce and this is reflected in their mouth watering selection of thoughtful and intriguing dishes.

The menu itself boasts vibrant and flavourful dishes, with small plates, generous sharing plates and large plates, and their hugely appealing Sunday lunch menu, certainly a reservation not to be missed. We highly recommend the monkfish cheeks in dill pollen batter and we are still salivating over the incredible lamb shoulder. This is the way neighbourhood restaurants should be and we can’t wait to return.

Bouchon is reminiscent of the brasseries in Paris, backing relaxed all day dining and serving authentic French classics made from great quality, fresh ingredients. With a deep knowledge of his homeland and experience in Michelin star restaurants, the well respected owner, Greg Bureau, knows exactly what his patrons want: classic French cooking, dinner in two dinner sittings and closely packed chairs that make for charming family dining experiences. The menu itself is packed full of authentic French provincial dishes, and will delight the most Francophile foodies with the array of mouth watering plates. It would be rude not to sample their exquisite French onion soup followed by the classic duck confit. If French is the language of love then Bouchon’s delicious food can be taken as proof that the way to someone’s heart is through their stomach.

We couldn’t compile our favourite neighbourhood restaurants without including Long Friday. Situated in the heart of Jesmond on the bustling Brentwood Avenue, this wonderful eatery is the brainchild of Anna Hedworth and is the younger sibling of her highly successful Ouseburn restaurant Cook House. Long Friday encapsulates all that you could want from a local restaurant, intimate and welcoming, the perfect place to hang out with friends, and their experienced, friendly staff make you feel instantly at ease. The highly considered and cosy interiors match this seamless experience and as you peruse the substantial and intriguing wine list, it immediately becomes apparent this is somewhere you could be very happy for quite a while.

The wonderfully inviting menu mixes the very best in seasonal and local produce with interesting dishes that will fascinate and charm you all at once. The menu is ever changing, but always features small plates, appetising snacks, delicious local meat, sustainable fish, delectable vegetable dishes and incredible desserts. This place has flair, modesty and a focus on nuanced flavours, we are currently obsessing over the fried sage leaves in Wylam beer, bavette steak with bone marrow crumb and the ricotta bomboloni donuts. This is a very happy and delicious place to find yourself and exactly what a neighbourhood spot should strive to be. So many delicious reasons to go back.

It’s hardly surprising that this bijou new restaurant in Gosforth has immediately gained such popularity as they have been running their hugely popular restaurant in Jesmond, The Patricia, long enough to know exactly what their hungry clientele want. Ophelia is located in Gosforth, a place that has been calling out for a new eatery, and it really does feel like a neighbourhood joint. This wonderful space has narrow, high ceilinged rooms with a big open kitchen, stylish dark interiors and dimly lit candles that all add to the inviting atmosphere.

This is a restaurant that exudes cosy, self-effacing charm, rather than a slick, drilled service and the food, as one would expect, is incredible - from their well priced, highly considered Table d’Hote to their intriguing and boundary pushing A la Carte and not forgetting their truly delicious Sunday lunch menu. Ophelia also has a hugely exciting wine cellar full of incredible wines from throughout France, thoughtfully selected to go with all the delicious courses and a must for anyone who loves wine. We are still thinking about the mussel and pollock bouillabaisse and the heavenly black pepper crème brulee, all washed down with their exquisite French champagne. An inviting neighbourhood restaurant bursting with ambition, Ophelia has had people excited from the start and it’s not hard to see why.

Little Lobo

Little Lobo’s bustling taquerías reign supreme in the North East and with two successful spots now firmly under their belts, one in Tynemouth and most recently in Sandyford, their delicious dominance looks set to continue. Boasting an exciting menu including mouth watering slow cooked pork burritos, blackened shrimp tacos, and the most scrumptious homemade salsas, Little Lobo is most definitely the North East’s place-to-go for authentic and truly delicious offerings. The newest addition in Sandyford is informal and fun, and the energy of the place is great for last minute dinner reservations or a relaxed catch up with friends. Service is cheerful with great attention to detail and huge knowledge of their delectable food.

The restaurant’s street food dishes are made for sharing, from a range of meat and vegetarian tacos to quesadillas, and you can opt for lots of their appetising sides, such as elote ribs or their infamous cadillac nachos. Come for the perfectly balanced frozen margaritas, stay for the cheesy asada torta and the ridiculously moreish chips and guac, and you will certainly leave very satisfied and planning your next visit. Be warned that the taco fans of the toon are a hungry bunch, so its worth booking a table if you’re looking to enjoy Little Lobo in all its glory.

All is not lost when your favourite vase chips. Or you get a hole in your most cherished pair of jeans. And that dusty old chair in the corner needs to be revamped. If you know who to call!

Luckily, we know exactly who to turn to when our sentimental items need repairing. Here are some of the best fixer-uppers we know, and they’re all based in the North East.

Nicola Taylor, Simply Seating

In a previous life, Nicola worked in HR and management in Jersey. But everything changed in 2010 when she moved back to England to be closer to her mother. When she was unable to find a job in a similar field, she explored other options. She trained at the Ministry of Upholstery in Manchester and found she had a talent and a passion for repair.

As a one-woman business, Nicola spends most of her time fixing up chairs in need of TLC. However, she also sometimes reupholsters sofas, stools, footstools, and anything else that requires a fabric refresh. She has even refreshed a rocking horse, bringing that sentimental child’s toy back to an as-new condition. When she has the time, she makes cushion covers and curtains.

While there is no such thing as a typical job, most chairs will need stripping back to the frame before being re-made. Stripping can take a few hours to do properly, depending on the original construction and equipment used. The chair then needs refilling and recovering. She always starts with the arms, then moves to the base, the front of the back, outside sides, and finally, the back of the back. Sometimes piping is needed, and there is often some stitching involved. She also makes up any cushions that go with the chair and will occasionally sand and varnish any exposed wood sections.

Nicola says that re-upholstering is a time-consuming process, and this can often be what bumps up the cost. Fabric choices can also increase the time spent on an item, especially if it has a pattern, as this needs to be matched up on every section for the design to flow beautifully. If the client doesn’t supply their own fabric, Nicola is duty bound to choose fire retardant materials. She does have samples that clients can choose from. And, although she will work with small sections of leather, any large leather items should go to a specialist.

Despite this, it can often be cheaper to reupholster than to buy new. And if an item has sentimental value, then it is irreplaceable in the customer’s eyes. Nicola loves being able to bring key pieces back to life.

She does have some tips for would-be DIY-ers. She says: “Take photos along the way if you are stripping off existing materials, as you will probably forget how the fabric fits when replacing it. Take your time, and if necessary, make the template with a cheap fabric first to ensure that it will work. Try to use the right tools, as this will speed up the project.

“My best tip, if you are unsure, is to either seek advice, check out YouTube, or give it to someone else to do!”

David Fry, Fry Ceramics

Semi-retired David Fry spends his days painting, taking photos, and fixing the occasional sentimental ceramic item.

No day is the same, and no job is like another. As well as ceramic items, David specialises in visible repairs to pottery, art works, paintings, china figurines, porcelain, and sculptures. He specialises in items at the lower end of the market – things that are restored for nostalgic reasons rather than value.

Because of this, it is important to him that he keeps his prices low. That is why he refuses to offer invisible repairs – the time and materials required for this would raise his costs, which he would have to pass on to his customer. He thinks TV programmes like the Repair Shop are interesting: “They only show the highest end of the market. If you were to price the work they do in a realistic way, the costs would run into many hundreds, if not thousands, of pounds. It’s not a realistic programme for people who just want their mum’s favourite pot put back together again so they can display it.

“I enjoy working at the lower end of the market as it makes a lot of people happy. I did a lot of work during lockdown as people tidied their cupboards and

had their favourite pieces repaired to put back on display.”

He offers two types of repairs: museum repair and tidy repair. Museum repair places value on the repaired section, so you can see exactly where the item has been put back together – in the same way that you see restored items in a museum. Tidy repair is a bit neater, with more of an attempt made to ensure pieces match and the look is unified. However, you may still be able to see the fix.

If someone asks for an invisible repair, David will direct them elsewhere. And he will refuse to accept items that are in too many pieces, deeming these to be beyond repair. However, he did once fix a pottery dish recovered from the Titanic, breathing life back into that item.

He also suggests that items for repair should be for display purposes only. There are many things that can damage restoration work, including food, liquids, high temperatures, detergent, outdoor use, cooking, microwaving, and direct sunlight.

If you are based in North Tyneside, you can visit David with your items for restoration. He asks customers to email him details and photos of the damage beforehand so he can provide a quote and direct you to his workshop. He also takes commissions through the post, asking for things to be well wrapped in bubble wrap and placed in a large box.

Mimoza King, Mimoza Clothing Alterations

Whether it’s replacing a zip on a pair of jeans or repairing your precious wedding dress, Mimoza King

knows exactly what to do!

The Albanian born seamstress has been making and repairing clothes since she was a teen, having studied dressmaking in school. Paired with a college education in business, she had everything she needed to open her own shop on Ashburton Road in Gosforth. Cleverly nestled between two boutique stores, the stylish front provides a great sign of what awaits your clothing items.

“My typical day consists of serving customers, taking in clothing items to repair and adjust, or returning repaired items to customers. I have a very high satisfaction rate.”

Her love for sewing is evident in every stitch, and she likes to send her customers away with a smile. She thinks people should be more creative with their clothing and loves it when she is able to take an item and turn it into something brand new. She believes there is potential in almost every garment, but it takes someone special to unlock it.

If, however, you want to have a go at garment repair, Mimoza recommends starting with easy, non-stretch fabrics. “Celebrate progress rather than expecting perfection. And don’t sew when you’re tired – it leads to mistakes and makes sewing less enjoyable.”

Much of her work revolves around broken zips and items in need of new pockets. But her favourite thing to work on is wedding dresses. Being able to restore such a beautiful item to its former glory brings her joy. And she’s even been known to create a few herself.

In fact, when repairs are all done, she often gets crafty. Inside her shop, you’ll find beautiful cushions

and scrunchies, and she takes commissions too. During lockdown, she was overwhelmed with orders for facemasks, bringing something pretty to a scary situation. One day she hopes to be able to add sewing workshops to her list of services.

“I have an incredible passion for fabrics. I love feeling and seeing all the various kinds. I’m always looking to be as creative as I can. I like to mix styles and change them to experiment.”

THE NEW AGE OF ELECTRIC SUVS

The looming demise of petrol and diesel vehicles threatened the future of large SUVs that were considered unsuitable for electrification.

That was until the motor industry feared their demise would threaten its very existence and a new generation of designs and materials is now saving the day.

Large luxury 4x4s are already very heavy with petrol or diesel engines and were in danger of becoming prohibitively so with even heavier batteries. The latest generation of electric SUV models achieve significant weight reductions with the use of lightweight materials such as aluminium, magnesium, titanium and polymers.

Allied to smaller electric motors and batteries generating increased energy this is guaranteeing their future, albeit with high prices and at the expense of very small cars that are disappearing. This is because city cars can not be electrified at a cost that punters are prepared to pay so we are saying goodbye to the Vauxhall Adam and Viva, Renault’s Twingo and in due course the Toyota Aygo, Peugeot 108 and Citroen C1 too.

Larger mid-range models would have gone the same journey although their production is being subsidised by those vehicles that were once derided as gas-guzzling Chelsea Tractors and were threatened with extinction themselves. These large Range Rover-style SUVs are the most suited to swapping their combustion engines for banks of batteries thanks to their tall bodies, long wheelbases and high floors.

Additionally, companies such as Aston Martin use their formidable Formula One energy harvesting expertise to help models such as the luxurious DBX to become an all-electric reality.

Conventional SUVs have to haul around heavy steel propshafts, hefty differentials and lengthy twin exhaust systems, all of which are not necessary when the vehicle becomes pure electric. The reduction of this weight and the increase in the space it releases to accommodate batteries and electric motors endows a BMW iX with 105kW of power and a driving range of 380 miles in comparison to just a third of that for a small Honda e hatchback for example.

Models such as the Mercedes EQ, Audi Q8 e-tron and the Beemer iX are among the cream of the crop, which in the case of the eerily-quiet BMW means up to 520bhp of power, rapid acceleration to 60mph in just 4.5 seconds and a price tag reaching £123,000. The Audi SQ8 e-tron offers similar performance with a power output of 500bhp, identical acceleration to 60mph in 4.5 seconds and a claimed range of 280 miles. Prices start at around £100,000.

Even brands that are synonymous with the most ferocious forms of traditional motor racing, such as Bentley, Porsche and Lamborghini are electrifying their SUVs to meet the new regulations. Currently

Bentley and Porsche offer their Bentayga and Cayenne models as 160mph hybrids with a 3.0V6 petrol engine and electric motor to give an electriconly range of 25 miles.

However, the pure electric Bentayga is due in 2025 and the Porsche a year later offering driving ranges similar to those of the hybrid petrol versions, with prices likely to be well in excess of £200,000 for top-flight versions.

The British built electric Aston Martin DBX is currently undergoing final endurance testing and Lamborghini says its luxurious and unfeasibly large battery powered Urus will be here within a few years.

This timescale will enable Land Rover to steal a march with the arrival of its first all-electric Range Rover later this year, with a further six new electric Land Rover models to follow next year.

This will take pure electrification to the next level, beyond that of the current plug-in hybrid and mild hybrid Range Rovers that offer an all-electric range of about 70 miles.

With a driving range of about 300 miles and a power output of 523bhp, the new pure electric

version will be a serious competitor for the costlier Bentley and Rolls Royce Cullinan models, with the latter borrowing its electrification system from the forthcoming £300,000 all-electric Spectre coupe due here in a few months.

This new generation of electric SUV ranges is arriving just as global anti-pollution campaigns are reaching fever pitch, with an increasing number of local authorities expected to introduce draconian charges for driving non-electric vehicles within ever expanding city boundaries.

Manufacturers are rapidly overcoming some of the most common shortcomings of electric vehicle ownership by extending driving ranges, reducing charging times and lobbying for drastically increased public charging points.

It is ironic that it is only because of these large, extremely expensive SUV models that the future of all-electric motoring is not only a viable proposition but is on course to reach the 2030 targets that may outlaw the much derided gas guzzling petrol and diesel engines that used to be necessary to power them.
