Editor’s Letter Welcome to the first issue of “Life in Loose”! Each issue will be packed with local community events, groups, notices, products, services, stories, whatever you wish to contribute and tell your fellow neighbours.

I would love to hear from you about stories of old, informative information for parents, health, money saving days out/meals out, days out, restaurants we should all know about....literally anything you think other residents would like to know about.

A bit about me.....I started my first magazine almost 9 years ago. I have lived in Loose for 12 and a half years, but lived in Maidstone for over 30 years. I live with my husband and two children aged 9 and 6. Oh, not forgetting the dog....Benson our very friendly Cockapoo!

Kent Big Weekend Kent Big Weekend is organised by Visit Kent in association with a host of Kent’s attractions.For one weekend during English Tourism Week 2017, Visit Kent gives Kent residents the chance to enjoy an amazing day out in their county for free!

Dog Friendly Beaches I still haven’t taken my dog to the beach so here’s a list if you haven’t too. Those of you without dogs, these are still great places to walk and to get out for some fresh air!

Tankerton Beach Tankerton is an old-fashioned shingle beach with wooden groynes and pretty multi-coloured beach huts. The beach is backed by a promenade and gentle grassy slopes that are perfect for children to play on. Facilities nearby include a cafe and toilets, and even a skatepark. Nearest town is Whitstable, postcode is CT5 2BE Kingsgate Bay Kingsgate Bay is a sheltered sandy cove backed by high white chalk cliffs. The beach is probably best known for its sea caves which are reputedly some of the best in the country. Parking is a short walk from Joss Bay with its large car park. There is also a fair sized customer’s car park at the pub. Overlooking the southern end of the beach is Kingsgate Castle, built in he 1760s for Lord Holland. At the other end is the Captain Digby public house, also built by Lord Holland. This family friendly pub has great views over the beach and a children\’s play area. Nearest town is Broadstairs, postcode is CT10 3QH

Buying a property with a new partner, what to be aware of?

You may have met the partner of your dreams and be in the lucky position to buy a new home with them, but how should the property be owned to protect your future interests?

When you buy a new home, your solicitor will ask you how the property will be owned.

There are two different sorts of joint ownership, Joint Tenancy and Tenancy in Common, so how do they differ and which type will suit your situation the best?

1. Joint Tenancy Where there is a joint tenancy, neither one of the co-owners will be entitled to a distinct or separate proportion of the property, each one effectively owns all of it. Of particular importance is the fact that where one of two joint tenants dies, his or her share will automatically pass to the survivor, irrespective of any wishes expressed in the deceased’s Will. Most married couples will tend to own property as joint tenants.

2. Tenancy in Common With this arrangement, each co-owner of the property holds a specified proportion of the interest in the property. On the death of a tenant in common, his or her share in the property will not pass automatically to the co-owner but will pass according

to the wishes expressed in the deceased’s Will. If no Will exists, the interest will pass under the rules of intestacy, which means that it passes to the deceased’s next of kin which may not necessarily be the surviving owner of the property.

To avoid any possible disputes, it is always preferable that the shares of each co-owner be expressed and recorded in a separate document, known as a Declaration of Trust, which should normally be kept with the title documents of the property.

Tenancies in Common are typically used where two or more persons buy a property and make unequal contributions towards the purchase price, perhaps because a parent has provided a significant cash advance for a deposit, or where one co-owner would not wish that person’s interest to pass automatically to the survivor on his or her death.
