Concept Design of folding iconic massing 3D geometries in Rhino3D, and building programming. Hands on schematic design involvement, design development and construction documents oversight. Set up project master schedule and milestones and met every deadline. Management of 7~10 in-house project team members of consisting Project Designer, Project Architects, Job Captain, BIM Manager, Interior Designers & Production Staff, preserving Sr. Design Principal’s vision. Structured 11 sub-consultants teams under Architect’s contract negotiating scope, fees and agreements. Management and coordination of 20 project consultants contracted under both Architect and Owner. Prepared all executed agreements scope and fee exhibits and finalized Owner-Architect contract. Managed and prepared public authorities submittals including Civic San Diego, City of San Diego and FAA. Presentation of project in public hearings and to Civic San Diego Board; obtaining unanimous motion vote. Wrote presentation narratives for community groups and devised speaking rolls with Landscape Architect. Internal project setup, WBS staffing plan, billing forecast & project account management. Monthly evaluation & approval of consultants work progress and invoices. Chairing client & consultants weekly meetings, set agendas, tracked action items minutes for all parties. Overseeing deliverables of all engineering disciplines inclusive of Architect’s sub-consultants and Client’s direct consultants and working with in-house QA/QC to ensure standard of care. Resolved complex problems that require synchronized engagement of multiple disciplines and expertise; including Fire Smoke management, alarm and sprinklers, electrical, mechanical, elevator and structural design, city inspector and general contractor sub-trades feedback; assisting the client in obtaining direction.
