Material and product procurement is crucial at MRP, we have strong and lasting relationships with a diverse range of suppliers and vendors. The MRP purchasing team sources, negotiates and contract manages, offering cost-effective solutions and timely delivery for anything your project requires.

Every building needs to be updated from time to time in alignment with reserve fund studies and the community's expectations. At MRP, we understand how the exterior environment and the building envelope can impact the interior spaces. What are Plumbing Risers

The risers in your building are vertical pipes designed to operate quietly and without any disturbance to the occupants. These pipes are responsible for transporting the water supply from the mainline to each floor, making them an essential part of the building's plumbing system. Moreover, risers have backflow preventers that prevent water from flowing in the wrong direction, ensuring the water supply remains safe and clean.

Benefits to Updating

• Improves insufficient water pressure and flow. Risers accumulate scale and buildup, gradually reducing the ability to carry water.

• Ensures the water’s color is clear and free from buildup and scale.

• Corrects and delivers water temperature as it should to avoid exposing tenants to hot water burns

(ALL FINAL COSMETICS THAT ARE NOT INCLUDED)

Replacement of any non-repairable cosmetic components, fixtures, or finishes that may impede access to the risers, such as tiling, glued-down mirrors, paint, wallpaper, etc. This will be determined on a unit-by-unit basis.

Understanding your Options

• Bringing all affected areas back to pre-cosmetic phase

• Surfaces are ready for installation/application for final cosmetics

• Property owner engages MRP as the contractor

• Design options can be discussed during the MRP consultation to supply and install final cosmetics

• Property owner will engage a separate contractor to supply and install final cosmetics

NOTE: The property owner will be responsible for engaging a third-party contractor of their choice or engaging MRP for the installation/application of design and trade services. To ensure that the property owners have access to at least one operating washroom at all times, all third-party contractors will be required to coordinate with Management to ensure a smooth workflow for the overall project. Multiple visits to each unit will be necessary. Should the property owner choose to engage a third-party contractor, who impedes the work of MRP due to delays or mishaps, the corporation may incur additional costs attributable to demobilization and mobilization.*Impacted areas will differ in each unit due to riser locations.

What to Expect

The process of replacing a plumbing riser system may vary depending on how the different plumbing units were originally installed and the configuration of the building, in addition to any renovation that may have taken place. MRP, in conjunction with the corporation's engineer consultant, will review local codes to ensure the planned system installation complies with municipality requirements.

NOTE:

Accessibility to one functioning bathroom will be available, at all times. (Unless the owner’s contractor fails to fulfill their commitment)

Step 1

• Pre-inspection of the current conditions of each unit, hallways, and common areas. Detailed notes and photographs will be recorded to identify existing damages.

• Floor protection will be used in the affected areas.

• Drywall will be opened as required to access risers and water piping.

• Cut-outs on tiles/stone in bathrooms, showers, and kitchens, will be made if necessary to access pipes.

• Best efforts will be made to capture dust and debris throughout the process

Step 2

• Obtain engineer’s inspection report

• Replace all existing risers with new risers serving bathrooms, kitchens, and laundry areas as indicated

• Replace or reconnect all flexible hose connectors and isolation valves where required

Step 3

• Perform pressure test

• Repair drywall opening, sand, vacuum, and prime

• Best efforts will be made to reinstall any millwork that was removed ( based on existing site conditions)

• All final cosmetic finishes including tile installation contracted to MRP or a third-party contractor

• Reconnection of appliances

• Reconnection of plumbing fixtures where possible

Step 4

• Remove floor protection and perform a final check

• Construction cleaning and vacuuming of the affected area

How to Choose

At MRP, we like to make things simple and easy for you. When making your selection, we recommend a WALL TILE that compliments the existing finishes in your bathroom and kitchen such as floor tiles, countertops, wall color, or shower floor. Selection can be made from provided samples. The MRP design team will guide you through the process.

Preparation of Affected Spaces

• Remove all valuables from the work areas

• Remove all items underneath the kitchen and bathroom sink

• Empty laundry area and clothes closet which shares a common wall with a shower or tub faucet in the laundry area

• Be aware that cutting and sanding of drywall will cause fine dust in the suite

• Wrap soft furnishings with sheets or blankets

• Protect and cover items you don’t want dust to settle on including window coverings

• Arrange alternate accommodations for pets

• Remove hanging items and wall décor to prevent them from falling off as a result of vibration

• Be aware that noise is part of any construction process

• MRP will not be responsible to protect loose items
