Thank you for Your Interest in the SaddleBrooke One Community! An Overview SaddleBrooke One is the only active adult community with totally private golf courses in the area. The residents of SaddleBrooke One own their three courses: Tucson, SaddleBrooke and Catalina. SaddleBrooke Two and SaddleBrooke Ranch are still under developer control and the Robson Corporation owns and operates all three golf courses. These courses are open to public play and Robson blocks off groups of tee times and sell them to an outfit called “Golf Now” who in turn sells them to the general public. While Sun City Oro Valley (formerly Sun City Vistoso) and The Highlands at Dove Mountain (formerly Heritage Highlands) own their golf courses they sell both annual and daily passes to the public. SaddleBrooke One, on the other hand, has invested in our community and play is limited to residents of SaddleBrooke One, SaddleBrooke Two, and at this time, SaddleBrooke Ranch and their guests. One of the unique things about SaddleBrooke is that while we are three distinct and separate communities, we have what is known as a “Reciprocal Use Agreement”.) This agreement allows residents from either community to use the facilities and amenities of the others. While golf has played a big role in recent improvements to our community, it is not our only focus as we offer a wealth of activities, amenities, clubs and Unit functions to keep everyone busy and engaged. For golf, we have just completed a three year renovation of our 27-holes which included all new grass, bunker renovations and two new pump stations. With these renovations, we have seen a spike in play and through the dedication of our golf maintenance staff, our courses have never been better. 3


During the last four years we have also renovated a smaller community building known as the Activity Center, did a major expansion of our Fitness Center, started a new landscape theme to update our common areas and improved many of our roads. Speaking of roads, all of the roads in the community are private and controlled by the Association. Between talented staff and volunteer residents, we have a long-term plan for road improvements going out 20-years. SaddleBrooke One has a large variety of clubs and social groups (see page 17 for details). There are groups for games, cards, support, political, social, learning, computers, arts & crafts, the list goes on! Most of our residents are truly engaged in the community. Just over 70% of our homeowners are year round residents. Residents are also involved in the operations of the community through a series of standing committees. Finance, Property & Roads, Tennis, House and Golf are just a few of committees we have where residents assist the General Manager and the Board of Directors in moving the community forward. You will find SaddleBrooke One to be one of the most transparent communities that exist. There is a tremendous amount of information on our website, Board and committee meetings are open to residents to not only observe, but to provide input as well. SaddleBrooke One is also on very sound financial ground. We maintain a 20-year spreadsheet which lists over 1,000 different capital assets owned by the Association. This spreadsheet (which is also available for review on our website) details when each asset will need to be replaced and has a funding model to assure we have the necessary funds available when that time comes. The spreadsheet is officially updated annually. We also maintain a 10-year financial projection model so we are looking at how today’s decisions impact our community on down the road. The Association is debt-free and has ample cash in reserves. 4


We have three full-service dining venues. The RoadRunner Grill, Agave Lounge and The Vistas, which offers some great views of the Catalinas at sunset. Along with regular dining, there are many special events, wine tastings, Trivia Tuesday, live entertainment, gourmet dinners, bus trips, BINGO!, weekly Friday Night Fish Fry and an incredibly fun Sunday night Bluegrass Jam (first Sunday of the month), just to name a few! Our water system is owned by the development company under the name of Lago Del Oro, typical cost of monthly bill runs between $27-$40 depending on usage, the sewer system (also owned by the developer) SaddleBrooke Utility Company, has a flat rate of $39.37 monthly for each residence in SaddleBrooke One or Two. The garbage service vendor is Waste Management, pick-up for garbage is once per week and they also pick up recycle waste once per week. The cost is at $59.88 every 4 months or $179.64 annually (as of July 2015). Direct TV, Orbitel Communications and Century Link provide cable service and Internet connections. We are constantly looking for new ideas, new programs, new efficiencies in our operation and new ways to make the community even better. We are currently developing a relationship with the area Real Estate community to better inform visiting guests that SaddleBrooke One is truly a great choice for the active adult seeking a new community to settle in. The 2014 Community Service Fee for SaddleBrooke One was recently approved by the Board of Directors in the amount of $2,383. This is billed in two installments of $1,191.50. The first installment is due January 1 and the second due July 1. Playing golf at SaddleBrooke One is fun and challenging on our 27-panoramic holes. The facility features three 9-hole courses named SaddleBrooke, Tucson and Catalina as well as a fullservice practice facility. Daily rotation of the courses adds variety and excitement to every round you play. Each nine has its own personality accentuated by subtle differences in topography and layout. The courses were added sequentially as the SaddleBrooke residential development grew. The SaddleBrooke nine opened in 1987, the Tucson nine opened in 1988 and the Catalina nine opened in 1994. SaddleBrooke One is dedicated to maintaining our golf courses at the highest level of quality and in 2010 began an ambitious plan to update and renovate the turf grass and irrigation systems on all three courses. Bernie Eaton, Director of Golf Operations has provided the following information regarding golf at SaddleBrooke One. Our perceived quality and condition of the courses is second to none. Were recently hosted a charity Pro-Am featuring many of our local PGA peers – the overwhelming response was that our courses were in the best shape in Tucson. With golf membership at SaddleBrooke One, you have access to three 9 hole courses (27 holes total) that are combined to form 18 hole combinations. Residents of SaddleBrooke One also have the ability to play the two 18 hole courses at SaddleBrooke Two and SaddleBrooke Ranch at a “resident” rate, however, those courses offer a better rate through GolfNow.com. 7


Our current practice facility consists of 25,000 square feet of tee space, a short game area with bunker, and two putting greens near the main clubhouse. We also offer a putting green adjacent to the first tee of the Catalina Course and a chipping/putting area on the 5th tee of the Tucson Course. Practice facility balls are not included with membership but are available for $5 per bucket (40-45 golf balls). We place approximately 15,000 new golf balls into the practice facility each year and remove damaged or faded balls from the rotation. We offer many leagues here at SaddleBrooke One – Men’s and Ladies 18-Hole and 9-Hole leagues, Beginner’s League, and three putting leagues. Each league runs a weekly event year round. Our ladies league day is on Tuesday and our men’s league day is on Wednesday. In addition to leagues, we run approximately 6 Couples Golf Events per season and an addition 10-15 Golf Shop events (Holiday events, afternoon 9 hole events) with the emphasis on camaraderie, social, and competitive fun. We currently have two ‘Class A’ PGA Professionals who offer instruction to our residents. The Director of Golf runs 20-30 complimentary clinics throughout the year and are available for private instruction by appointment. Our Pro has been nominated for the Southern Chapter PGA Teacher of the Year Award 3 times. We do have a reciprocal use agreement with SaddleBrooke TWO to play their courses. During the months of June through September, we are part of the Tucson Private Club Reciprocal Program which grants members access to area private facilities at a reduced rate.

The Tucson Nine Renovated in 2011, the Tucson Nine is regarded as the most challenging of the three courses in SaddleBrooke. The course offers stunning views of the Catalina Mountain range from every hole. This nine is highlighted by hole #4, a strong par 4 requiring a tee shot over a pond to a sloping fairway with gorgeous mountain views in the background. The course challenge lies in the deep bunkers which await an errant shot and the length of the course.

The Catalina Nine The newest of all three nines, the Catalina Nine underwent renovation in early 2012 and reopened on November 1, 2012. The course features three par 3 holes and plays to a par of 35. The course wanders through natural arroyos and brings the golfer close up views of the Catalina Mountain range. The signature hole #5 is a risk-reward par 5 featuring a second shot which must carry 250 yards to clear the ditch in the fairway. The Catalina Nine offers a wide variety of golf shots and is regarded among residents as the best layout of the three courses.

The SaddleBrooke Nine Renovated in 2010, the SaddleBrooke Nine offers westward views of spectacular sunsets. This course is characterized not by length but rather by placing a premium on accuracy as is evidence by the signature hole #2, only 125 yards in length requiring all carry over a pond.

The SaddleBrooke Nine is the most requested nine for its fair yet challenging layout. 10

SaddleBrooke One Library There are 3 libraries in SaddleBrooke including the one you see pictured, located in the SaddleBrooke One Clubhouse. The library is staffed by volunteers from 9:00am to 4:00pm weekdays and until noon on Saturdays. However the library is open for your convenience during regular clubhouse hours from 6:30am to 9:00pm. SaddleBrooke One Tennis SaddleBrooke One has eight tennis courts (20 courts total in all of SaddleBrooke) and a Tennis Center with a newly expanded patio for parties and events. The courts are available for play from 7am to 10pm every day. The best way to get totally immersed in SaddleBrooke Tennis is to join the SaddleBrooke Tennis Club, which currently has approximately 500 members.
