Sacramento Real Producers

Real Producers is a national concept currently open in 125 markets across the country. As we just past our third anniversary of Sacramento Real Producers, I wanted to take the time to answer some pretty common questions.

What is the purpose of Real Producers magazine?

The mission of Sacramento Real Producers is simple. We strive to inform and inspire the top-producing real estate agents in the Sacramento market and connect them socially. We do this by telling their personal stories. How they have succeeded and failed. What drives them to achieve year in and year out. Where do they spend their time when they are not working and what are they passionate about other than real estate. We give local top-producing REALTORS® a platform to tell their story in a way they have not been able to do so before.

The secondary focus is to provide an avenue for our affiliate partners to create and continue relationships with these top performers on a level that they might not be able to achieve on their own.

Who receives this magazine?

This magazine is mailed to the top 500 producing agents in the greater Sacramento area according to volume each year. This is based on the 2023 MLS; the ranking is annual and resets every year. This year, the minimum production level for our community was over $7.7 million. Just to be included in this group is an accomplishment that testifies to your hard work, dedication and proficiency.

What is the process for being featured in the magazine?

It’s really simple — you can nominate other REALTORS® (or yourselves!). We will consider anyone brought to our attention; we don’t know everyone’s story, so we need your help to learn about them! A nomination currently looks like this: You email us at katie.macdiarmid@realproducersmag.com with the subject “Nomination: (Name of Nominee).” Please explain why you are nominating them to be featured. It could be that they have an amazing story that needs to be told; perhaps they overcame extreme obstacles, they are an exceptional leader, have

the best customer service, or they give back to the community in a big way. The next step is an interview with us to ensure it’s a good fit. If it all works out, then we put the wheels in motion for our writer to conduct an interview and write an article and for our photographers to schedule a photo shoot.

What does it cost to be featured?

Zero, zilch, zip, nada, nil. It costs absolutely nothing! We are not a pay-to-play model whatsoever. We write real stories about Real Producers, so nominate away, friends!

Who are the preferred partners?

Anyone listed as a “preferred partner” in the front of the magazine is a part of this community and a top professional in their industry. They will have an ad in every issue of the magazine, attend our events and be a part of our online community. We don’t just find these businesses off the street, nor do we work with all businesses that approach us. One or many of you have recommended every single preferred partner you see in this publication. Della explains. “I feel very honored to assist people with such a major life decision and helping them build their investment portfolio.”

Stepping Up to Make a Difference

As part of that, Della has expanded her reach to work with clients throughout the state. Her efforts are driven in large part by her desire to combat the affordable housing crisis.

“I have been doing quite a bit of research to see where I can make an impact on this major issue,” she says.

“My dream would be to someday build an affordable home village. There are so many people with lower incomes that just need a place to call home.”

Della earned her real estate license and began her adventure in the career in 2004. Prior to that she had a successful corporate position that had her on the road a lot. Since she had a baby at the time, she was ready for another career that would keep her close to her family.

“I always wanted to invest in real estate so I thought I’ll get my license and give it a try,” she remembers.

Making a Fast Start

She spared little time in making her presence known and helping her clients, getting off to a fast start during her first year in the business. In fact, during her first five months, she ranked second in number of sales in her office and earned Rookie of the Year honors. She has kept building from there. In fact, in 2023 she recorded 22 transactions representing $13.5 million in sales volume.

Through time she has worked through ebbs and flows in the market. The first tough patch came a few years into her real estate career.

“It was a challenging time for everyone and we knew we had to pivot. I was doing short sales, but they were no fun at all. We decided to start working with investors and work on helping them flip houses that were purchased on the courthouse steps,” Della remembers.

“It was a big leap of faith but it paid off. We ended up helping our investors flip more than 100 houses over four years. We learned so much during that time and that experience has given me so many skills that help me in my work.”

Della and her husband invested in properties themselves along the way. Today they own nine homes.

Early Lessons

Della was born and raised in Texas.

When she was 15, her family moved to the area. She attended school at CSUS and took part in an exchange program in Japan. As part of that, she lived in Tokyo for a year while she went to college and taught English. When she returned to the states, she graduated from Sacramento State with honors.

She worked in the restaurant industry through college, picking up valuable service expertise that she continues to apply today.

“You learn how to calmly and effectively communicate with all types of people and many different situations,” she says.

A Rewarding Life

Away from work, Della’s world is enriched by her time with family,

including her husband of 21 years, Reuben, and their 20-year-old daughter, Tia.

In their free time, Della and her family enjoy cooking and hiking. They also enjoy traveling, with recent excursions to Thailand and the UK being among the highlights. Della is a big fan of road trips, too.

As she says, “We live in an incredible place. You can drive to some of the most beautiful locations in the world. We are so lucky to have all of this so close to us. Most times I do plan the trips, but sometimes we just get in the car and see where we end up. Life is an adventure if you let it be.”

Della also has a heart for helping her community. She gets involved in delivering meals to homebound seniors with Seniors First in Placer County. She also has a big place in her heart for working with veterans’ organizations in a number of ways. She makes “cupcake socks” delivered to veterans at the Veterans Hospital on Valentine’s Day.

Those who work with Della appreciate her consistent resourcefulness that they can count on through time.

“The reality is the there is no magic bullet. We all have access to the same tools. It is how you use those tools that make a difference,” Della explains. “My philosophy is that I don’t just want to sell your house; I want to be your real estate go to person for anything real estate-related. I love it when a client from 5 years ago calls me to ask for a plumber. I do my best to stay in contact to let all of my clients know I am here for whatever they need.”

With that approach to life and work, it’s no wonder that Della Johnson sparks success each day.

ACHIEVING FINANCIAL MASTERY

Linda Sobon’s journey toward financial mastery is a blend of destiny, academic rigor, and unwavering dedication. It begins in Nanjing, China, where she was born and raised, looking up to her mother and grandmother, both of whom were successful accountants.

“I often sat at the foot of my mother and grandmother’s desks, looking up at the sheets of numbers and financial information lining the tops of their desks,” recalls Linda.

Even at a young age, Linda was drawn to the analytical aspects of her family’s work, fueling her appetite for knowledge. Taking full advantage of her intermediate school education, she participated in an international IB program in high school. Eager to access the best in higher education, she took a leap of faith to leave her home country for America, where she attended UC Davis.

“I wanted to blend the educational strengths of both countries,” Linda explains.

Not only did Linda graduate from UC Davis in just three years with high honors, majoring in Managerial Economics, with an emphasis on International Business and Economics, and a minor in Technology Management, but she also made the best of her extracurricular time.

“I used my free time to gain as much hands-on experience as possible,” Linda shares.

After her freshman year, Linda spent the summer of 2016 back in China working with the Bank of Communications as a commercial loan manager’s assistant. While Linda’s academic aspirations were initially undefined, knowing only she wanted something “business-related,” an internship with Morgan Stanley in 2018 clarified her career trajectory: financial planning and helping people.

Linda attended Morgan Stanley’s financial training program to learn how to analyze companies and finances through quantitative data. She

then interned with the U.S. Small Business Administration (SBA) while finishing her studies abroad in Washington DC. Post-graduation, Edward Jones recruited Linda directly. She began her journey with them in 2019 and never looked back.

As an Edward Jones financial advisor, Linda uses her education, previous experience, and the many resources at Edward Jones to assist individuals and small businesses who may be ignored by big corporate companies.

As she explains:

“Our business model is unique because we operate as a partnership, which allows us to prioritize client satisfaction over shareholder interests. Each branch has one advisor and one administrator, ensuring personal and direct communication with our clients. We pride ourselves on building strong, personal relationships with our clients, a stark contrast to the impersonal nature of many other companies.”

“One memorable case involved assisting a client through a divorce, ensuring her financial interests were protected against her ex-husband’s attempts at financial manipulation,” shares Linda. “We also recently helped an influencer whose channel skyrocketed last year. By establishing a retirement plan, we helped him save $40,000 in taxes.

Linda also assists many real estate teams and brokerages to comply with California retirement laws, like the CalSavers law. Under the CalSavers law, employers with one or more employees that do not already offer a qualified retirement plan are required to either begin offering one or register for CalSavers.

Navigating the financial world, let alone California law, can be a daunting maze. Having an expert like Linda in your corner is essential. She invites all to come by her office or call to speak with her anytime. “I am fluent in three languages: English, Chinese (Mandarin), and financial advice,” she says.

What did you do before you became a REALTOR®?

Before becoming a REALTOR®, I was studying architecture and business entrepreneurship while working as a kitchen and bath designer at a local family-owned cabinetry manufacturing shop. I collaborated with architects, contractors, homeowners, and interior designers on designing kitchens, drafting plans, and managing the production and installation process. I loved it, and it proved to be a very useful skill for my real estate career. My husband and

I, being entrepreneurs, also started multiple businesses along the way, such as an event decorating business, a gym, an iPhone repair service, and foggy headlights repair. It was fun and makes me laugh remembering all the business adventures we’ve been through.

What are you most passionate about right now in your business?

My biggest passion in my business currently is the creative part of

marketing. I enjoy scripting and creating creative videos to highlight the area where the property is located. I believe people primarily look for an area, and highlighting the neighborhood and the property usually yields the best results. Additionally, I love transforming homes for the market using my previous career skills and local connections, and utilizing creative marketing strategies for the homes.

What has been the most rewarding aspect of your business?

The most rewarding aspect of the business is seeing how the sky is truly the limit to what we can earn, accomplish, and give back to architect the change in the world through real estate. Whatever we program our minds with, we achieve, both the good and the bad. By identifying what success means for me, I am able to design the ideal business model for myself and pursue that direction through specific goals and effective time management. This allows me to bring value to the people around me, to work with those who like and trust me, all while maintaining a fulfilling life.

What has been your biggest challenge as a REALTOR®? In entering the industry?

As a REALTOR® entering the industry, I faced three significant challenges. Firstly, it was challenging to find a lead generating system that worked for me, one that was both enjoyable and profitable. Secondly, I struggled to find balance while being consumed by work, often working full-time weeks and weekends, all while raising three small kids who were just two years apart. Lastly, restarting the business was exhausting. We moved back to Sacramento in 2019 due to family circumstances, and then the COVID-19 pandemic hit, adding another layer of difficulty.

How do you define success?

For me, success is when my children, once grown, want to be with me and are my friends. As a parent, I have limited time while they are young to spend quality time and build trust and a relationship base before they reach adulthood, when they’ll have the freedom to move out. So, while I love my business and would work day in and day out, knowing what success means for me, I remind myself to stay focused and not miss the mark. Because to me, life is more than just business.

What are your future goals and your plan for obtaining them?

My future goal is to build an even stronger real estate listing business with processes and systems that yield predictable results for my clients, placing massive emphasis on video and online

presence to widen the reach of marketing. I have been transitioning to a video presence and creating content appealing to my target audience, all while staying authentic with minimal editing. The business platform and connections will be utilized in building a non-profit foundation centered around architecting change in our immediate community through auctions, non-profit events, and massive donations to local organizations to improve the lives of others.

Tell us about your family.

My husband and I have been married since our early twenties, going on 13 years now, and we have three children: a 7-year-old girl, and two boys aged 5 and 3. We met in architecture school and got married roughly a year later. We both have a passion for business and have always been involved in starting up businesses while finishing up business school full-time and working in sales. Our goals align almost always, and I attribute that to us ‘growing up’ together. Experiences, not things, are our priority, and we find giving to be incredibly fulfilling. We enjoy a variety of sports, from CrossFit workouts and mountain biking to skydiving, hiking, and long-distance running. Now that the kids are getting older, we’re excited to involve them more in our activities and look forward to even more adventures together.

Are there any charities or organizations you support?

About 10 years ago, I discovered the gangrene of our society - human trafficking, modern-day slavery - which left me in deep shock for about two weeks at the time. The increased number of young children being trafficked and the lack of awareness is not only shocking but also heartbreaking. Since then, I’ve been involved in any way I could, mostly financially, supporting various organizations like Aim, Courage Worldwide, Underground Railroad, and orphanages abroad. The Tim Tebow Foundation and the Better Life

organization by Brandon Turner are my inspiration for how business platforms can be utilized to combat human trafficking on such a massive scale.

What is your favorite part of being a REALTOR®?

I love the freedom to set my own time boundaries and be there for my family whenever I want to. Additionally, I cherish the freedom we have to build our own style of business, brand ourselves, and control the process for our clients to be the best it possibly can. Lastly, I am passionate about the investing factor of our industry and the market knowledge we have to help ourselves and our clients build wealth and legacy. Poverty cannot change the world; change requires wealth, and we have access to it.

In addition to hard work, Nathan’s success is also spurred by in-depth industry knowledge, a strong network and strong partnerships with professionals and by providing exceptional customer service.

“It’s critical for my clients that I keep up with the latest market trends, interest rates, and regulatory changes,” he says. “Having that knowledge allows me to provide them with informed advice and solutions tailored for their specific needs.”

He’s also built a robust network and collaborative partnerships with real estate agents, financial advisors, and other professionals in related fields. That network not only provides Nathan with valuable referrals but allows him to make referrals to his clients as well for a variety of services.

Growing up, Nathan attended Sacramento Waldorf School, California Middle, and C.K. McClatchy High School, where he played football, graduated in three years and was part of the Humanities and International Studies Program.

Starting right out of high school as a part-time computer salesperson at Best Buy, in just two years he

became one of its youngest sales managers in the area. And while he dabbled with college, he says that with a sales career already in high gear, “college was just not my calling.”

Leaving retail for the mortgage industry in 2004, he worked for the biggest names in the industry, including Wells Fargo Home Mortgage, where he worked for almost a decade before joining loanDepot.

“I love the culture of loanDepot and the people I work with,” he says, singling out his assistant Neil Stewart and underwriter Sarah Walker for special praise. “They are my dream team and have been part of my success story for years.”

His family — wife Koy and their two sons, Benjamin (18) and Ari (12) — is also part of his success story.

“Our weekends are busy with band competitions and basketball games and we love it,” he says of his son’s activities and a sometimes hectic family life.

Less hectic and a common love of each family member is travel, the gift of travel one Nathan is glad he can pass on to his children

“I think traveling teaches us so much about the world and respect for cultures and their people,” he says of the family’s trips that have included Japan, Thailand, Laos, Scotland, England, France, and Spain. “It’s been a great lesson for our boys.”

Now, with Benjamin a senior at John F. Kennedy High School waiting to hear back from college admission, he says. “It’s a very exciting time but also one that’s bittersweet.”

Like his Mom did for Nathan, he hopes he’s done for his children in preparing them to head out into the world.

“For me, success is about working hard and doing my job well,” he says. “I want to be recognized as someone who always does his best and tries his hardest to achieve his goals. I’m proud of what I do and who I am as a person. I hope my kids see that.”

You’ve probably heard the adage, “When you love what you do, it isn’t work.” Some of the most successful real estate agents embrace this wholeheartedly. They love problem solving, constant change, achieving goals, and the feeling they get when they’ve made someone smile. What they do becomes less of a job and more of an artistic craft. Such is the case of Stacy Moffat.

Now marking her thirty-first year in real estate, Stacy looks back at over three decades committed to her craft — and she couldn’t be happier.

Feeding Stacy’s deep passion for everything real estate is her enthusiasm for cultivating relationships, helping people, and guiding them through the sometimes-challenging process of Buying or Selling. And that attitude is the key to her success. Family, friends, clients. and colleagues consider Stacy the ultimate people person.

“I love being an advocate and a resource,” she says. “They may never buy or sell but need a good contractor and I’m always there for them.”

When it comes to building relationships, she’s in it for the long haul. She has friends who go as far back as kindergarten! In fact, as she looks back at her childhood, Stacy can point to many connections that have led her to where she is today.

“I grew up in Burlingame CA, a quaint suburb located a few miles south of San Francisco. The town encompasses custom built homes with old world charm, and tons of character,” she recalls. “I was always fascinated by the architecture and loved driving by with shades open, observing the different styles, wood inlays and built-in cabinetry; that piqued my interest in real estate.” M O F F A T

Stacy’s family owns a plumbing and heating business, which was one of Stacy’s first jobs. While she admits it wasn’t glamorous, she loved the customer service aspect and how it was centered around assisting and taking care of people.

While attending the local community college, she included a class on appraisals which transitioned into exploring the possibility of a real estate career.

“I wasn’t sure where to start,” Stacy confesses. “I didn’t even know real estate sales were commission based rather than salaried. I was 21, newly married, and just trying to learn all the different facets of the business.”

As part of the real estate program at the college, Stacy took her first steps into the industry in 1993 — as an intern. “You had to interview for the intern position and if you were accepted, the college placed you with a top-producing agent,” she explains. She was accepted and placed with RE/MAX Mid Peninsula.

After shadowing for about a year-and-a-half, Stacy continued helping agents with whatever they needed as an administrative assistant and ended up becoming a transaction coordinator.

“I was interning at RE/MAX and working at a car dealership, just to make ends meet, and coincidentally the broker of RE/MAX came in to pick up her car one day and saw me at the desk,” recalls Stacy. “She was surprised that I worked there and ended up offering me a job at the brokerage. They didn’t have transaction coordinators back then, so they basically created the position for me.”

Stacy was enthusiastic and a quick study and felt lucky with the opportunities RE/MAX provided to her in those early days. Being mentored by some of the most seasoned agents in the business, and then working as a transaction coordinator, she was well versed in contracts and disclosures and knew them like the back of her hand by the time she obtained her sales license in 1997.

“I have to say I was so lucky how I started; having built relationships with many of the agents, I was often asked to assist them on the side with administrative tasks, host open houses and they were always happy to help me and were so encouraging,” says Stacy.

Sitting down in her cubicle on her first day as a licensed agent, Stacy answered the very first call that came through that morning and successfully secured them as a client. She ended up selling them a condo. While Stacy was well prepared when she started in the business, it

wasn’t easy. She had just had her first daughter, Samantha, and had to balance being a wife, a new mom and starting a career.

“I brought Samantha everywhere with me,” recalls Stacy, laughing. “Samantha was very hands-on. She grew up knowing she never wanted to be a real estate agent — but she did end up in sales.”

In 2000, Stacy and her family made the decision to leave the San Francisco Bay Area and relocated to Rocklin CA, where she joined RE/MAX Gold. She continued to work the bay area market as she built her business locally.

By the time Stacy had her second daughter, Olivia, in 2002, her career had taken off. She was comfortable in her new market and she wasn’t slowing down. Just two days after giving birth to Olivia, she was out on a listing appointment.

While the 2008 crash hurt a lot of agents, it motivated Stacy and boosted her business. She reinvented herself in the short-sale market and helped a lot of her clients out of some difficult situations. By the time the market shifted in their favor, she was ready to help all of them buy again.

Stacy remained with RE/MAX for 17 years and as the market shifted, she was offered a unique opportunity to join a boutique brokerage in the prestigious Fountains shopping center in Roseville, where she remained for a decade, leaving when the company was sold.

In 2021 she joined GUIDE Real Estate, an up-and-coming brokerage with, at the time, only 58 agents. Today, GUIDE Real Estate has grown to 275 of some of the best agents in the greater Sacramento area. Stacy says the enormous growth can be attributed to the Founder, Maureen Barker.

Outside of real estate, Stacy enjoys music, concerts, decorating, entertaining, and spending time with family. She also takes great joy in giving back and helping people in need, whether it’s adopting a family for the holidays or assisting other agents who are having a difficult time. She is always willing to mentor fellow agents and acts as a resource for many people in the industry.

Looking into the future, Stacy plans to slow down a little bit and do more traveling. “My oldest daughter is successful in her career and my youngest will be finishing college soon. I’ve been a workaholic for most of my life, and I’m just now starting to take to the concept of stopping and smelling the roses,” Stacy confesses.

As Stacy looks forward to embracing the beauty of life beyond the hustle, her legacy within the real estate community continues to inspire, reminding us of all that success is not just about achievements, but about the lives we touch and the impact we make.
