Part of the team that researched financial models of housing co-ops across Europe and help set up the first housing cooperative model in SLO. Partaked in every stage of an architectural project, from concept and building permits to construction supervision and review of building codes.

Interior Design Freelance work
Sourced clients, led them through design process. Reviewed and coordinated ideas with craftsmen and electrical engineers. Oversaw the construction process and made sure the project stayed on budget.

avantGARDEN
The city of Ljubljana is a place of very few dwellings for young adults and yet a place of numerous construction pits. AvantGARDEN is situated in the west of the city center between housing blocks. The shape of the pit is irregular and calls for different intervention than the surrounding areas. The circular housing with the big shared garden in the middle is appropriate for the type of co-housing for youth.
The project also differs from surrounding buildings with its height. It only has two stories, which is a lot lower than 5- 7 stories dwellings. Even Jože Plečnik, Slovenia’s greatest architect said that Ljubljana is greatly predisposed for a garden city, a statement that avantGARDEN follows.
The co-housing consists of 6 dwellings and a café // canteen for outside visitors. The café helps generate income capital to reduce housing costs for the dwellers. Parking spaces for the residents are organized south of the houses, which is also closer to the two very busy traffic roads of Ljubljana. At the end of the parking lot big leafy trees are planted to serve as a sound barrier from the traffic, to ensure the tranquility in the heart of the garden.
Apart from the terraces in the heart of the garden, each dwelling has an access to a terrace in the 1st floor. Most of them have terraces by design, others have bridges to other buildings which have terraces. This is another example of how design of the project offers cohabiting.

The floorplan is determined by four circles and the lines coming from the center which separate different homes and also different programs. Length of the houses is determined by the first and last circle. The walls standing on the middle structural circles are bearing and usually separate bathrooms and other spaces.
Programmes of the home follow each other in a logical manner. The programme of the atrium is separated by the same lines as the programmes in the houses.
First floor follows the same logic. Besides mostly sleeping programme, there are a lot of terraces. Some are determined by the circular construction lines and some by dividing lines. Open spaces also let through more sunlight for the houses in the north part of AvantGARDEN. Light is important, that is why there are windows on the inside of the houses and outside.

Constructions consist of concrete foundation layers, which are at least 50 cm in thickness. On foundation lays combination of bearing walls and pillars.
Due to earthquake measures, they are made of steel and concrete. The height of these differs from a house to house. The dimensions of the pillars are 20 cm x 20 cm and the thickness of the bearing walls is also 20 cm. The walls facing outside have a thermal insulation on the interior side. This way the outside gives uniform look of concrete boxes. The layer that bears the first layer is also concrete and is 30 cm thick. These serve as connections between the pillars and the walls and add compactness to the buildings. The houses are covered with straight roofs.

All the 7 houses are of different heights. The grow from shorter on the south to taller in the north. This way son can reach all the windows on the inside of the garden.
The garden inside the co-housing is semi- public. There are several paths leading to it. The all narrow down as a person is walking towards the garden. This way the views from outside are restricted and the garden is to be discovered only by those who are the most curious.
The co-housing consists of 6 dwellings and a café for outside visitors. The café helps generate income capital to reduce housing costs for the dwellers.
The housing is surrounded by greenery from inside and out. Outside greenary is more dense, for privacy reasons and sound insulation. The inside garden consists of trees, single bushes and low grass and is more of a esthetic nature.

Steps of old stairs are too high, especially for older people to climb. Instead of straight stairs, the new ones start on the left and turn, which accomodates for a larger number of steps, making them less steep.
Picture window overlooking the whole garden. Not only it brings a better view of the garden, but also brings a significant amount of light into the living space.
Old insulation at alarming 7 cm thickness proved to be insufficient, so adding it where possible is important for lowering the heating costs.

The trees that previous owner planted and grew are so beautiful, there is no reason to tear them down.

Stepping stones are connecting the 3 terraces, which means keeping more of the greenery in the middle.
