    Happy New Year and welcome to our first edition of 2023. It’s been nice for our busy crew to have some time off with their families albeit the weather hasn’t played ball. Things have started to heat up again as people start to implement their plans and aspirations for 2023. Whether that is selling, buying or both, things are underway. With so much media attention and speculation about what the market is doing, one thing has never been more true, buying and selling in the same market makes no difference and as a car dealer would say “It’s just the cost to change”.
Our goal at BGR is to support our clients with robust information and facts to enable them to make decisions with as little risk as possible. We love looking after our two areas of Newmarket (Central Auckland) and Matakana (Rodney Coast) as so many people are selling to move north or are buying a holiday home up here. It makes things so much easier when your trusted agency is handling both sides of the transaction in a market such as we are in.
 
    We pride ourselves and our team with having significant years of experience in legal, auctions and negotiations. These skills have never been more important in this sort of market. In the more buoyant markets, often it takes very little skill to close a deal. So we encourage anyone selling to interview multiple agents and make sure you choose one that you enjoy working with as chances are your buyers will too and secondly one that has the skill set to transact offering all sorts of options to a buyer to assist them with concluding a transaction. We take the time to get to know the buyer and their circumstances so that an offer can be constructed to suit them and get a result for our owners. Its not how we get there that matters, its that we do get there and get a sold sticker up !!
Of course we are being constantly asked where we see this market going. My go to is the 7 year cycle, a view shared by many of the old property moguls of our time. For example 2000, 2007, 2014 and 2021 saw big market peaks. If we stick with that cycle then we should see recovery by 2028 - I certainly hope we do.
So whatever your situation is, take a lot of advice, think carefully through the plus and minuses of your decision making and as my guru always says, once you make a decision commit 100% and don’t second guess yourself.
