hello.

I’m very much a silver linings kind of gal - always looking for the glass half full scenario in any situation. So with the Harbour Bridge creating commuter chaos this week, and my family having recently moved to the North Shore, my silver lining has been the opportunity to really explore my own neighbourhood.

Whether it be walks along a new part of the sprawling coastline, or discovering cute little coffee caravans along the waterfront, it’s pretty special to get out into your own backyard.

We always hear it from the new buyers of our listings, too it’s not just the house they’re moving into. It’s the community.

And so it’s important to really make the area your home, as well as the property.

Hopefully we’ll be able to offer that advice to some lucky people this week, with numerous auctions across our Black Group offices - including three of my own. I’ve been in this business a while now, but auctions still give me a huge buzz.

It’s incredibly exciting to see the passion the bidders have for a property, and of course it’s so wonderful when we walk away with a win for our clients as well.

Although we’re back to being allowed in-room auctions, we’re still providing people that digital platform to be able to view from home, and I’d encourage you to jump onto one of our virtual auctions to have a look, especially if you’re looking to buy.

A D E S I G N E R R E S U LT. A stylish Auckland home owned by Block NZ presenter Shelley Ferguson sold under the hammer last night for more than $2 million well above its 2017 CV.

The five-bedroom property at 41 Maritime Terrace on Auckland's North Shore, boasts the top of the line fit-out you'd expect from one of New Zealand's best-known designers.

There was strong competition for the Birkenhead Point home, with the auction brought forward from September 23 after a compelling offer.

Ray White chief operating officer Daniel Coulson, who called the auction, said it came down to two bidders in the end, with the winner securing the property for $2.258 million.

"It was a good property so the fact there was strong competition wasn't a surprise."

Ray White agents Heather Walton and Rachael Bridger, who marketed the home, said in their listing ad that living in a interior designer's home "means you get to relax and enjoy someone else's hard work and fabulous style".

Bridger said that the campaign had attracted huge interest, with more than 80 groups inspecting the home.

While some of them were fans of Ferguson's work, Bridger said a large proportion were local buyers or Aucklanders looking to move to the Shore from inner-city suburbs.

"They know they can get a lot of bang for their buck over this side," she said.

It was a good property so the fact there was strong competition wasn’t a surprise.

The new owners were a family from St Heliers. "They wanted the city views. They don't know Birkenhead Point at all, but will love living here."

Walton said Shelley was thrilled to see her home go to another lovely family. "Two couples had a robust battle [for the home]. Auctions are still proving to be the right way to sell a home in this market."

Originally built in 1970s, the house was bought four years ago by Ferguson and her husband Steven, a four-time Olympian.

It has three bedrooms, a playroom and a study room downstairs with another two bedrooms, two bathrooms and large living space upstairs.

The kitchen has a scullery, a quartz benchtop and top views of Auckland city and the harbour.

On her Instagram page, Ferguson said listing the property was a "tough call" but her family wanted more financial flexibility.

"We’re thinking a smaller mortgage, a couple of little ‘fun funds’ for local travel, more weekends away, experiences with our boys and besties. It was a great exercise for us to think about our little ‘pie’ over the last few months and different ways we can cut it up to suit our priorities."

She told Stuff.co.nz that she and her husband had bought another house, which she plans to renovate.

Ferguson's most recent renovation project - a bungalow at 11 Walmsley Road in St Heliers - sold under the hammer last month for $1.85 million by Heather Walton and Ryan Teece. The house, which she did up with friend Nicky Richardson, was bought in November 2019 for $1.27 million. n

first impression

First impressions count. When Laura Heynike of Pocketspace Interiors has been asked to advise a homeowner on their interior design, the first thing she studies isn’t the inside of the house, but the outside. The journey from front gate to the front door is crucial. It is the first - and last - thing a visitor or potential buyer sees, and is a crucial glimpse of what lies beyond.

So how do you create an entrance that makes a difference?

Here are the five areas you need to cover:

1.

D O O R

Your front door is the frames to your home and either sings to the world or silently exists.

There is no right or wrong way to go with door selection, but it is an easy to personalise home improvement that can welcome visitors with an enthusiastic smile. Kiwis are spoilt for choice when it comes to exterior doors, from aluminium profiles that can be powder coated to bespoke wooden villa doors with commissioned glass inserts. I once specified a bright yellow door because it was my client’s favourite colour. The bright yellow drew out the darker aluminium joinery and rich tones in the landscaping and worked a treat.

Having the confidence to specify something with a bit of personality was justified by improving and enhancing its immediate surroundings.

2.

L I G H T I N G

Lighting your front entrance both inside and out is a really important step that is often left to the bare minimum. When guests arrive for dinner, you want to create an ambient experience. Try lighting the pathway with some trustworthy solar lights, or recessing step lights on the deck risers for a polished welcoming feel. An ambient experience can also be achieved by lighting specific plants with up lighting - this will make your landscaping impressive too. The interior lights at your entrance are an opportunity that cannot be missed; it will get the “aha” moment from your guest. When hanging a pendant light, make sure it is hung at the right height. This will set the style tone for the rest of the home and architecture to achieve maximum style consistency.

P E R S O N A L I T Y

It is odd to think that a front entrance can have a personality, but if you look at it as an opportunity to make a mark, then you might get quite excited by the possibilities.

If you have a rustic villa, think about how you can stylise plants. Instead of the token two symmetrical pot layout, perhaps curate a collection of planted baskets paired with a weathered copper watering can. Flooring is also an opportunity to bring to life an architectural motif, or it could simply be a pattern that you enjoy. Instantly you have styled a front entrance with a clear understanding of your taste.

4.

M A I N T E N A N C E

Looking after the outside of your entrance before the inside brings maintenance into high priority. Install fresh seals around the windows, give the door and frames a decent lick of paint, clear out the cobwebs and declutter - you don’t want your entrance becoming a shoe graveyard. If you prefer a low-key look with your entrance, making sure these things are well accommodated for, paired with decent landscaping, will help towards the overall look and feel of a home, as well as help with resell value.

F U R N I T U R E

The furniture selection for your main entrance has a significant impact. Think about your lifestyle and the key pieces that you need to reflect and organise. For those with children, a bench for shoes is a great hack, as are a few lower placed hooks for schoolbags and coats.

To make a small entrance a bit larger, try a slim console table with a round mirror to reflect the light - this will make traditionally narrow entrance feel grander.

To create an opposite effect, use artwork with dynamic lines or wallpaper. The mirror will pick this up and distribute colour or pattern throughout the space, creating an entrance that is thoughtfully designed and impressive. n

A mix of Japanese and Korean food, the new incarnation packs a real punch. Some of the old favourites are still on the menu, like their infamous Cheeseburger Bao Bun. But you’ll also enjoy new mouthwatering options like their Toasted Rock Lobster and Prawn Roll. Plus, head along between 11am-3pm on the weekend to enjoy their incredibly social, slightly boozy Yum Cha option.

A beloved restaurant of the New York City foodie scene, we can now experience a taste of the Big Apple right here in Auckland. The Poni Room is the new offering within the brand new Commercial Bay precinct, and will fast become a firm favourite of yours. The atmosphere is funky, with views of the harbour, some of the city’s best DJs on rotation, and phenomenally delicious menu items. Try their Szechuan Lamb Shoulder, or Steamed Duck Buns.

Plus there’s an emphasis on fresh seafood, so you’ll find items like Grilled Octopus and Kingfish Crudo. If you can’t go to NYC, bring NYC to you.

It’s been eight years since this apartment on Stable Lane was up for sale. Which is perhaps why there’s such huge buzz around this New York style loft - opportunities like this just don’t come around very often.

The open home hasn’t even started yet, and there’s already a line forming in the quiet Stable Lane.

“Yeah, this has been really popular,” says agent Ryan Teece.

It might seem overwhelming, but the successful real estate agent was expecting it.

“It’s not completely uncommon to find a property like this,” he tells us.

“But they don’t come up very often, which is what makes this so exciting.”

“Absolutely! If someone wanted to go in and change the space around and really make it their own, there’s definitely the scope to be able to do that.”

The building was originally constructed in the early 1900s. The original rendered brick facade gives it this incredible modern, yet industrial feel.

“It’s extremely different, and you certainly don’t see a lot of them in New Zealand like this,” marvels Ryan Teece, who’s listed the property along-side his colleague Heather Walton through Ray White Epsom.

“It’s like a little slice of New York in central Auckland.”

Then, you simply open the door and climb the stairs to your own nirvana.

“The apartment is situated across two levels plus the mezzanine,” Ryan explains to The Black Book while walking us through.

“The first level you’ll find all your living. So you’ve got a huge dining space, two lounge areas, and an open plan kitchen.”

This place is heaven for any entertainer.

“I can imagine an artist or a musician - someone in that creative field - having really cool parties up here, and making it a really different space.”

It’s got a real industrial feel to it, too.

So while the space itself is impressive, it’s probably more what the person would make the space into that is exciting.

“The heaters on the walls, for example, are gas heaters that you’d find in a bar or a cafe. It’s things like that that make it really funky.”

This particular floor has end-to-end, east and west facing, beautiful high windows. Add to that the impressive stud height inside, and you have something pretty special.

“Because of all that, it feels even bigger than it is, and it is already quite a big open plan space,” says Ryan.

“It’s almost like a gallery, in some ways, because you have these massive expansive flat white walls to do whatever you want with. So while the space itself is impressive, it’s probably more what the person would make the space into that is exciting.”

On this level you’ll also find a powder room and laundry.

“Then you go upstairs to the mezzanine level, which offers two bedrooms, a bathroom, and an amazing west-facing balcony, which just has awesome city scape views,” Ryan explains.

He’s not kidding - what a way to spend your evenings!

“It would be the perfect place to have a drink after a long work week on a Friday night, while enjoying the sunset.”

The beauty, too, with something like this is the opportunity to stamp your mark on it.

“Certainly, people have talked about turning it into a three bedroom apartment, or making the second lounge a movie room or a den space,” Ryan tells us.

“You have options, which is fantastic. You can do whatever you want!”

“Currently it’s tenanted by a pawn brokerage, who’ve been there for many, many years, and who’d love to stay on,” Ryan tells us.

You can see why it’s become incredibly popular.

“There’s investors, there’s first home buyers, there’s people who want to come in and do a major conversion - it’s attracting a whole range of people,” Ryan tells us.

“A person that works just across the road has seen and admired the property for a long time, and so was really excited to come through and have a look.”
